I get this report weekly, this is just part of the report.
Of the the things to note is the 91 days on market in Tracy, CA. It's very important to note that this 91 days include short sales. Tracy Short Sale homes are on the market longer than the most while waiting for the bank to approve the short sale. This date does not reflect days until accepted offer.
Also note supply and demand. Tracy Home sales are exceeding new inventory. What that means, more homes are selling than are coming on the market.

There are so many factors that contribute to the appropriate answer for YOU and your short sale situation.
I know that most home owners in Tracy and Mountain House, CA who purchased their homes prior to 2005 are upside down. Making the decision to stay or go is not easy.

These crazy birds appear to be afraid of nothing.
Have you ever been on a Fisherman’s Wharf anywhere in the world? If yes, you will notice that sea gulls are everywhere.
This guy was spotted in Monterey's Fisherman's Wharf perched on a post daring people to get close.
He didn’t even flinch as I got close to take a photo. However, he kept an eye on me to be sure I didn't get close enough to catch him.
Perhaps the only thing he’s afraid of is “getting caught” by a human.

Yet year after year these little potential beauties pop thier heads up through the dirt.

Yesterday, I found them.
Another First. I've always wanted to see them first hand. Having lived in the San Francisco Bay Area for all of my adult life, it's one of the things I've never done.

I moved to California 33 years ago.
This is the first time I've ever experinced it.
First I was too young.
Then it was too dangerous.
Then I had children who wouldn't be patient
Yet finally yesterday, on a fluke it happened.
As I sat in the Apple Store in Downtown San Francisco watching an Etsy presentation. The lady who sat next to me said, "WOW it's getting CRAZY out there. Everyone is here for the parade."
"Parade, what parade?"
"The Chinese New Year Parade!"
What that is today? Yep 5:30 on Geary in front of Macy's.

I'm lucky, I live in Tracy, CA
San Francisco is only an hour away from Tracy, CA
When our first child was born I lived in San Mateo, I was 30 minutes from San Francisco.
There were many nights when my husband would say, "should we, it's 10:30 p.m."
My response, "Yeah, Why not" So we'd scoop up our 10 week old baby and head for San Francisco.

Although I have my RINGTONE my phone is so often on SILENT that no one ever hears it.
I made my own ringtone, it was meant to be a "dream board", "set my goals", "my motivation", and a tad tongue in cheek....
When my phone is NOT on SILENT you will hear a portion of this song when my phone rings....

West Valley Mall in Tracy opened years ago.
I was one of the silly people waiting outside with child in stroller to be the first in the door to see how the City of Tracy was expanding our shopping experience.
The anchor stores when the mall opened were Target, JC Penny's, Sears and Gottschaulks.
The real attraction for THIS Mother of 5 at the time was the Merry Go Round in the middle of the food court, the FUN Factory and the Children's inside play area.

Numerous people watch the SuperBowl ONLY for the commercials.
Sometimes the classic commercials are just that CLASSICS.
Advertisers do the same commercial year after year with a slight twist, why because it's expected, it's a CLASSIC.
My FAVORITE CLASSIC Commericals is always AFTER the Super Bowl.
I did a little research. The first time this commercial aired was in 1987.

Patterson, CA Patterson is ony 20 miles south of Tracy. Patterson was a 'very far' bedroom community for the San Francisco Bay Aea, until the bubble burst. Now familes don't want to pay the gas prices to commute to a home that is 50 -70% underwater. There is little employment IN PATTERSON, however, it appears that is all changing. The City Council of Pattersons is CLOSE to making a deal. PROJECT X is what the Deal is called at this time. Word is IF the "deal" gets out, it could derail. FHA COMPLIANCE - Who's in Trouble HERE? - 02/07/12 09:09 PM
An FHA First Time Home Buyer Loan has a condition that states.... the home must be occupied by the purchaser.
Last week we closed on a property in Lathrop CA. The buyer was an FHA Buyer, who also requested 3% in closing costs. The buyer also requested the washer, dryer, refridgerator, some of the furniture.
Amazingly enough my seller was willing to help this first time buyer out by including all these items in the sale.
Today, I went to the house to drop off the extra keys, garage door opener for the new buyer. (Seller inadvertently moved them.)

I was visiting a friend in San Diego this weekend.
We were both snapping away as the sun was setting.
We both mentioned how many sunset photos we have and asked ourselves,
Can we really tell the difference?
Is there such thing as a BAD ONE?
Best part of San Diego is it's only a 75 minute plane ride from Oakland
Oakland is only a 45 minute drive from Tracy.
