Baseball is BACK! - 03/29/11 01:54 AM
The joy, the elation, the lack of boredom... in my house it is signaled by BASEBALL dominating the air waves. It really doesn't matter who's playing as long as there is a bat, ball, mits, bases, etc. However, when the San Francisco Giants are on tv, the world in my home STOPS. Tonight is the Battle of the Bay, The Oakland A's play the San Francisco Giants. It's the bragging rights series, because no matter where you go in Northern CA you will find A's fans and Giant's Fans. Sometimes this battle is in the same house. In case you were

GET OUT! Tenants in a Short Sale Listing. - 03/25/11 05:24 PM
GET OUT! Tenants in a Short Sale Listing! At what point do you tell a tenant to GET OUT of a Short Sale Listing? I've been on the buyer side and the listing side of short sales in Tracy and in Mountain House. What I'm finding is that there is no impetus, no sense of urgency for the tenant to remove themselves and their possessions from the short sale they are occupying. The seller also has no degree of urgency as they are DONE and just want the property out of their hands. Yes, the new owner could evict them,

Honey Do List - Week 11 - 03/25/11 01:46 AM
Honey Do List - Week 11 So if you are wondering what to do this weekend to keep your Tracy house in tip top shape. I know it's been raining like crazy in Northern CA, if the sun comes out, get out there and clean those outside windows. Take the screens off, give them a good scrub, while they are drying wash those outside windows. When the sun comes out you'll be glad you did. It's also easier to be "streak free" if the sun is not beating down on the window while it's drying. Your outside assignment is to

My Son on the ROCKY STEPS in Philadelphia Tyler the night he left for Iraq Many of you read about Tyler Leaving for Iraq, and how as a Mom how hard it's been. Here's two of my favorite photos from our time together. He really wanted to climb the ROCKY STEPS at the Museum of Modern Art in Philadelphia. The second is moments before I dropped him off at the airport to fly to Germany, then Kuwait, then Baghdad.

200,000 points! Success in the Rain! It's not the points that make me successful! - 03/19/11 02:25 AM
I hit 200,000 points tonight. I know it's not the points that matter, right? Of course they do. It one of the ways that Active Rain keeps us addicted to blogging. However, the real bonus of 200,000 points is that means I've worked hard on my Active Rain Blog. I closed 83% of all my transactions last year directly related to my Active Rain Blog. I set out to be the AGENT in Tracy and Mountain House, and frequently are organically on page 1 due to Active Rain. People FIND ME! While 200,000 points is a wonderful milestone,

Just Who Do They Think They ARE? - 03/19/11 02:10 AM
Our family went out for dinner to celebrate my 23 year old's birthday. We went to Frankie, Johnie and Luigi's in Dublin, yes we drove 30 miles to get pizza! That is still the 23 year olds favorite food. I digress, as we were sitting having a great dinner, with no TV's visible from where we were sitting. We were talking about my trip to the East Coast. My 23 year old says, "Mom, when are you going to start working again?" (Little does he know how much work I CAN do with my computer while I'm on the road.

My Day in Court! Susan Goulding, Tracy, CA - 03/11/11 01:38 PM
It was my turn, I had to meet the attorney at the court house at 8:15, of course he didn't show up until 8:30..... I had the most amazing morning sitting in that court room. I may go back on a regular basis just to listen and learn. We were there because my upcoming REO (Real Estate Owned - by the bank) property is still occupied. Yes, a mere 5 months later, a significant cash for keys offer and the "tenant" won't move out. When I was first assigned the property, I went to the house, it was defintately occupied however

9 days without Active Rain, not a single log in. If you were thinking I fell in a hole I haven't. I haven't even had a computer crash. Have you missed me? I've missed you! I've been overwhelmed with the outpouring of support from the Active Rain Community after I posted. It's my turn to cry, my personal message and a glimpse into my world 81 comments of thank you, hang in there, and places to go for support. I can't even begin to express my gratitude. As a quick update. Tyler finished CAST (Combat and Survival Training) today,

Why do people buy a home? It's not what you think. - 03/02/11 06:10 PM
Why do people buy a home? It's not what you think. As I was helping an older couple move into a rental for the first time in 50 years and I was heart broken. I realized later when I was speaking to the landlord, WHY people Buyer a home. People do not buy the home for an investment. People do not buy a home for the tax benefits. People do not buy a home because it's expected. People do not buy a home just to raise a family. People don't buy a home to be a part of the American Dream, although this is

Wordless Wednesday - Funniest Text I've Gotten Recently! - 03/02/11 01:45 AM
Wordless Wednesday - Funniest Text I've Gotten Recently! I know it's wordless, some things just need a tiny bit of explanation. I received this text yesterday. My girlfriend who works in a VERY CORPORATE OFFICE sent me the following text: "These are the shoes I was wearing when I got to the office today! " (The picture speaks for itself?) I needed this little bit of levity in my life today. I hope it brings a smile to your face!

Bank of America Short Sale - Manteca, CA - Approved and SOLD SUCCESSFULLY 12 months, 4 buyers and countless hours Susan Goulding & Associates has successfully closed another Bank of America Short Sale. The seller did not qualify for HAFA, although that cost us a 6 week delay, while HAFA was processed, only to be declined. 3 buyers wanted the house, waited for approval, and when it came in, they changed their minds. 4th buyer, wanted the house, waited for the new approval, then the appraisal came in $500 LESS than the offer. It's my turn to cry...... Personal Message ..... A Glimpse Into My World.... - 03/01/11 05:06 PM
Yesterday, my son officially left on his journey as an officer in the Air Force to take his "tour of duty" in Iraq and I'm a mess. Tears come unexpectedly, I'm the calm one, the one who is 'tough', the one who doesn't wear her emotions on her sleeve...... I don't cry, rarely do. Tyler choose to attend the United State Air Force Academy instead of the UC Davis, UC Berkeley, San Diego State, etc, and by doing so he had a fabulous education. Yet, this was no ordinary college that he left for. He'd worked hard and was accepted at
