working with buyers: Just So You Know...You Won't Be Making Much Commission on This One - 02/19/12 06:05 PM
A couple of days ago I received an email out of the blue from a buyer I met at an open house about four or five years ago. When we first met he had just started looking, and I think he had decided it wasn't the right time for him to buy. So we lost touch; I didn't do a good job staying connected to him, so to receive this call from him is flattering, to say the least. He said he's looking for a house, has a few he saw on the internet he'd like to see, and would like

working with buyers: Getting Pre-Approved Still Is -- and Always Will Be -- the First Step to Buying a House - 12/11/11 06:36 PM
You found the house. It's perfect. It has the number of bedrooms you need and the updated bathrooms you were looking for. It's the perfect location in the neighborhood you most wanted to be in. So let's go take a look! Whoa!!! Not so fast. Have you talked to a lender yet? Do you have that pre-approval letter? If the answer is "no," there's no need to go look at that or any house just yet. Here are the reasons why. In today's market -- and even in any market -- a seller will likely not even look at an

working with buyers: What I Ask of My Buyers - 09/03/11 04:12 PM
After working with a variety of buyers over the past several years, I've come to realize I have a wish list -- just some things I would like every buyer to know and understand so we're sure to use both their time and my time in the most efficient way to find the house they are looking for. And so I would ask this of every buyer: Loyalty -- I ask that you work with me exclusively, and that means signing a Buyer Agency Agreement. A lot of time, effort and research goes into looking for a house. I run

working with buyers: The Choice is Up to You -- What Do You Choose? - 11/08/10 01:35 PM
In 53 days most of us will be gathering with family and friends and counting down to the beginning of a new year, new opportunities, new beginnings. A fresh start. Some might even believe that when we flip that calendar to January 1, 2011 all the challenges of this real esate market will magically fade away. If only... Once again I was reminded this morning that sometimes there is only so much we can do for our buyers and sellers, and the rest is up to them. We can show sellers what comparable homes in their neighborhood are currently listed at

working with buyers: Knowing You Did All You Could and Then Moving On - 09/11/10 10:34 AM
I had lunch the other day with a colleague of mine. We work for the same company but in different offices. I sold one of his listings last year, and that was the first deal I had with him. I had heard of him before, but that was the first time I met him. He is simply one of the kindest people I've met. At our lunch on Tuesday, we talked about the challenges the world of real estate is presenting. He offered some simple, yet effective ideas on how to work with a seller to properly price their home to

working with buyers: Thanks, I Needed That - 10/16/09 07:15 PM
Well, here it is Friday night, and I'm realizing I didn't have a particularly stellar week in real estate. Hmmmm....what's going on? Times like these tend to put a damper on my attitude, confidence, and enthusiasm, but I always try to find some sort of motivation to get me back on track. I found it just a little while ago. I met some buyers of mine at the house we're set to close on in two weeks. They just wanted to take some measurements and take another look around. The sellers came home while we were there, and the four

working with buyers: So What Do Realtors Do All Day?? - 03/14/09 12:45 PM
OK...so here's the deal. I love my job. I really do. I love meeting and helping people find "the home of their dreams." I love helping people sell their home and move on to another chapter in their lives. I enjoy all the work that goes into getting all the parties to the closing table. Seeing that look of excitement on my seller's or buyer's face is the icing on the cake. But just like everyone else, my time is important. And especially in these more challenging times, it's important that we all use our time in the most productive and

working with buyers: Talk to Me -- I'll Listen! - 03/10/09 09:23 PM
One of the most important parts of a real estate agent's job is to maintain communication with buyers and sellers. For me, that means emailing or calling them on a regular basis. It also means the communication must go both ways to really be successful. When working with a seller, I think it's important to let them know what kind of activity we've had on their house (even if we haven't had any inquiries in a given week), provide feedback from open houses and private showings, and keep them up-to-date on what is happening in their market. Have any of

working with buyers: Is Customer Loyalty a Thing of the Past? - 01/31/09 07:30 PM
One of the biggest challenges I encounter in my everyday business is perfecting the art of gaining buyer loyalty. I have been selling real estate for 7 years and am still taken aback when I receive an email or phone call from a buyer to whom I've been showing houses for several weeks (or months!) telling me they found a house, contacted the listing agent and now have an accepted offer! It's an especially tough pill to swallow when, from my perspective, we had a great relationship. This causes me to ask myself questions such as, Could or should I have
