30 year conventional rate mortgage remains in the 4.75% to 5.00% range for the best qualified consumers. with FICO score of 740 or higher, a loan to value at 80% or less and pay all closing costs including one point loan origination. 15 year term  in the 4.25% to 4.50% range with the same closing costs.
Today I was quoting 4.50% 1 point for the best qualified customers, 30-day lock.

FL Mortgage Rates dropped again this week and now sit very close to 5% with no points on the 30 year fixed.  The 15 year Fixed sits at 4.5% or so.  This is great news to those who have been waiting to purchase or refinance because they missed the chance last spring.  Rates shot up around Memorial day and the refinance market stop almost overnight.

Via Clair Whittington (Exit Realty Fusion):
Canada Mortgage and Housing Corp (CMHC) recently announced that it expects significantly improved conditions for housing construction for the second half of 2009.  Rising sales in the existing home market is a key indicator for housing starts growth, and we’ve been seeing this throughout spring and summer here in Regina.  Consumer confidence is rising right along with the sales numbers.  And, as current sales continue to show strength and growth, so does the outlook for the future.

This month, September 2009- there is a new guideline on reporting loan modifications to credit bureaus for lenders. 
Lenders can not report a loan modification as a 'partial payment' on your credit report. Reporting you as making a 'partial payment' can lower your credit score by over 50 points according to the spokesman for FICO- Craig Watts.
