washington county real estate: Nice Improvements in Single Family Homes Sales -- Washington County - 01/28/14 12:27 AM
Here we are nearly a full month into 2014, and what a year it was for single family home sales in Washington county in 2013.
While we saw some fluctuations month-to-month in single family sales for Washington county throughout 2013, overall there was some nice improvement.
The number of single family homes that sold in 2013 was up 22% over 2012.

The average sale price also saw a nice increase over the previous year -- 4%.

And homes were moving faster -- a 23% decrease over 2012.

Washington County saw some interesting activity in single-family home sales in November.
The number of units sold (70) is down from 103 in October and 88 in November last year.

 
The average sale price of single-family homes sold in Washington County in November ($221,318) was also down from October ($226,877) but up a bit over November 2012 ($204,954).

 
Some better news are the days on market. Homes seem to be moving faster in November (98 days) than they did last month (13 days) and last year this time (120).

We are over two weeks into the new year already, and as we take one last look at the past year in real estate, we like what we see.
The number of homes that have sold in both Ozaukee and Washington counties is up -- over 20% in both counties! And to add to that great news, homes were on the market for fewer days than they were the year prior.
 

 
 
Prices dipped a bit, but if demand continues to improve, prices could well be on the upswing, as well.

What's Happening in Real Estate -- Ozaukee County/Washington CountySingle-Family Sales

In Ozaukee county, there's been about a 20% increase in the number of single-family units that sold between January and July 2011 and the same timeframe this year. Prices have dipped about 7%.
In Washington county, there's been about a 34% increase in the number of single-family units that sold, and prices are holding steady.
The days on market in both counties has decreased. Houses are moving!
It might be time for you get moving, too...

With over half of 2012 behind us, we can look back on those six months with some relief and hope in relation to home sales in Ozaukee and Washington counties.
Unit sales of single-family homes continued to climb -- a sure sign that we are headed in the right direction.
While prices rose a bit in Washington county, they didn't fare as well in Ozaukee county with a decline of 9.5% over the same time last year. This would seem to indicate prices haven't quite bottomed out yet.

Could it be that the worst is behind us? Could it be that better times are upon us in the world of real estate?

We've seen a 46% increase in the number of single-family homes that have sold in Ozaukee county during the first four months of 2012 over the same time period last year. And in Washington county, there's been a 33% increase.
Prices have slipped a bit in Ozaukee county -- about 9.5% -- but they seem to be making a turnaround in Washington county with about a 4% increase over this time last year.

We’ve seen a 49% increase in the number of single-family homes that have sold in Ozaukee county during the first quarter of 2012 over the same time last year and a 30% increase in Washington county. While prices have remained steady or slipped a bit, this is a strong indicator that buyers’ confidence in the housing market is indeed improving.

  
 
With inventory moving at a much quicker pace and some properties even receiving multiple offers, this is the time for anyone thinking about buying a house to get out and buy a house.

Seems everywhere I go these days people are asking, "So how is the real estate business?" And it seems that many of my colleagues are getting the same question.
I happily am able to answer that with a heartfelt, "Great!" Yes, activity is certainly picking up out there. Open house traffic is increasing, even in those homes that hadn't had visitors for a while. Some homes are getting multiple offers, and the days on market don't seem to be hitting the three-digit numbers as often any more.

I received a call early this morning from one of my sellers to let me know she decided to accept the latest counter offer we received from the buyer who had written an offer on her house. Admittedly, I breathed a sigh of relief.

It's a great offer. Clean, fair, and a pretty quick closing, too. But getting this to the "accepted offer" status wasn't as easy as I thought it would be. And this morning I found out why.

After a brief absence, the Wisconsin Housing and Economic Development  Authority (WHEDA) program is back! So along with great tax credits and great interest rates, there is yet another great reason to buy a house NOW!
The WHEDA program is returning March 1, and there are a few different options available to buyers.
The WHEDA Fannie Mae Advantage requires less of a down payment and eliminates some typical mortgage fees. This results in you getting a more affordable 30-year fixed rate loan product.

Over the past month, it seemed like the activity at my office was picking up a bit -- open house attendance was up, more showings were being scheduled, more offers were being written on the board, and more listings were being taken.
