If you haven't checked out Todd Clark's post "Another sad day for logic...Another real estate broker turned down for a home loan" then I suggest you read it and realize that this is going to become the norm rather than the exception. It really is mind boggling that the Realtor didn't qualify for a loan because he works on commission - yet they DID give his wife a loan and she's HIS employee! This is a prime example why creative financing is going to become more and more important in this real estate market. The new federal guidelines make it extreeeemely difficult

I get tons of emails asking me how to work with buyers without spending days or even weeks driving them around town. It's very simple ... "Showing" a home is NOT the same as SELLING a home. You can "show" hundreds of homes and sell NONE. Don't handle buyers the way many Realtors do ... "Excuse me, I have to run and SHOW my listing" and the agent leaves the party or the dinner table. Yes there is a secret and it is within all of us, we just have to set ourselves up not to fail when we go show homes. Most listing agents have a set of things they do to get a house sold. So why don't you have a set of things you do for a buyer? Most agents, when selling to buyers, just pick up the client and head out. If you have a set system, just like you do with a listing, then it can be just as easy to deal with buyers as it is with sellers. In my opinion
