I just had a seller take all the drawer knobs and faceplates.   Buyer was back looking at the house and called thier agent.  I called the seller, asked if they knew where they went or if I need to check with previous agents. 
Today the package arrived via Priority Mail - yep you guessed it  --- full of knobs, faceplates and the screws that attach them.  At least the seller cooperated once they knew what the contract said.
My fault for not being clear prior to them moving out.  Mistake learned.

Today as I was waiting to hear from the title company that one of my short sale listings was on RECORD -- yes that means that title has transferred-- I get the call......
My listing in Mountain House NOW has an approval.  The approval letter does say "Please close this by Septemeber 10."

I recently had a short sale approved -- actually 2.  One in Manteca and one in Mountain House, CA
Personally I have questioned hardships and been certain others were not a hardship.  My opinion and the banks appear to be very different.  What am I missing?

Are you wondering what to do in Tracy this weekend.  Saturday, July 24th come on out and celebrate teh 100'th birthday of the City of Tracy.
You can read about all the activities here along with video clips depicting the City of Tracy through the years.
There will be everything from the dedication of the  Tracy Transit Station (Multi-Modal Station) Corner of Central and 5th to tours of town being provided by the Tracy Historical Society.  Only 40 people per bus so sign up early.

YES!  Yippee!  Win Some - lose some -- a successful short sale story.
We did it!  Anothershort sale approved in Manteca CA.
Bank of America - Equator - first approval came 3 weeks ago.
Buyer walked, despite having money in escrow - so officially opened, and with the intent to only purchase one House.  I could have reported the agent to DRE.
However, we got another buyer within a week, cash offer, no closing, net to the bank was higher!  Whoop whoop, the approval letter came through today.

I had my first in 6 years and I hope ONLY experience with a Mortgage Insurance Company, Chase Bank and a Short Sale Seller in Tracy CA.
Tracy CA, Short Sale, we got a GOOD offer with in the first 2 weeks.  The Seller accepted the offer on the short sale and the buyer was committed to waiting.
The entire file was sent to Chase.  We were told on day 10 that Chase has instituted a new Short Sale policy, all homes must be on the market 90 days prior to any decision by Chase Bank.  Ouch - pain 1

1st Ever Video - Short Sale for Sale in Tracy CA - 07/08/10 01:57 AM
This is it my first ever video for a new Short Sale listing I have in for sale in Tracy CA. 
I realize that I need to SLOW DOWN, when filming, I'm not a professional. I used my 3 year old FLIP camera, that I ran out and bought after my first REBarCamp 3 years ago.  It does take forever to upload the flip video but the results are pretty cool.  
I uploaded the video to YouTube yesterday and have 14 views in one day.  I think that is pretty good.
