American Flag Cemetery Before running out to join family and friends at barbecues or going to the mall to check out the sales ... take a few minutes and think about how proud we should be to be Americans and to honor those who served and those who serve today so we could live in this wonderful country.

Those of you who came to know George know that he immigrated to the United States from communist Czechoslovakia. And it wasn't easy - yet he was determined and finally achieved his dream.

When someone (after hearing his accent) would ask George, "Where are you from?" ... He would fill up with pride and answer "America!"

A couple of days ago I received an email from my cousin (a former Marine) and I wanted to share it with all of you. Since I didn't know how to add all the graphics, I just copied and pasted it for you.

George would heartily agree with this message ...

who has given us freedom of religion.

It is the VETERAN, not the reporter,
who has given us freedom of the press.

It is the VETERAN, not the poet,
who has given us freedom of speech.

It is the VETERAN, not the campus organizer,
who has given us freedom to assemble.

It is the VETERAN, not the lawyer,
who has given us the right to a fair trial.

It is the VETERAN, not the politician,
Who has given us the right to vote.

It is the VETERAN who salutes the Flag.

It is the VETERAN who serves under the Flag.

We can be very proud of our young men and women in the service no matter where they serve.

God Bless them all!

So, let's say thank you to all the Veterans of past wars - and to all those who sacrificed THEIR lives so we could enjoy the freedoms we have today.

Creative FinancingIf you haven't checked out Todd Clark's post "Another sad day for logic...Another real estate broker turned down for a home loan" then I suggest you read it and realize that this is going to become the norm rather than the exception. It really is mind boggling that the Realtor didn't qualify for a loan because he works on commission - yet they DID give his wife a loan and she's HIS employee!

This is a prime example why creative financing is going to become more and more important in this real estate market. The new federal guidelines make it extreeeemely difficult for buyers to qualify ... the substantial down payment (20%), high FICO scores (700 or better), verifiable income and assets, etc.

I heard something interesting on Fox News early this morning ... a Las Vegas attorney predicts that the lenders are going to compensate for lower FICO scores because there are so many people who are having tremendous credit problems. Don't know if all of you know this, but if someone goes to a debt counseling company that renegotiates the repayment terms, it is viewed the same as a Chapter 13 bankruptcy because the account is NOT being paid as agreed.

With more and more people heading in this direction, there will be more and more people who cannot qualify for a home loan. So, tell me ... WHO is going to be ABLE to buy your listings? As the attorney said, if lenders don't start making adjustments there won't be anyone left to loan to. Sad, but true.

What to do? Start learning about Creative Financing ... there's no bank, no federal guidelines. No, I'm not saying don't qualify the buyer - you want to know their income, expenses, etc. because you don't want the seller to get hurt, but the seller doesn't have to adhere to the strict guidelines set down by the government because THE SELLER BECOMES THE BANK!

The time for discovering how to use creative financing in your business is TODAY! Help your buyers and sellers ... AND yourself ... by getting a jump on your competition. You see, by mailing at certain intervals - with consistentcy and with tenacity - you are putting YOU, YOUR Name, YOUR Company, and YOUR information into your prospects' subconscious minds so they know where to reach you when the time comes to list or buy.

This just reinforces a previous blog "Timeless Principles of Successful Advertising." Once our mailing list became accustomed to our mail and, more importantly, WHEN to expect it, the more business we did. So, even though those principles were written in 1885, they still hold true today ... "The more things change, the more they remain the same."

Yes, business is definitely tougher than it was a few years ago, but homes are still selling. There are ALWAYS buyers who must/want to buy ... and sellers who MUST sell (for all kinds of reasons).

Guide to Successful Advertising I recently came across a guide written by Thomas Smith, a successful London businessman. He wrote these advertising points in 1885 in his book, "Guide to Successful Advertising." It's really incredible how his observations transcend time ... they still hold true TODAY!

Take a look at what Thomas Smith has to say ...

The first time a man looks at an ad, he doesn’t see it.
The second time, he doesn’t notice it.
The third time, he is conscious of its existence.
The fourth time, he faintly remembers having seen it.
The fifth time, he reads the ad.
The sixth time, he turns up his nose at it.
The seventh time, he reads it through and says, "Oh brother!"
The eighth time, he says, "Here's that confounded thing again!"
The ninth time, he wonders if it amounts to anything.
The tenth time, he will ask his neighbor if he has tried it.
The eleventh time, he wonders how the advertiser makes it pay.
The twelfth time, he thinks it must be a good thing.
The thirteenth time, he thinks it might be worth something.
The fourteenth time, he remembers that he wanted such a thing for a long time.
The fifteenth time, he is tantalized because he cannot afford to buy it.
The sixteenth time, he thinks he will buy it someday.
The seventeenth time, he makes a memorandum of it.
The eighteenth time, he swears at his poverty.
The nineteenth time, he counts his money carefully.
The twentieth time he sees the ad, he buys the article or instructs his wife to do so.

If you think this idea is outdated, think again. The idea that FREQUENCY is essential to your marketing success is still relevant - even though this book was written 125 years ago!

It really is a POWERFUL message. Although neither George nor I ever read his book (only because we didn't know it existed), we always followed these principles ... we kept our name in front of our prospects on a regular and frequent basis. We made sure our farm areas as well as our client/prospect list heard from us every single week. And it paid off - big time.

What has changed from 1885 is the MEDIA you use. In this market you may not have the funds to market yourself using radio, TV, large newspaper ads, etc. in order to get your message in front of someone 20 times. Instead, learn how to use the Internet to reach your target market and get their permission to contact them - FREQUENTLY.
