Utility (means usefulness)
Scarcity (is supply)

Q. I'm a little anxious about selling our home. Can you offer any suggestions to make the selling process easier to deal with while our home is on the market?

A. Being a home seller is not always easy. You see, while your house is for sale and on display to the buying public, so is your whole life.

One of the most important services a REALTOR offers is helping home sellers hold their lives together during the entire marketing and home selling process.

Here are two of my best suggestions.

Hire a cleaning service, (This is most helpful when both sellers work.)
Allowi a lockbox on the property is a big advantage. (This gives agents driving the neighborhood with buyers and on the spot showing opportunity. Your home gets seen and not missed.)

TIP: If absolute privacy is a must, allow for showings only by pre arranged appointments coordinated by your agent and emphasized in the MLS data.

Finally NEVER allow strangers into your home wtihout an agent present.

If you love the idea of being outside playing a game on a large green grass outdoor course with a series of 9 or 18 very small holes spaced far apart and the object is to propel a small, hard ball with dimples by using the various clubs with funny names into each hole with as few strokes as possible, golf might be your game.

Most Popular Walking Path in Paradise California is?

The PG&E water flumes that zig-zag along the Paradise Ridge provide serene walking paths and trailheads for those willing to be adventurous. One of those pathways is the Miocene Canal. This trail is a healthy seven miles long and the most popular. Access the trail behind the Feather River Hospital located on Pentz Rd, which runs into the path where you'll be able to stroll over 18-inch wide cat walks. These cat walks run directly over troughs of flowing water where no foot path could be created.

PG&E has three major flumes in use in Butte County. The Hendricks Canel, from the Feather River's West Branch near Stirling City to the De Sabla powerhouse; the Miocene Canal, from the Feather River's West Branch near Coutolenc Road to the Lime Saddle powerhouse where the water is discharged into the Lower Miocene Canal along Highway 70 to the Coal Canyon powerhouse; and one from Butte Creek below Butte Meadows which goes along the upper Butte Canyon to the De Sabla powerhouse.

Please be aware these paths are not policed, and could be dangerous. PG&E owns a right-of-way along these flumes but many of them are on private property. Next to being great places to hike they are also rich in Butte county history.

Attended a Bean Feed lately, both Saturday and Sunday lunch menu included what else beans, a roll and dessert. Don’t forget to bring a five dollar bill, cuz that is what lunch cost this year at the Gold Nugget Museum in Paradise California.

After eating all those beans you sure might need to kick up your heels at the Boot & Hoops Dance held at the Paradise Senior Center on Saturday, April 19, from 7:00 to 10:00. Music will be provided by Good Country. Tickets are $5.00.

Dangerous weather conditions pose difficulty for Magalia residents

This morning I awoke to a chilly wind and light rain sprinkles.
Nothing like the weather event plastered all over the news
media for Saturday Feburary 14, 2009. Over the past two hours it has begun to snow and accumulate covering sidewalks that were once cleared, now they pose
hazards to any one walking down them.

The tall ponderosa pines are laiden with white and swaying to the chilly breeze. Large snow flakes falling down are pretty to look at the first few times but after awhile even snow becomes a bother, If it prevents you from getting up and getting going doing your daily chores. Be safe in Magalia today!

As for me, I am staying indoors to a warm fire in the woodstove cuz having a picnic is out!

If a homeowner is unable to make a mortgage payment, these helpful steps will get you on the right track!

NEVER... NEVER Ignore The Problem The more behind in payments a homeowner becomes, the harder to reinstate the mortgage and more likely they will lose the home. Most lenders are willing to explore options, even if there are no guarantees.

Contact The Lender As Soon As There Is A Payment Problem   If a homeowner does not contact their lender, the lender will try to contact the homeowner by mail and phone soon after a payment has been missed.

Respond To All Mail From Your Lender   The first notice a homeowner will receive will offer good information and foreclosure prevention options which may help them overcome financial problems. Your failure to open your lenders mail will not be an excuse in a forecloure court action and you may miss the notice of pending legal action by not opening your mail.

Know Your Mortgage Rights   Find your loan documents and read them so that you are aware of the steps your lender may take if you can not make the payments.  Learn about foreclosure laws and timeframes in your state.

Review And Prioritize Spending Review your finances and see where spending can be cut in order to make the mortgage payment. Eliminate optional expenses like cable TV, entertainment, dining out and any memberships. Pay minimum credit card amounts.

Some creditors offer extended payment plans so that if a customer is having trouble paying their bills, they will accept partial payments over an extended period of time.

Use Your Assets Do you have a second car, jewelry or life insurance policy that could be sold for cash? It maybe hard to realize the necessity of selling such items, don't hesitate if it will bring your mortgage payments up to date and reinstate the loan.
Get a second job, to bring in additional income. Even if these efforts do no increase cash flow, they will however demonstrate to the lender you are willing to make sacrifices to keep your home.

AVOID...AVOID Foreclosure Scams Homeowners about to face foreclosure are vulnerable. Avoid any firm that claims they can stop a foreclosure immediately. (they commonly have you sign a document appointing them to act on your behalf sometimes homeowners have signed the title of the home over to these scam artists and become renters in their own homes. Other common scams include: buy back schemes, equity buy outs and paying to keep your credit clean.

AVOID Forclosure Prevention Companies While these may be legitimate businesses, they charge hefty fees, often a few months mortgage payments for information and services that many lender and federal housing counselors provide at no charge--use that money instead to pay the mortgage.

FINALLY You may wish to consider selling your home pre foreclosure if you the home owner has fallen behind in payments but have yet to go in to foreclosure. Sometimes, these homes are sold before the foreclosure can be completed. This is commonly known as a short sale. Why a short sale? Because the proceeds from the sale aren't enough to repay the loan.

GOLD MINES IN MAGALIA CALIFORNIA:

The famous 54-lb. Willard, Dogtown, or Magalia nugget was found here in 1859. The gold was extremely coarse, and a number of other large nuggets besides the Willard were taken here. The placer-mining districts are one of the more productive in the State of California. This region was extensively mined during and after the gold rush

The Magalia or Mammoth channel is the longest and that flowed along the east side of the district. This district includes the placer deposits at Nimshaw, Forks of Butte, Mineral Slide and De Sabla and lode deposits at Toadtown.

A lovely old Victorian gothic revival style cottage that serves as a cultural repository for decorative objects and art found in the finest Oroville pioneers homes. This collection of time period pieces include furniture, paintings, art, textiles silver, glassware and clothing worn by the pioneers of that period. This gracious manor was built by Charles Fayette Lott who joined the wagon train bound for California in 1849. Also at the same location is Sank Park, it holds an old fashioned gardens which includes a rose garden, herbal garden with brick walks, a lovely fountain and a gazebo with a covered pation which provides space for a variety of community uses especially weddings.

To keep Bidwell Park healthy and attractive, the Park Division is always seeking individuals and groups interested in volunteering.

Listed below are just some of the volunteer opportunities in the Park:

Adopt-A-Picnic Site
Everyone has their favorite spot in the park to picnic. Volunteers are needed to help upkeep these sites. Some tasks include weeding the area, taking out non-native plants, painting signs, and small constructions projects. Once a site has been adopted, the Park staff can help create a volunteer plan to be followed.
Adopt-A-Trail Program
Community & business groups, classes & service organizations may adopt their favorite Upper Park trail to maintain and repair. Adoptions typically last a year with volunteer groups setting their own work hours. Park staff will meet with group leaders and devise a workplan to be followed based on their interests, skill level and input. Volunteers may check out Park tools for use during project hours and staff will provide professional guidance on trail maintenance techniques. Litter Control
Individuals or groups are assigned or may choose a specific area of Bidwell Park to remove litter. In addition to these projects, the City co-sponsors several community-wide cleanups each year.
One Mile Oak Regeneration Project
The Oak Woodland trees of Bidwell Park are the most visible and vulnerable oak habitat in the Park. The regeneration and protection of baby oaks is vital to ensure that new generations of oak trees will inhabit Lower Bidwell Park. One Mile Recreation Area has designated oak regeneration sites that are neither irrigated nor landscaped. Volunteers help identify new oak seedlings then weed around them so they don’t compete with weeds and tall grasses for water and sunlight.
Painting
Winter weather as well as the summer sun damage the paint on everything from picnic tables to lifeguard chairs to Bidwell Park signs. Volunteers can help keep the Park looking attractive by repainting these items.
Park Watch
Park Watch is a volunteer group within the Park Division. Members patrol Bidwell Park on foot, bicycle, or, if they have one, by horse.
Members report suspicious or unusual activities or conditions to Park Rangers. Members also provide Park visitors with information on Bidwell Park and rules and regulations. To join Park Watch, click on Park Watch Application and return to the Park Division.

Requirements:
• Be at least 18 years old.
• Volunteer at least 4 hours a month.
• Attend 2 mandatory training classes and a 2 hour walk along with another member.
• Pass a criminal background check, including fingerprinting.
How to apply for membership in Park Watch:
• Pick up an application from the Park Office, located at 411 Main Street, 3rd Floor in downtown Chico or download the Park Watch Application.
• Or call the Volunteer Coordinator at 896-7831 to have an application mailed to you. When completed, applications should either be returned in person to the above address or mailed to: City of Chico Park Division, P.O. Box 3420, Chico, CA 95927-3420.

The national Yo-Yo museum chronologically displays the evolution of the yo-yo, and the marketing techniques that were responsible for the toy's popularity. It offers a look into a unique pastime of American youth.

Collections of nostalgic photographs of past campaigns and tournaments which revive the fun of playing with yo-yos, hours of play to kids through the years. The Worlds largest public display of yo-yo's and yo-yo memorabilia. Yo-yoing has become a fresh entertaining activity for a whole new generation.

The Arrigoni and Cecchi families spent much of their free time pursuing their passion for flying small planes. It was on these getaways that conversations turned to dreams of planting a vineyard and building a winery. Bruce's family had a tradition of making wine at home and Gary had a good chemistry background, a seed was planted and soon vines would be growning. Visit Grey Fox and you will understand that winemaking has captured their passion. Located a little over an hour's drive from Sacramento. Take Hwy 70 North to Oroville. Exit at Oroville Dam Blvd. and go East through Oroville. Turn right on Olive Highway (Hwy 162) and proceed East. Just past the Casino, turn right on Oakvale and follow the signs (approx. 2.5 miles) and turn left on Grey Fox Lane.
