New Lender Requirements on the Horizon - 02/27/10 08:35 PM
I received this list from one of my lenders.  As I read it, I thought this is as bad as it get...
· All Borrower's Birth Certificate will be required with Pictures taken in the hospital with medical staff. Birth certificate with a live home delivery will not be eligible for first time home buyers.
· Marriage certificate with bridal dress will be required if both husband and wife are required to qualify for the loan
· GFE will not require signature but will require blood sampling from a recognized institution within three days of application

As a single Mom, I've had to kill all of the "Critters".  My favorite story was my oldest daughter, 16 at the time, calling me on my cellphone, screaming hysterically!
While rafting in the pool on a hot summer day, seems a creature got entangled in her 10,000 pounds of curly hair.
While she was sitting on the patio, talking on the phone to a friend, she was futzing with her hair twirling it around her fingers, when to her dismay and utter SHOCK, she pulled out a garden snake!
Just a little one that had come through the skim line.

BE RISK AVERSE.  Folks who know me know that I am very risk averse.  That said, we can't live in a cocoon and we can't eliminate all risk to ourselves or our businesses.  We can, however, take affirmative steps to limit liability.

Don't take a fake wife to a Real Estate closing! - 02/14/10 09:31 AM
This was a very entertaining post!  We've all had similar experiences as agents.  We had a seller show up at closing and when presented the non-marriage affidavit he said he was married!!!
There was never a mention of the wife, she wasn't on the deed or tax rolls.  There was no evidence of a woman in the property.
Imagine our shock to discover she existed.  Finding her became the next challenge.   Closing was delayed a week, but it closed after we got her signatures.  Joy
