property preservation: Agents, I have a question about Countrywide - 11/20/08 07:47 PM
Hi everybody, We do work on a lot of REO's for agents and most of them are owned by Ocwen. We are able to bill Ocwen direct thru their RealTrans system for the work on these properties, which eliminates the agent having to pay for the items and wait to be reimbursed. My question is, does Countrywide use a similar system? Is it REOtrans? We have done work on Countrywide VA properties but haven't been able to figure out how to bill them direct so the agent doesn't have to fork over all the cash! Any help or suggestions would be appreciated. Betty

property preservation: Winterize! - 11/03/08 11:10 AM
Our biggest job last winter was a townhome that wasn't winterized properly and the agent had lowered the heat to 50 degrees. The pipes burst in the upper level bathroom. The water flowed down the stairs, thru the living room and out the front door. 2 Bathrooms and the kitchen were completely destroyed along with the drywall, paint and carpeting thruout the house. The agent hadn't checked the property in over two weeks so the water had been running for quite some time. Just a little heads up to everyone! We recommend winterizing the property, keep the heat set at 62

These are photos of a 2 bedroom home we recently took over management of. This 900 square foot home took 4 dumpsters to empty. Supposedly, there were only 2 people living in this home, a mother and her teenage daughter. It is extremely depressing to go into some of these homes where it looks like the people left with only the clothes on there backs. Wow, I can't believe I'm finally here. I had heard about Active Rain thru some clients but never actually checked it out till today. So much to read and learn! Mainly learn, I have to say. This is now the third time I'm typing this. Lost it twice already! But, I'm determined..... Any helpful hints and suggestions would be greatly appreciated.
