I wish I was a first time home buyer right now.  The ability to get CALFHA loans, 30 year fixed, less than 6%; 103% is amazing.  Of course, there are caps on the purchase price, but right now in Tracy, CA there are homes that fit this criteria.

Here is a QUICK update on the Market in Tracy.
As of a week ago - March 12
There were a total of 709 homes on the market
104 homes were in Escrow
21% of the homes on the market were between $620,000 and $635,000.
