Wal-Marts at varying stages, an article from The Coloradoan, reports that the proposed Wal-Mart Supercenters in Timnath and Windsor are in varying stages of development.  Wal-Mart spokesman Joshua Phair said the Supercenter planned for Interstate 25 near the Harmony Road exit is waiting on its building permit from Timnath and the company hopes to break ground by midyear.  That would put the store opening on track for spring 2009.  As far as the Windsor store is concerned, Wal-Mart owns the land but no real construction timeline has been scheduled.  Phair said, "Both are a go, it's just a question of what … (0 comments)

With news today of Countrywide being bought by Bank of America the natural question is what does all this mean?  We had American Home Mortgage fall last year as well as many others.  With the Credit Card companies doing a turn around on projected returns the banking industry as a whole seems to be in the crapper.  So what is the forecast going forward?  I am not expert but i do like to speculate from time to time.  I was watching the debates last night and although i think John McCain is a great american his statement about there not being … (3 comments)

Kerri Panchuk | 01.03.08Colorado homeowners now have more time to prevent the sale of distressed properties, according to a Colorado House Bill that officially took effect this week.House Bill 1387 expands the traditional loan recovery period of 45 to 60 days to a full 75 days for distressed homeowners, according to Ryan McMaken, a spokesperson for the Colorado Division of Housing. We all look forward to putting in our 4 hours of new contract knowledge.  Of course this years contract is not without the fun "what are they thinking" verbiage! 
For me the best of this years is in the buyer sell contract where a buyer applying for a VA loan where the Lender after inspection requires some repairs to be done can waive the repairs.  (i am sure the lender will like that and will fund the loan fully)  =)

Bush mortgage plan will help in Weld, lenders say, an article from The Greeley Tribune, reports that Steve LaForest, owner of Mortgage Services, LLC, said the Bush plan to freeze rates on certain subprime mortgages for five years will help quell future foreclosures in Weld and give the housing market time to fix itself.  He said, "It will definitely help a lot of people out.  If they can continue their payments as they are now, it will keep them in their homes."  In 2007, Weld County is on track to have about a 35% increase in foreclosures from 2006.  The Weld … (0 comments)

Milliken board approves 'agriburbia' plan, an article from The Greeley Tribune, reports that developers hope a proposed 618-acre slab of agriburbia will house a vineyard and possibly a winery.  This is only one of the ideas being considered by the Milliken Town Board when they unanimously approved a preliminary plan for Platte River Village.  The development would use nearly half of the acreage for agricultural and open space and could bring nearly 1,000 new units, including single-family homes and duplexes or townhomes.  The property is located at the southeast corner of Weld County Roads 19 and 42.  Some concerns include whether … (1 comments)

Sales of Centerra office condos prompt new building construction, an article from The Colorado Real Estate Journal, reports that the construction of a new building was prompted by the success of the first office condos to be offered at Centerra in Loveland.
