According to the Selkirk MLS, our market has a total of 2,677 various properties (condos, land, homes, timeshares) on the market.
Average Days on Market: 305
Total Price: $799,187,649
Closed Sales January 1, 2011 – December 8, 2011: $190,495,221
Total List Price: $206,855,029
That is 970 sales with an average Days on Market of 166.
These sales represent 92% of asking price.
There are an additional 125 properties Pending, representing another $29,736,360 in sales.
While historically this is roughly 100-200 below our averages during better years, it is significant considering that for 2010 we sold 940 for $200,536,119 in … (0 comments)

After hosting the Speak Up North Idaho radio show today, I met with my realty partner, Judy Delucchi, up on Schweitzer Mountain, named in the Top 25 Ski Resorts by Skiing Magazine. Judy was on the mountain to preview listings for clients from Texas who are now sending their children to experience the area. I have to admit, we have been very busy this summer and our closings and offers on the table prove it.

On my North Idaho Business radio show today we had a string of great events talked about. First, the Festival at Sandpoint continues with headliners such as Josh Ritter, Michael Franti, and Randy Crowell. Let's not forget the finale with a free wine tasting with over 30 area wineries represented.

We all know some of the various methods sellers and REALTORS® use to close the sale. In this market, it can be frustrating. How do you get buyers to even notice the home, much less put pen to dotted line?

north idaho real estate: US Bank offering reasonable Land Loans for Residential in North Idaho: Sandpoint Real Estate Blog - 03/23/11 12:15 PM
sIn our weekly meeting at Tomlinson Sotheby's International Realty, Merry Brown-Hayes, Associate Broker, just related a meeting she had with US Bank yesterday. Land loans have been very difficult to get lately.
Certainly, in our resort area, we have seen a lot of owner-carry and cash buys.
US Bank is offering land loans for the following criteria:
Must be zoned Suburban or Recreational, in other words Residential.
Must have a credit score of 720 or higher.
20% Down.
There are certainly other hurdles borrowers must jump, and this information is not verified, but anecdotally, this is very good news.

We've been going through the Matthew Ferrara Learning Network (http://www.mflearn.com/) with one of his short learning videos at our weekly Wednesday meetings for Tomlinson Sandpoint Sotheby's International Realty.
Here are some interesting statistics that he pointed out:

Internet 37%
Sign 11%
Friend 6%
Newspaper 2%
Magazine <1%
That's right. Print advertising in total is less than 3%! By some accounts, 97% of all buyers now see the listing through the internet.

Last night I used Skype to go over a contract with clients. Skype (pronounced /ˈskaɪp/) is a software application that allows users to make voice calls over the Internet. Calls to other users within the Skype service are free, while calls to both traditional landline telephones and mobile phones can be made for a fee using a debit-based user account system. Skype has also become popular for its additional features which include instant messaging, file transfer, and video conferencing. The network is operated by Skype Limited, which has its headquarters in Luxembourg and is partly owned by eBay.

Pending home sales were up 5.3% as reported just three days ago: http://www.businessweek.com/news/2010-05-04/pending-sales-of-existing-homes-in-u-s-rise-5-3-update1-.html
In our own market pending sales represent over $11,000,000 with an average price of $245,000.
All in all, not bad news.
