US Army Reserve Center is coming to Loveland. With $13.6 million in funds allocated to this project in the Defense Authorization Bill signed into law Dec 31.  According to an article in the Fort Collins Coloradoan written by Bobby Magill (bobbymagill@coloradoan.com) the project was originally set for the Fort Collins area. However,  Loveland is actually where the new training center will be built as stated by Army Reserve spokeswoman Angel Wallace.
The offical award of the project is expected in March 2012 and the construction duration will last approximately 18 months. With a projected move-in date of September 2013.

MISSYGATE ! Reaching out to help in a time of need... Well - I couldn't help myself... If all goes well "Missy" will be my new addition. With her owner getting ready to enter into hospice care - she is devastated by having to give her cat away after 16 years - I needed to do what I could to give this woman peace of mind. She has been trying for 6 weeks to find someone to take her faithful companion.  I know a shelter would put her down at that age.

With the LEPRINO CHEESE FACTORY moving into Weld County not only will this be a huge boost to the Greeley economy, as this company gets settled, it will be a huge boost to our housing market. Fort Collins-Loveland posts second-lowest unemployment rate in Colorado.  It seems that not only is Colorado in the top 10 places to live continually every year (Louisville, CO being #1 right now) our unemployment rate up here in Northern Colorado is also decreasing..
With some large companies moving to our area within the next few years... Greeley and Loveland specifically, that number should change even more...

Tightening of Credit Still Shuts Many Buyers Out I just wrote a blog on this very topic. This is a real issue in our market today. I have had a lot of Buyers inquire but I can't seem to get them past the lender. They realize that their credit issues are holding them back from participating in such a fantastic time to buy with such low rates and houses selling well below their normal value.

Inspired by Gabrielle Kamahele Rhind's  recent blog on Buyer's lack of confidence and their reasons for wanting to wait on purchasing a home got me thinking. What has been my own recent experience with "Potential Buyers" and why couldn't I convert them to "Actual Buyers"?
What I have run into time and time again is not the lack of Buyers out there, or even so much people fearful of buying in this economy. It has been 95% of the time,  they can not qualify for a loan.

Can a Harley Rider also be a Girlie Girl Real Estate Agent?? Can a woman dressed in all leather (Chaps that is) be pegged as a agent in disguise? My first REAL  Buyers met me as I was showing a house to another rider and I was in head to toe leather ! I handed them my card and 3 days later wrote a contract for them!!
Do my Leathers have rhinestones - YOU BET - I did them myself... My chaps and vest too ! Absolutely - even my jean vest... is all blingy...

Tonight as I was driving home here in Loveland, Colorado there was the most beautiful sight before me. (Photo taken with my Blackberry does not do it justice).  I have lived in Colorado for over 5 years and have never seen such an amazing sight before. I just had to share.
There was a bright light coming from behind the foothill as if it was radiating from the ground UP ! Verses from the sun shining down. It caught my eye immediately as I turned west towards the mountains !!

Jane Grant spells it out very clearly why a BUYER needs to be pre-approved for a home loan prior to shopping for a home...
It affects everyone and BUYERS, there is nothing harder for the Sellers or your Agent to see YOU excited about a home only to find out you can not qualify for it.
Do yourself a favor, find a good agent and get yourself to a highly recommended lender..
