One great way to compare where we are and where we might be headed is to look at the trends shown is sales over the last few years and compare that to the sales we are having so far this year. I hope this is helpful to any currently trying to understand our market. We are pretty lucky to be in Fort Collins where we have a very stable Real Estate Market with lots of demand for homes.

To Really use these stats we have to get into each price range and look the the monthly numbers are well but you can see in this chart we are selling less inventory in 2009 then we did in the past 2 years. As far as the monthly stats in our area lets look at those below .

The bulk of our current market is in the $180,000.00 to $240,000.00 price range. The median home price being about $230,000.00 in our market. I have added the Statistics for those price ranges in the last few months below. In this price ranges you can see the average home is taking only 3 months to go under contract. I have seen a few of my listings have multiple offers when priced right for the market. Fort Collins is just entering the Hot Season for selling and these Statistics make me believe it will be a great summer. If you have any Questions i love to talk Shop! Call me anytime.

Part of the Job is to look at these types of Sale Stats and Help your buyer with the process of figuring out what my home is worth and how does market play into the picture. As a number geek i love to be the guy who brings into the picture the investor mindset. I think when you are selling it is important to know what your days on Market might be so you can plan on how long this ride might take. Each Neighborhood would need to be looked at in actually listing a home but looking at the health of the overall market is also very helpful. As you can see we currently in Fort Collins are sitting on about 6.2 month of inventory. What this means is that we are a very stable market. In most Real Estate cirlce 6 month is considered the equalibrium of the market. (under 6 months of inventory favors a seller, over 6 months of inventory would mean a buyer would have more to choose from and seller would be more likely to sell cheaper to compete) If you have any questions about any of the local real estate statistics please contact me.

I was recently shocked when i heard that my Home Town of Fort Collins Colorado did not win as the Number 1 place to live in the country. Even more shocking was we had been beat by Plymouth MN. Having spent a summer in MN i was pretty shocked to think a place where mosquito's are the size of bird and the Humidity is 120% (not to even bring into the equation where the heck are the MN mountains?)

Fort Collins Colorado is the Number 1 place to live in the country. Lets just look at a few stats to support my Re-count demand.

"Of course, this being Minnesota, winter can be brutal: January's average low temperature is about 13°F. But when the mercury plummets, the locals get busy. In February the city hosts a Fire & Ice Festival that includes mini-golf, bowling and basketball - all right on the ice."

Does this sounds like the #1 place to live in the country? I also did notice that in Plymouth you might make more money (the average Joe does) But really is 30k worth having to sweat all summer while you fight blood sucking mosquitoes the size of Baseballs and then Winters so cold that the best things to do are all ice related.

According to monstermoving.com where you can compare two cities i think the results are obvious. i was only going to use the stats that support my arguement but then i thought how much cooler it would be to be totally fair.

First Time Home Buyers Tax Credit.

How the New First-Time Buyer Tax Credit Works, an article from Realtor Magazine Online, reports that under the new housing bill, home buyers who have not owned a home in the last three years will be eligible for a tax credit equal to 10% of the property up to a maximum of $7,500. The program is a loan, which home buyers must repay over 15 years at 0% interest beginning in the second year after they purchase the home. For example, a home buyer who qualified for the whole credit would pay $500 for 15 years or about $41.67 per month. The credit applies only to homes purchased on or after April 9, 2008, and before July 1, 2009.

Interesting Times in Real Estate. While we sit on the bring of some really great rates and programs it sure is sad that noone needing those programs can qualify for them! What sweet irony. I personally am working a deal right now with a great buyer. He is seeking FHA lending and because of the guidelines they have his condo will not qualify for the program. (the condo needs to be larger then 700 sq feet to meet the guidelines, it is 694.15 sq feet)

While one would normally be feeling great with rates this low. it is hard to get excited for me as an investor and broker. As an investor i have tried to take advantage of these great new programs only to be turned down as they no longer will look at stated income loans. Although i have paid on time for the last 4 years i guess that is not good enough to earn an exception. While i have been able to weather this storm I don't think all are so lucky. The cause of many of these foreclosures according to the powers that be are the exploding adjustable arm loans. However by tighting the guidelines for loans so much are we not about to see more foreclosures come from those who can not refinance?

I am sure there are many schools of thought on this one. I am lucky to be in a semi-stable market. I can't imagine how this must be in a market that is going backwards like AZ.

Big potential for ConocoPhillips site, an article from The Rocky Mountain News, reports that on Thursday, several experts said the 432-campus in Louisville purchased by ConocoPhillips could be rezoned to easily handle 10,000 or more people. Tom Clark, executive vice president of the Metro Denver Economic Development Corp., said if you do the math the land easily supports well in excess of 10,000 on the site. Clark said, "This would dwarf any economic development deal in the history of the state." Paul Wood, planning director for Louisville, said ConocoPhillips could easily rezone the property from industrial, allowing 5 million to 5.5 million square feet of a wide range of buildings, from offices to industrial to research and development facilities, and even retail and hotels. Bill Tanner, a ConocoPhillips spokesman, said it would be "speculative and premature" to comment on the number of people who ultimately will work on the campus. He said, "We'll be putting teams together to work out long-range plans."

Foreclosure prevention plan under attack, an article from CNNMoney.com, reports there are two bills before Congress that would give bankruptcy court judges the authority to reduce mortgage debt, which could save thousands of borrowers from foreclosure. The prospect of having judges seize control of their mortgage portfolios has lenders angry and consumer advocates argue that such a move makes sense given the current mortgage crisis. Both the Emergency Home Ownership and Mortgage Equity Protection Act of 2007 and the Foreclosure Prevention Act of 2008 aim to provide relief for some home owners in bankruptcy. Only borrowers who live in their homes and hold subprime or non-traditional mortgages, like interest-only loans, would be eligible. Ellen Hornick, an attorney for the Center for Responsible Lending said, "This will help 600,000 households avoid foreclosure this year and next." Steve O'Connor, the senior vice president for government affairs at the Mortgage Bankers Association (MBA), claims this could add upwards of one-and-a-half percentage points to everyone's interest rates. A vote on the Senate bill could come as early as next week.

Last Months INFO.

Yesterday was a long day. We got home at 9:30pm. It certainly gave me a great amount of appreciation for the jobs that our Elected Officials have in front of them. HB1161 had it's public hearing in front of the Agriculture, Livestock & Natural Resources Committee. The bill was introduced by Randy Fischer and John Kefalas and lists these sponsors:

Kefalas and Fischer, Butcher, Carroll M., Frangas, Gagliardi, Green, Levy, McFadyen, McKinley, Primavera, Riesberg, Solano, Soper, and Weissmann

The committee heard almost 30 testimonies. Most of them against the bill by the mining industry, 2 Powertech attorneys, George Robinson from R squared, Dick Clement, and I know at least one other Powertech rep, but I had to step out of the room for a while while they paraded their people (I'm sure you can all understand why --- siggghhhh.) The Colorado Mining Association spoke in opposition as well as some out of state mining experts who said this bill will have repercussions around the globe. (WoooHoooo!!! Why shouldn't the mining companies have to clean up their mess)

We met some people from Fremont County who are getting organized because of a threat of in-situ and hard rock mining adjacent to their million $$ homes. (Funny thing, they are already seeing their property values in huge decline - hmmmmm)

Jeff, Lilias, me and one woman from Fremont County all had very compelling testimony in favor of the bill. Matt Garrington from Environment Colorado testified in favor as well. We were definitely out numbered in bodies in opposition, but the sense was that the committee was getting very tired of the same old "rap" from the U miners and the mining industry. Our strategy of being low key likely worked in our favor.

Also speaking in favor of the bill was Dr. Cory Carroll (Speaking for the Colorado Med Society and Larimer County Med Society), Larimer County Commissioner Randy Eubanks, and a representative from CCI (Colorado Counties Inc.)

Marsha Looper gave me a big hug and thanked us all for what we are doing. Kathleen Curry called Dick Clement on the carpet by telling him that people do not approach the capital with a bill unless they are at their wits end. He might want to examine how his company is doing business. I saw Dick's ears turn red on that one...... He proceeded to defend himself by telling her we are just all anti-nuke activists (my summary of his words - interesting how not one of our testimonies mentioned nukes. Just water.) Buffie McFadyen shared a story of a family member who is sick from heavy metal poisoning because of the U tailings in her district. Wes McKinley thanked me for our efforts, as well.

The mining industry is doing their best to sell their position to the committee as a property rights issue (they own the minerals and should have the right to go after them), as well as talking about how they are helping the groundwater to be cleaned up by taking the uranium out (these same testimonies also talked about how the groundwater could never be used as a drinking water source after the mining is completed - Oh yeah, they are making our water better alright.) They also talked about how much $$ they pump into the economy. They are selling the fact that the regulations are already great, varied and in place to protect the health and safety of people and the environment, so "please don't muddy the waters by adding one more piece of law." (my pun)

Everyone - PLEASE TAKE ACTION Call - write - e-mail.... whatever you can do. My gut says that we need to especially hit Sonnenberg, McNulty, Rose and Gardner with strong words about how polluted water will effect OUR property rights. Even if these guys are not your reps, they are serving on this committee that is in place to represent the entire state, so they deserve to hear from you. Tell them your personal stories. Tell them how close you are to any proposed uranium mining site. I have no strong feel either way for Scanlan, Hodge, Curry, or Gallegos. They need to hear from us too, but maybe not as strongly worded. Encourage McKinley, McFadyen, Fischer, Looper and Solano to stand strong. Again tell them all your personal stories. These are very effective right now. We have rights as well. We have rights to clean water and right of use of our property and right to health and safety.

Wal-Marts at varying stages, an article from The Coloradoan, reports that the proposed Wal-Mart Supercenters in Timnath and Windsor are in varying stages of development. Wal-Mart spokesman Joshua Phair said the Supercenter planned for Interstate 25 near the Harmony Road exit is waiting on its building permit from Timnath and the company hopes to break ground by midyear. That would put the store opening on track for spring 2009. As far as the Windsor store is concerned, Wal-Mart owns the land but no real construction timeline has been scheduled. Phair said, "Both are a go, it's just a question of what financial quarter they'll be built in or what year."

Can countrywide be saved?

With news today of Countrywide being bought by Bank of America the natural question is what does all this mean? We had American Home Mortgage fall last year as well as many others. With the Credit Card companies doing a turn around on projected returns the banking industry as a whole seems to be in the crapper. So what is the forecast going forward? I am not expert but i do like to speculate from time to time. I was watching the debates last night and although i think John McCain is a great american his statement about there not being a recession ahead scared the crap out of me. Lets be real folks whatever political system you support you have to be able to tell me that with oil at an all time high and the dollar at a weak point with the stock market scared of even the smallest changes and projected loss's that a recession is a Big posibility. All this and i have not even talked about the real big coming issue with the baby boomers retiring and wanting to get social security money. I feel they deserve this money and support us paying it but lets also not blow smoke. We don't have the money. Sorry kids but the US goverment didn't plan right and so we don't have money to pay social security. Just wait 5 years for this to blow up. What does all this mean? Not much i am just a small realtor blabbing on about what i see. Someone please buy countrywide so we can avoid the next huge crash.

Colorado's Distressed Homeowners Get More Time

Kerri Panchuk | 01.03.08Colorado homeowners now have more time to prevent the sale of distressed properties, according to a Colorado House Bill that officially took effect this week.

House Bill 1387 expands the traditional loan recovery period of 45 to 60 days to a full 75 days for distressed homeowners, according to Ryan McMaken, a spokesperson for the Colorado Division of Housing.

McMaken says before the bill's enactment, the state would give homeowners 45 to 60 days to cure a loan before sending the home to foreclosure auction. Once the 60-day period was past, the owners could only save their property by coming up with the loan's full amount and paying it within the 75-day redemption period. In most cases, this is an impossible feat, McMaken says.

With the passage of the new House Bill, McMaken says homeowners now have the full 75 days to cure the loan without having to come up with the loan's full amount past the 60-day cure period. Even though foreclosure filings will unlikely be affected by the bill, the Colorado Division of Housing hopes the extra days will prevent homeowners from falling into full foreclosure.

"We're hoping the change in the timeline will bring down those foreclosure sales numbers," McMaken said. "Now that there is no period at all where they have to come up with the full value of the loan, they have the extra days to help them end the sale of the home."
