From Business to AMAZING - The Coral Springs Festival of the Arts!! - 03/27/12 12:52 PM
Pretty sure I am going to wish that I wrote this BEFORE this Fantastic event...rather than after.
The problem is I am BEYOND busy trying to coordinate this event and trying to run my brothers and mine successful real estate business.
I did want to share my thoughts and FAVORITES for the 8th Annual Coral Springs Festival of the Arts event.
The 1st year for the Art Festival I started as a salesperson in the merchandise tent (Go Figure?!?) Next year was a repeat performance. The following year I had to be away for the Prudential real estate convention n San Diego … (0 comments)

Who Are the First Time Homebuyers in Broward County? - 03/23/12 08:29 AM
The decision to buy a home is far from a simple one. Particularly since the market has been volatile, many first-time home buyers in the Broward County area are hesitant to take the plunge. As we discussed in our previous blog post, the improving economy, mortgage rates and market conditions are ideal for buyers right now. Given that the market will soon start to benefit sellers more than it has been over the past several months, now would be the time to start your search for the perfect home in Coral Springs, Boynton Beach, or any of the other communities in … (2 comments)

Do I Get to Stay in My Home For A Week After Closing? - 03/16/12 05:07 AM
We come up against this thought process often and continue to explain that the day of closing, belongs to the buyers.
This is why it is so important to plan the closing date, because whatever day that is..you as the seller will be moving out the day before, UNLESS other arrangements are made with your Buyer.  Joy

The most recent statistics from Case-Shiller, the National Association of REALTORS and Fannie Mae all suggest one thing, and that’s the cautious optimism that is emerging from home buyers across the country. The Coral Springs real estate market is no exception. Pending home sales were higher in January than they have been in years, which suggests more buyer activity and more confidence in home ownership. As Coral Springs real estate agents, we aim to be 100% honest with our clients about when is the best time to buy or sell a home. With the spring market approaching quickly and home buyer … (5 comments)

As I prepared to write an article on the upcoming change in fees for mortgage insurance premiums, I had the good fortune to read Donna's VERY INFORMATIVE Blog on the same subject and she put great examples in her research as well.
Lucky I can share all of her hard work!  Joy

Closing - Beginning or End of the Month - 03/05/12 07:43 PM
Tim makes a very good point here on the timing to plan your closing.  It is less cost for the Buyer, the closer the closing is to the end of the month.  Joy
Via Tim Bray B.S. Real Estate (UConn) (Sotheby's Intl Realty (William Pitt)):

It is very important to be strategic when writing an offer so that your goals and objectives are defined and met. Work closely with a reputable local lender to determine your strengths and weaknesses of a buyer. Closing at the beginning or end of the month can have financial advantages and disadvantages.

First, you must understand … (1 comments)
