Two Scoops: Ice Scream on the North End of Anna Maria

Took the trolley to the north end of the Island this past weekend and went to Two Scoops–at the shopping center on the corner of Pine Avenue (which is coming along nicely) and Bay Blvd. Always fun to have the grandkids out here, enjoying the island that I love so much. The really special thing about this Island (well, one of them anyway) is that it attracts lots of people who have had wonderful careers and are the best in their field and they are drawn to the beauty of this place, because they are inspired by it. Florida homebuyers: Be here now

It’s May, and we can all look forward to warm lazy days, plenty of elbow room at the beach, no traffic and best of all, getting a table at our favorite restaurant. But are we really happy the winter visitors are gone, and more important, have they made a mistake leaving?

In view of the March home sales reports both nationally and locally, anyone interested in purchasing Florida real estate should be here now. The National Association of Realtors reported that sales rose during the month of March by 3.7 percent over March of last year. This was more than expected, as economists polled by Reuters predicted sales to rise 2.5 percent. During six of the last eight months, sales have risen on a national level giving the industry a good dose of cautious optimism.

Much of the sales activity remains in the foreclosure and short sales arena, accounting for about 40 percent of transactions. Because of this, prices are continuing to be pushed lower, since foreclosures and short sales typically are about 20 percent below market value. These depressed properties are being frequently purchased by investors, foreign and out of state buyers, who hope to turn a profit as the supply thins, clearing the way for higher prices in the future. To put this is some perspective; the Associated Press reported that half of the homes listed in the Tampa Bay area are selling for less than $100,000.

In addition, these sales have shrunk the supply of unsold homes in five of the major markets in the country, including Tampa Bay, by 13 percent over the past year. The March sales pace put the supply of existing homes on the market at an 8.4 month supply down from 8.5 in February. The ideal number is a six- to seven-month supply, so we’re getting there.

The Sarasota-Bradenton sales market also reported home and condominium sales in March at levels not seen in almost six years, the most since August of 2005 in a single month. Sarasota-Bradenton’s sales were somewhat less than other areas of the state including Miami and Tampa, but activity anywhere in the state is good for the entire state.

Like the rest of the country, Florida sales prices are also down, with the median Florida house selling for $126,500 in March, almost $10,000 less than a year ago. As reported by the Florida real estate industry, statewide sales were up 24 percent but prices were down 11 percent.

Finally, according to the National Association of Realtors, 35 percent of the sales in March were a record setting all-cash transaction. This fact is also born out in our local market, where real estate offices are reporting an unprecedented number of all-cash sales.

My advice to potential Florida homeowners is to get back in your vehicles and head south on either I-75 or I-95. If you wait for next winter’s buying season you may have missed the bottom of the market and the opportunity of a lifetime.

If you haven’t visited Anna Maria during the summer I promise you’ll enjoy the warm water and even warmer home prices.

Free Fun on Anna Maria Island Every Week!

It’s summer and everyone is looking for something to do! Here are a couple of free activities on Anna Maria Island that’ll make sure you have a swinging summer!

Wednesdays– Every Wednesday from 6:30 to 8:15 p.m. @ Katie Pierola Park (Bradenton Beach) Sunset Picnic, with free entertainment by Island singer, Mike Sales. Bring a chair or blanket and some dinner and enjoy!

Friday– Every Friday from 5:30 to 10 p.m. @ Beach Cafe, Beach Party and Drum Circle–bring a percussion instrument, or there may be some to share.

These events happen every week and are a great way to acclimate yourself to the "Island" lifestyle if you're just visiting, thinking of moving here, or have been here for 30 some odd years, like me! Hope to see you there!

It seems like everyone is obsessed with weddings! And why shouldn’t they be? They’re inspiring, beautiful, and a great excuse for a party. We already know thatAnna Maria Island is the beach wedding capitol of Florida and the best place for a perfect beach wedding, but have you thought about how creative and romantic a proposal on Anna Maria Island would be???

This is such a sweet story and a great idea– a family went parasailing on mother’s day, and the bride-to-be was under the impression that the fun activity was simply in honor of the mothers, but when they were sailing high above the shore, she got this wonderful surprise:

"Alanah, Will you Marry Me?"

How sweet is that? She said yes, of course. Wouldn’t it be special and sentimental if they came back here for the wedding? The AMI SUN reports that the couple plan to get married in Houston, but maybe for their first anniversary? Congratulations!

Make Your Visit to the Beach The Best it Can Be–Be Safe!

Pristine, sugar white sand beaches and turquoise waters that sparkle in the sunlight.Anna Maria Island has the most beautiful beaches (I’m a bit biased) in the entire world. Your vacation here can so incredible that you’ll come back over and over again and make a plan to some day retire here. However, it can be dangerous if you do not take the precautions necessary when swimming in our beautiful Gulf waters. Just like you would come prepared with your beach towel and sunblock, you should come with come to the beach with common sense. Officials advise that you don’t swim where there are not lifeguards, and to adhere to beach flag warnings posted by lifeguard towers.

The flags are color coded as follows:

• Green – swimming allowed;
• Yellow – swim with caution due to mild currents, surf or wind;
• Red – swim with extreme caution due to rough currents, surf or wind;
• Double red flags – no swimming allowed;
• Double red flags with black squares in the middle – hurricane warning;
• Purple – presence of marine pests such as jellyfish, sharks, stingrays, red tide.

Recently there have been a lot of Red flags displayed and even strong swimmers are discouraged from going too far off shore.

The Anna Maria Island Community Center is a well equipped Fitness and Sport Complex with memberships available for everyone!

You can stop in and use the workout room equipped with weights, weight machines, and cardio machines. If you’re in town for only a short week, you can get a $7 day pass to the fitness center, or the tennis courts (the community center has 3).

The Community Center has tons of classes as well. You can find Yoga, Pilates, Tai Chi, Adult Ballet and Pointe, Ballroom Dancing, Zumba, Karate and more. Click here to see pricing and times for classes. You can drop in or save by getting a discounted price with a membership.

In addition to fitness, the community center has educational classes like Computers 101, One-Stroke Painting, Spanish and cooking.

Memberships go by time increments, as short as one month, to three months, then 6 months and annually. Also prices vary for Seniors (60+), Adults (18+), and Youth ( Under 18, $30 annually). Click here to apply for a membership online.

I have a client in Palmetto, FL with an elevated, Key West-style, 4 bed, 3 bath home for sale at $295,000 (very close to Tampa, St. Pete, Sarasota, across from the where the Manatee river feeds into the Gulf of Mexico, and minutes to beaches of Anna Maria Island or St. Pete) They are looking to buy in Watauga County, North Carolina, specifically Boone or Banner Elk, but will consider anything near by. Hosted by the Anna Maria Island Community Center's "Family Fun Night", Skate Night will take place on this Friday, July 10th from 6:30 to 9:00 p.m. It will surely be a good time for all. Admission will be $2 per person.
