Do you know that when you purchase a property in Tracy, CA using the listing agent you may be leaving yourself exposed to NO representation? 
That's right, every BANK, REO contract that I've seen clearly state, that is the listing agent represents both buyer and seller, the lising agent is ONLY representing the seller and the seller's best interests.

The City of Tracy is boung and determined to create a downtown to create a "Heart of Tracy" where people will congregate, meander and spend money.
It's been weeks and the construction is just getting started.  What you see used to be a parking lot for 2 restaraunts, 2 small boutiques, 1 county mental health facility, a hair salon, some offices and  some apartments.

Kellie Picker Came, Kellie Pickler Went and Kellie Pickler Rocked the House in Tracy, CA at the Grand Theater. 
The Opening Band is  a new band out of Sacramento called Attwater.  They were fabulous.  A duo, Erika and Jonathan are amazing together.  Erika has great vocals and Jonathan plays the guitar like a dream.  Personally, Jonathan should sing more, he's got an amazing voice. Who has Come to Tracy, CA?  Tracy is a "little town" by California standards, with only 80,000 people.  We are isolated commutiy surrounded by freeways and farms.  So our "little town" does not run into other towns thus enhancing the small town feel.A few years ago Kathy Griffin came to Tracy and the Grand Theater, because her assistant graduated from Tracy High.Tonight, Kellie Pickler of American Idol fame is performing at the Grand Theater to kick off this season.I was driving downtown and drove past her buses.  What a life, town to town, living on a bus.  I'm guessing she sleeps … (2 comments)

My FIRST Time - ACE TRain - Tracy to San Jose - 09/21/11 11:55 PM
Today was the first time I've ever taken the ACE train.   ACE means Altamont Commuter Express and the train takes communters from Stockton to San Jose.
I had to meet the train at 5:50 a.m in Tracy, CA.  First let me assure it is DARK outside at that time of the day.  I didn't even realize that 5:50 a.m. comes twice a day, but I learned today that it DOES.
Once I boarded the train at the Tracy ACE Station, I was pleasantly surprised to find 2.5 floors, wifi, plugs for computers, some seats had tables between 4 seats, and plenty … (4 comments)

 This house was purchased on the court house steps San Joaquin county.
Here's the good, bad and ugly part.

Monday, September 19th at the San Jose Convention Center
Tuesday is PRE- used to be called Tech Tuesday by CAR.
Wednesday and Thursday is the California Real Esate Convention in San Jose.
I'm lucky enough to only be 60 miles from teh convention center, granted with traffic it'll take me 90 minutes each way, but it's worth it.
I considered staying in a hotel near by.  Everyone knows the BEST meetings are the hallway conferences.
So, are you going?

Today I got to spend the day at AT&T, the San Francisco Giants won which made the day fabulous.
I've been to numerous ball parks, and At&T park is by far the most gorgeous of them all.
The field is situated that it looks out over San Francisco Bay.
If a player gets really LUCKY and hits the ball really far to Right field, he might be able to get a SPLASH hit, which is a Home Run that ends up in San Francisco Bay.

There's a New Starbucks in Tracy, CA!  It opened 2 weeks ago and in the mornings has a line out the door. Unfortunately there is no drive through at this location.
 
Down here on the south side of Tracy, CA there has been nothing for years. 
 
Last year Red Maple Village opened with Raley's as it's anchor store.
 
There is a Chase, Wells Fargo, Chillaberres, Subway, Taqueria, Queen Bee Nail Salon, Medifast, Great Clips, a dentist and NOW finally a STARBUCKS.

Chevy's Restaraunt has a happy hour that has been expanded.    Happy Hour is not 7 days a week, from 4 - 8 in the Cantina only.
They serve $3.00 Margaritas, half price appetisers and on Tuesday and Wednesday there are $1.00 tacos.  It's a cheap meal for 2 adults if you eat in the bar/cantina area, and have appetisers.  Frequently my bill has been less than 20, and that included 2 margaritas.

This is the first year that John Kimball High School will play with Seniors.  John Kimball High School Jaguars played Merrill West High School Wolfpack for the first of the year cross town rival.

He's Home - MY Soldier Returns from Iraq! - 09/09/11 08:11 PM
It's been a long 6 months, many of those months and the waiting were chronicaled on Active Rain. 
 
It's been awesome to have so much support of the Active Rain family while my oldest son was in Iraq.
 
Now it's time to share the JOY.
 
He's officially back at his home base in Los Angeles. His plane landed at 1:40 today, 40 minutes early and I was able to be AT THE GATE TO GREET HIM!

What does active short sale contingent mean?
Metrolist is the predominat MLS service in the Central Valley which includes Tracy and Mountain House.
Metrolist several years ago decided to put a "active short sale contingent" as a status option in the Multiple Listing Service.
Unfortunately this brings with it a lot more questions than problems it solved.
Definition: Active Short Sale Contingent, is a short sale property that has an accepted offer by the seller.  However, because it is a short sale, the sale is contingent on the bank approving the short sale.

Interrupting the trends of the Tracy Housing Market.
1) Inventory is down from  421 homes for sale in December, 2010 to 304 homes for sale currently
    * of these 304 homes showing active for sale 196 of them are short sale contingent.
2) There are almost twice as many pendings as sold.    There was a 35% increase in pending sales.  This means buyers are buying houses.
3) We have about a 1.6 month supply of ACTIVE home available for buyers.

To me it says,

My husband and boys went camping at Lake Tioga, just outside the gates of Yosemite on the Eastern Side when they snapped this photo, weeks before Riley, (in the photo) left for Texas for college.
Yosemite is just a 3 hour drive from Tracy, CA. Hwy 120 takes you straight to Yosemite via Escalon, Oakdale, Sonora, Pine Crest, etc.

Feathers in your hair? 
I'm  not sure if it's because of Steven Tyler or not, but wearing feather extensions in your hair is all the rage.
These are special feathers, from a rooster, because they can be washed, dryed, dyed, curled, blow dried, you name it, so once installed in your hair they can stay for weeks.

I found a Secret "Oasis" in Tracy, CA Saturday as I was walking from the Crown Key Realty office at 1126 el Portal to the Tracy Farmer's Market on Central and 10th Street. 
The walk is 2 blocks and one of the buildings that I had to walk by was the Tracy Inn. 
I've driven by this Inn for years.                            I was surprised when I saw this gate....

My soldier is on his way home from Iraq.  6 months is a long time when your loved one is in harms way.
Many of you read and commented on my post last March "It's my turn to cry, a personal message and glimpse into my world"     The day was March 1 and I had just left my son at an airport in Baltimore as he boarded a plane for Iraq to serve his country for the next 6 months.

If you talk to different people who live here you will get different answers.
 
Geographically speaking it is located in San Joaquin county, it is 48 feet above sea level and has a population of 80,000.
 
Tracy, CA began as a farming and train community.  In the last 20 years, Tracy fas became a bedroom community for families that wanted a larger house, more dollars per square foot and didn't mind the commute to San Francisco, Silicoln Valley and most of the Bay Area.
