bryan real estate: Bryan Family Camp Out - 04/17/12 10:45 AM
Early last month, I wrote about registration for the Bryan Family Camp Out.  Even though it takes place this weekend, beginning 3pm on Saturday, April 21, 2012, it isn't too late to sign your family up.  Bring your family down to Austin's Colony Park, located behind Harvey Mitchell Elementary School (2500 Austin's Colony Parkway, Bryan) for an evening of movies, games, food and fun.  Hot dogs will be roasted, games will be played, campfire stories will be told, crafts will be made, s'mores will be eaten and the family-friendly Yogi Bear movie will be shown throughout the course of the evening.

bryan real estate: Buying a Bryan-College Station Home Just Makes Sense - 01/03/12 01:42 PM
Buying a Bryan-College Station home rather than renting one just makes sense (dollars and cents that is).  Just a few short years ago, this wasn't the case.  With housing prices skyrocketing and interest rates higher, it was difficult for many people to purchase a Bryan-College Station home.  So, renting a home seemed like a much more viable financial alternative.  That's not the case anymore.
Interest rates remained at historically low levels throughout 2011.  In fact, at the end of 2011, interest rates remained at or below 4% for nine weeks in a row.  Only twice throughout the entire 2011 calendar year were they … (0 comments)

bryan real estate: Christmas Tree Care - 12/13/11 01:19 PM
Every year, thousands of homes across the country go up in flames due to Christmas tree fires.  Most of these home fires could have been prevented.  If you don't want your Bryan/College Station home turned into an unwelcome barbecue, follow these simple Christmas tree care tips provided by the Bryan Fire Department:
When choosing your Christmas tree, inspect the needles and branches.  They should both bend easily.  Pick up the tree, bouncing the trunk on the ground firmly.  While some needles will always fall off, there shouldn't be a mound of them left behind.  That means the tree is already too … (0 comments)

bryan real estate: Is it Time to Downsize? - 10/25/11 01:19 PM
Today's economy has many Bryan-College Station homeowners wondering if now is the time to downsize.  The trend of buying and building super-sized homes of the recent past has given way to smaller, more energy-efficient homes today, according to home builders.  How do you know if it's time to buy a smaller home?
The family dynamic can certainly dictate the size of your Bryan-College Station home.  A larger family will need more space.  That seems obvious.  However, that doesn't necessarily mean you need one bedroom per child.  Many of us grew up sharing a bedroom at one point or another so why not your children?  Eventually, kids move out and parents … (1 comments)

bryan real estate: Making Home Affordable Program in Bryan-College Station - 09/06/11 12:35 PM
The good news in Bryan-College Station real estate right now is that foreclosure rates across the country in July 2011 are down 35% from the same time last year.  This marks the 10th month in a row of year-over-year declines in foreclosure rates.  However, there are still many homeowners facing foreclosure.  If you are one of these people, you may still have options.  One of those options is the Making Home Affordable Program in Bryan-College Station.
The Making Home Affordable Program was put into place by President Obama in 2009 to help families avoid losing their homes in foreclosure.  This program was … (0 comments)

bryan real estate: Back to School Safety Rules - 08/23/11 12:31 PM
It's that time of year again.  Kids are headed back to school in the Bryan-College Station area.  If you have school-age children, it's a good time to set them down and go over some back-to-school safety rules, no matter what their ages are.
Before School Safety
Whether your child walks to their Bryan-College Station school or rides the bus, plan out a direct route to get there, making sure to cross as few streets and using crosswalks with crossing guards as much as possible.  After you've mapped out your route, walk it with them so they can get familiar with it. … (1 comments)

bryan real estate: How to Save for a Downpayment - 07/12/11 12:53 PM
Congratulations!  You've decided that a Bryan-College Station home purchase is in your future.  Unless you are a veteran or have an incredibly high credit score, the chances of scoring a no money down loan are pretty much gone.  In fact, most lenders are beginning to shy away from that option completely in order to avoid future housing market problems like we have seen in the recent past.  You will need a nice chunk of change for your downpayment (most experts recommend 20% to avoid PMI and show yourself as a worthy candidate for the loan with lenders), closing costs, home inspection and other … (3 comments)

bryan real estate: Quick and Easy Ways to Update the Look of a Room - 06/21/11 04:02 PM
The longer you're in your Bryan-College Station home, the more likely it is to need an "update".  That doesn't necessarily mean a total remodel, but more of a "freshening up".  Here are a few quick and easy ways to update the look of a room without breaking your back or your budget:
New Paint - It's amazing what a fresh coat of paint will do for a room.  Paint trends change almost as much as fashion trends do.  So, you may want to research what colors are "in" right now.  Lighten up a dark room by using a brighter color on the … (3 comments)

bryan real estate: Selling Your Home in Today's Market - 06/14/11 02:22 PM
Selling your home in today's market can sometimes seem like a daunting task.  Bryan-College Station homeowners as well as those across the country have had to change their way of thinking from days gone by and face the new reality that is today's real estate market.  Nowadays, a successful home sale is not necessarily measured by how much of a profit you come away from the table with but, more likely, by how much enjoyment your Bryan-College Station home gave you and your family.
If you're a first-time seller, this process is all new to you.  You may have bought your home a few years ago, … (0 comments)

OK, spring is nearly over and summer will be upon us shortly.  But, it's not too late to get your spring cleaning done.  As a Bryan-College Station home seller, you may want to pay particular attention.  Here are some ways you can clear up the clutter and get your home sold faster.
Pack Up - You're going to have to pack up your stuff when you move anyway, so why not get a jump on it now?  Out of season clothing, extra bedding, seasonal decorations, etc, can be packed up and stored out of sight.  Remove large furniture and other bulky … (4 comments)
