Credit Requirements Shut Buyers Out - 08/21/11 08:23 PM
Tightening of Credit Still Shuts Many Buyers Out I just wrote a blog on this very topic. This is a real issue in our market today. I have had a lot of Buyers inquire but I can't seem to get them past the lender. They realize that their credit issues are holding them back from participating in such a fantastic time to buy with such low rates and houses selling well below their normal value.
I realize that uncertainity in employment is a valid concern, but the majority of what you pay in rent are many times more than a mortgage payment … (4 comments)

Buyers want to wait for a better market, BUT whats the other reason - 08/18/11 12:31 AM
Buyers want to wait for a better market? whats the OTHER reason??
Inspired by Gabrielle Kamahele Rhind's  recent blog on Buyer's lack of confidence and their reasons for wanting to wait on purchasing a home got me thinking. What has been my own recent experience with "Potential Buyers" and why couldn't I convert them to "Actual Buyers"?
What I have run into time and time again is not the lack of Buyers out there, or even so much people fearful of buying in this economy. It has been 95% of the time,  they can not qualify for a loan.
Most people … (10 comments)

America's Best Places to Live 2011 COLORADO RANKS AS #1
by Money EditorsMonday, August 15, 2011   provided by
With the current state of the economy — and the dispiriting sight of the nation's leaders endlessly battling about how to fix it — the phrase "small town" conjures up images of a happier time. When unemployment wasn't above 9%. When people didn't stress out about home values. When school budgets weren't under siege. Those were the days, right?

Striking Sunset in Loveland, Colorado ! - 08/15/11 12:52 AM

Tonight as I was driving home here in Loveland, Colorado there was the most beautiful sight before me. (Photo taken with my Blackberry does not do it justice).  I have lived in Colorado for over 5 years and have never seen such an amazing sight before. I just had to share.
There was a bright light coming from behind the foothill as if it was radiating from the ground UP ! Verses from the sun shining down. It caught my eye immediately as I turned west towards the mountains !!
Hope you enjoy..

Home Shopping Without A Pre-Approval Is A Waste Of Time - 08/15/11 12:36 AM
Jane Grant spells it out very clearly why a BUYER needs to be pre-approved for a home loan prior to shopping for a home...
It affects everyone and BUYERS, there is nothing harder for the Sellers or your Agent to see YOU excited about a home only to find out you can not qualify for it.
Do yourself a favor, find a good agent and get yourself to a highly recommended lender..
If your looking in the Front Range Communities of Colorado - I would love to be your agent and I have a great lender standing by...

"The Green Beret" honoring our military. A true story of history in the making. - 08/15/11 12:03 AM
"The Green Beret" honoring our military. A true story history in the making. I realize this is a "real estate" website, but after reading a completely un-real estate related and VERY touching article by John McCarthy on letting a stranger into his house, it sparked up in me the military admiration I have for those that serve or have served our country. This knife was created by two such men - one Navy, the other Special Forces. But together, they left their mark on history. My husband is making the Limited Edition Green Beret to honor his late father the legendary … (4 comments)

I Don't Care Who You Are, This Will make You Cry...We Let A Stranger In Our House...And A Friend Into Our Hearts - 08/14/11 11:23 PM
John McCarthy's story reminds us of the kindness we can show each other. With so much going on in our lives everyday, the frantic pace, the mistrust we have all developed and the hardness towards our fellow man. We forgot that we are the "Human Race" and we should be kind and loving first, then guarded if the situation warrants it.
John, you and your wife's hospitality apparently so touched that man that he waved a banner in your honor and the story touched far more people than I am sure you could have imagined.
I think we need to let … (6 comments)

Time for a little afternoon humor. Deciding this was a statistics update day in several of the high producing areas around me, I decided I needed a bit of change in the blogging area... So when it comes to humor, I only have one source. My animals. They are like a one man comedy team and they never cease to make me laugh.
So, I decided to shift through some funny photos of the darling critters and see what might not just amuse me, but you avid active rainers !
Hope you enjoy my little furry funny fluffy pets and their … (17 comments)

Fort Collins Colorado Residential Sales Statistics are Climbing. - 08/13/11 05:41 PM
HORSETOOTH LAKE, FORT COLLINS, COLORADO
Fort Collins Colorado Residential Sales Statistics are Climbing. This is one place that is everybody's first choice when they move to the Front Range. It is always ranking up there in the top 10 places to live. No wonder why. But if you are considering a move here, you might want to consider it now.
With our 1st quarter residential sales at 393 listing the median price for a home in this area at $225,00.00 is pretty good. Homes out here in Fort Collins are generally higher than the surrounding areas such as Loveland, Wellington, LaPorte … (0 comments)

Residential Sales Statistics for Beautiful Estes Park, Colorado ! - 08/13/11 05:16 PM
Residential Sales Statistics for Beautiful Estes Park, Colorado ! While the majority of people have always felt that Estes Park is a little pricey for their blood, I think it is time to reconsider. While it is easy to dip into the high $500,000's for a amazing spread out there, you can clearly see that the median price has leveled out this quarter at $300,000.00.  For Estes Park, Colorado - this is fantastic pricing if you are wanting to buy up there.

Secondly, I am currently working with a out of state Buyer looking to buy a vacation home in … (0 comments)

Residential Sale Statistics for the Loveland/Berthoud area in Colorado! - 08/13/11 04:53 PM

Residential Sale Statistics for the Loveland/Berthoud area in Colorado! We are moving up! If you will note the 1st quarter - in this area alone - we sold 259 residentials homes.  HOWEVER, in the 2nd quarter of this year we sold 433 residential homes.. That is an additional 174 homes SOLD. Why - because BUYERS are starting to realize that these interests rates are too hard to pass up.
We are ONLY 1.5 months into the 3rd quarter and ALREADY 185 residential homes have sold in this area alone.
Folks, if you are considering if the time is right to buy … (4 comments)

Buying Real Estate verses adding money to your IRA ? - 08/12/11 02:22 PM
Buying Real Estate verses adding money to your IRA? Well I have recently worked with both types of investor. One client put the absolute maximum into their IRA as possible annually while the other investor stated he had been buying property with all his "IRA" money back in the day. Both are successful.

I have to say with the IRA interest rate all over the map from day to day and even the real estate market bouncing up and down, what we have seen and will see for at least another 2 years is low home loan interest rates. That is a … (2 comments)

Calling ALL RENTERS !! Its time to make the switch to HOMEOWNER!! - 08/10/11 12:58 PM
Attention Renters !! Its time to make the switch to become a HOMEOWNER. Do you want to continue to pay someone elses mortgage? Do you realize that is exactly what you are doing. It is understandable that in some situations, renting in the only viable option. But if that is NOT your situation, then by all means consider the timing to make the change as NOW!

With the Fed's stating that they will leave the interest at this amazingly low rate for another two years, this is the best time to buy or even sell. Because every Seller, needs a … (5 comments)

Buyers ! The Fed's are giving you extra time to get that new home at low rates! - 08/10/11 12:30 PM
Compliments of Rondell Ferguson with North American Title, Fort Collins, Co     Fed Vows to Keep Interest Rates Low Until 2013 - In an unusual step, the Federal Reserve vowed Tuesday to keep interest rates low for at least the next two years.  The Fed said it’ll keep its key benchmark interest rate near zero through mid-2013.  The Fed’s commitment was welcome news to many in the real estate industry who see it as a positive move for the housing industry, allowing buyers more time to take advantage of ultra low mortgage rates.  Read article:

ATTENTION BUYERS - Rates are still low, IT IS TIME to buy! - 08/08/11 12:24 PM
ATTENTION ALL BUYERS even thinking of buying a new home or a vacation home.  This is a great time to purchase .  With interest rates so low, it gives you, the BUYER, more buying power. This is not an encouragement to over extend yourself with a home you can not afford, but if you have a set payment that works within your budget, you will be able to buy more of a home for the same payment.
MOST Buyers think that it will get better ! Right now buying is as good as it gets. I am helping people get into … (0 comments)

Short Sales - a gentle reminder - 08/08/11 11:56 AM
Compliments of Rondell Ferguson with North American Title, Fort Collins, Co     Short sale transaction can be lifeboat for homeowners underwater - Short sales can be a life raft for distressed homeowners, who owe more on their houses than what they are worth, but the experience depends on a variety of factors, such as the number of lenders involved and whether there's a hardship, mortgage insurance attached or whether the buyer has the patience to stay with the process.  In Fort Collins/Loveland in the first quarter, 8%, or 5,841, of all residential properties with a mortgage were in negative equity, … (3 comments)

Too busy to enjoy life ? - 08/01/11 01:40 PM
RED FEATHER LAKES, NORTHERN COLORADO
Have you ever gotten yourself into a rut? UGH.. same ole same ole and in the process you forgot to live.   That everyday striving to pay the bills, keep up the pace and focus, focus, focus on real estate - day in, day out, everyday. Monday is suddenly Thursday and before you know it Sunday is here and everyday was the same.
With the ever changing weather here lately in Colorado it reminded me that even the eco system understands the need for change. That it can not do the same thing everyday - heat needs … (3 comments)
