Tightening of Credit Still Shuts Many Buyers Out I just wrote a blog on this very topic. This is a real issue in our market today. I have had a lot of Buyers inquire but I can't seem to get them past the lender. They realize that their credit issues are holding them back from participating in such a fantastic time to buy with such low rates and houses selling well below their normal value. I realize that uncertainity in employment is a valid concern, but the majority of what you pay in rent are many times more than a mortgage payment (4 comments)

Buyers want to wait for a better market? whats the OTHER reason?? Inspired by Gabrielle Kamahele Rhind's recent blog on Buyer's lack of confidence and their reasons for wanting to wait on purchasing a home got me thinking. What has been my own recent experience with "Potential Buyers" and why couldn't I convert them to "Actual Buyers"? What I have run into time and time again is not the lack of Buyers out there, or even so much people fearful of buying in this economy. It has been 95% of the time, they can not qualify for a loan. My first REAL Buyers met me as I was showing a house to another rider and I was in head to toe leather ! I handed them my card and 3 days later wrote a contract for them!! Tonight as I was driving home here in Loveland, Colorado there was the most beautiful sight before me. (Photo taken with my Blackberry does not do it justice). I have lived in Colorado for over 5 years and have never seen such an amazing sight before. I just had to share. There was a bright light coming from behind the foothill as if it was radiating from the ground UP ! Verses from the sun shining down. Jane Grant spells it out very clearly why a BUYER needs to be pre-approved for a home loan prior to shopping for a home... It affects everyone and BUYERS, there is nothing harder for the Sellers or your Agent to see YOU excited about a home only to find out you can not qualify for it. Do yourself a favor, find a good agent and get yourself to a highly recommended lender.. I realize this is a "real estate" website, but after reading a completely un-real estate related and VERY touching article by John McCarthy on letting a stranger into his house, it sparked up in me the military admiration I have for those that serve or have served our country. This knife was created by two such men - one Navy, the other Special Forces. But together, they left their mark on history. Residential Sales Statistics for Beautiful Estes Park, Colorado ! While the majority of people have always felt that Estes Park is a little pricey for their blood, I think it is time to reconsider. While it is easy to dip into the high $500,000's for a amazing spread out there, you can clearly see that the median price has leveled out this quarter at $300,000.00. For Estes Park, Colorado - this is fantastic pricing if you are wanting to buy up there.

Residential Sale Statistics for the Loveland/Berthoud area in Colorado! We are moving up! If you will note the 1st quarter - in this area alone - we sold 259 residentials homes. HOWEVER, in the 2nd quarter of this year we sold 433 residential homes.. That is an additional 174 homes SOLD. Why - because BUYERS are starting to realize that these interests rates are too hard to pass up. Buying Real Estate verses adding money to your IRA? Well I have recently worked with both types of investor. One client put the absolute maximum into their IRA as possible annually while the other investor stated he had been buying property with all his "IRA" money back in the day. Both are successful.
I have to say with the IRA interest rate all over the map from day to day and even the real estate market bouncing up and down, what we have seen and will see for at least another 2 years is low home loan interest rates. That is a (2 comments)

Attention Renters !! Its time to make the switch to become a HOMEOWNER. Do you want to continue to pay someone elses mortgage? Do you realize that is exactly what you are doing. It is understandable that in some situations, renting in the only viable option. But if that is NOT your situation, then by all means consider the timing to make the change as NOW!
With the Fed's stating that they will leave the interest at this amazingly low rate for another two years, this is the best time to buy or even sell. Because every Seller, needs a (5 comments)

RED FEATHER LAKES, NORTHERN COLORADO Have you ever gotten yourself into a rut? UGH.. same ole same ole and in the process you forgot to live. That everyday striving to pay the bills, keep up the pace and focus, focus, focus on real estate - day in, day out, everyday. Monday is suddenly Thursday and before you know it Sunday is here and everyday was the same. With the ever changing weather here lately in Colorado it reminded me that even the eco system understands the need for change. That it can not do the same thing everyday - heat needs (3 comments)
