Microsoft to Give Away Business Contact Manager for FREE!!! to Non Volume Users!! - 10/11/10 07:52 PM
If you are like me and on Outlook Business Contact Manager 2007 for your CRM (Customer Relation Management) Database, they there was some great news recently. When Microsoft upgraded to Office 2010 it made a bad decision to only allow users with VOLUME Licenses to Upgrade (that is more than 5 copies). That is you could only get your Business Contact Manager upgraded to 2010 if you purchased 5 or more copies. That made it impossible for small users like us with 2 copies of Outlook 2007 to upgrade our Contact manager to Outlook 2010 and enjoy the enhancements. This set (9 comments)

Yes, It is October and the Holidays are Coming. In just 3 Short Weeks the Halloween Deco will come down and the Thanksgiving and Christmas/Hanukkah Decorations will come out of the Closets. This is a Great Time to List a Home and there are even more reasons this year to List during the Holiday Season. With the Present Moritorium on Foreclosures, the Inventories should draw down and that will mean less competition for sellers putting their homes on the market during the holidays and may mean a better opportunity for a quicker sale with less hassles. Here are the top 10 (42 comments)
Shining a light on a Home Selling issue. - 10/11/10 12:00 AM
Black Light Technology is a great way of uncovering the real source of odors and the history of the problems in the carpets and wall. This is a good blog on those issues that will be helpful to sellers and agents. Via Ginger Foust-Home Stager Oakhurst CA Dream Interior Redesign & Staging Calif (Dream Interior Redesign & Staging Oakhurst CA): Shining a light on a home selling issue. Yes, I have blogged about this in the past, but I need to do it again, due to a personal experience. All to often I visit homes with odors that cannot be located. The first issue is that (5 comments)

Chimney and Fireplace Safety - 10/10/10 11:52 PM
It is that time of year again where the Chimney needs to be in great shape and we are all ready to keep the house warm. This is good information on Safety of the Chimney and Fireplace. Via Chrissy Doremus ~ U.S. Inspect ~ Home Inspections (U.S. Inspect): In order to keep your family and home safe, it is important to always practice fireplace and chimney safety. Follow the three-foot rule. Combustible material too close to the fireplace, or to a wood stove, could easily catch fire so keep material at least 36" away from the hearth. Buyers Emotionally React in the First 5 Minutes!!!! What is your WOW!!! Make it Shiny!!! - 10/08/10 11:50 PM
You wouldn't buy a car showcased in a muddy field with warn upholstery and a faded paint job!!! If you sold your car you wouldn't you wash it, wax it, vacuum it and polish it to its finest??? Why wouldn't you take your biggest investment and spend some time polishing it like a fine gem!!! Buyers usually make up their mind in the first 5 minutes they are in a home, then spend 10 minutes justifying and talking about their decision. In the 25 years I have sold homes, I can tell you many times they would not even get out (46 comments)
Asking Price, The Listing KEY to Success in the Current Market!!! - 10/07/10 11:10 PM
The old saying is location, location, location. I think the current market dictates price, price, price. I see that very well priced listings are selling now regardless of the location. The horrible news is coming with the recent week predicting that 1 out of every 10 homeowners is in danger of losing their home to foreclosure (Amherst study), we all know that the inevitable is that the number of foreclosures will have to sometime totally dominate any market. News today of higher unemployment, higher foreclosures and even higher retreat in the commercial real estate market (first time above 9% delinquency) which (4 comments)

Is this an election year or what!!!! I am in the middle of this housing mess and I cannot imagine being a consumer reading the news and trying to make sense of what is going on right now. Every time I read that Washington is going to pass more regulations and legislation to help save America from the business people trying to make a living out here I just want to go to Florida and sit on the beach. For Door Knocking, This Works Like Crazy - 10/03/10 11:07 PM
I started in this business by door knocking. Yes, 25 years ago. I knocked one entire street of 60 homes in 3 days. I left memo pads and magnets and had a lot of doors slammed in my face. I had decided I would find a way to make it work!!! I became the #14 agent in the big city of Atlanta the next year. Beware of Shadow Inventory! - 10/03/10 10:56 PM
The mountain of foreclosed homes continues to stack up. There are many vacant homes that are already foreclosed here in Georgia and the Sheriff deed has not been recorded for months on end. Does this have something to do with the real truth coming out after the election???? The below is a great post on the shadow inventory. Via Karen Rittenhouse (Triad Residential Solutions):
Beware of Shadow Inventory! Big announcement today: There is still approximately $460 billion dollars worth of shadow inventory (inventory the banks have taken back but not yet put out on the market). Wow, who keeps track of (0 comments)
When They Say Mean Things About Their First Agent - 10/03/10 10:48 PM
This is a great blog by Pat Kennedy. I have found myself in this position many times in the past 25 years. I usually say, You know what, I need to do more research on your house before I list, can I go do that research and possibly call you back!!!! This is a great blog and great point by Pat. Via Patricia Kennedy (Evers & Company Realtors): It's not unusual for any of us to be the second agent, getting the call after the sellers' first agent got fired - or fired himself. A Signature Line Can Save Time. - 10/03/10 10:43 PM
I get contracts and some pretty important stuff from other agents via email all the time and there is not a signature. Cannot imagine getting an unsigned letter in the mail. It's What I Wonder When I Show An Empty House - 10/03/10 10:31 PM
Houses are more than brick and sticks, they are someone's life story in many cases. It is very difficult to show foreclosure and short sale homes in today's market they make up such a large number of the homes for sale. It is hard not to be softened by the story of the seller who lost the home and the house has a voice in reminding you. This is an elegantly written blog. Via Bob Haywood, www.BobHaywood.com (McGraw Realtors): When I pulled up to the house, my heart fell. The grass was waist high and the weeds were even higher. Glancing at the structure, (1 comments)
NOW!!! THE BANKS ARE STOPPING THE FORECLOSURES THEMSELVES!!! - 10/03/10 10:28 PM
People really need to think twice about the ramifications of Foreclosures and Short Sales since they may not only effect your credit, they may result in deficiency judgements against you for monies owed. It is always a great idea to meet with an attorney to learn your rights and priviledges before going down this bumpy road. Via Tom Waite, Broker, Short Sales & Investments (Thomas Waite Real Estate Broker): VERY INTERESTING! This morning the Bank of America decided that they MIGHT have made a couple of tiny errors in foreclosing on as many as 20,000 homes...OOPSIE! So, they joined the growing list of (2 comments)
Things Seller's should not do after under contract. - 10/03/10 10:25 PM
This a great article for sellers who are thinking about what may be personal items (not attached to the house) and what is appertuant (goes with the house) Plants are considered a part of the property. The stories are great. Good post by my friend. Via William Feela Realtor 651-674-5999 No. Branch,MN (WHISPERING PINES REALTY): There has been some talk about Seller's and what they need to do before closing. It's Time to Get the Skeltons Out of The Closet!!! - DeClutter NOW - 10/03/10 05:14 PM
The Fall is a Great Time to Get all of the Skeltons out of the Closet, I am not talking about the Halloween Holiday, although it is quickly approaching. When you put a house on the market, putting clutter in the closet may not be good enough, especailly in today's market. Buyers are Looking for Storage and when they seriously look at a home they open every and any door in the house to see what is lurking behind it. They want to check out the space and see if there will be room for them. If it is packed to (8 comments)
