We hear quite a bit about what we'd like the perfect buyer to be. We want good FICO scores, pre-approvals prior to calling us and quick decisions when we find them the "perfect" home. Well....this week, I close a transaction for the perfect buyer. And they didn't meet any of the above criteria. So, what made them "perfect"? Loyalty, Commitment and Perseverance. On paper this couple are the world's worst client. They had mistakes on their credit report, very little to put down as a down payment, and no real idea

buyers learning curve: Realtor-Hoppers.....Does Your Prospect Have A Realtor For Every Day Of The Week? Why? - 03/23/10 07:13 PM
I got a phone call last night about a possible referral. It was from a fellow Realtor who has a friend using multiple Realtors and found them all very pushy. Her friend was complaining that they were trying to get them to buy, every home they saw. As we continued our conversation we wondered if it was because they knew she was using multiple Realtors and they wanted to sell her a house before she saw the next one, or was it because they had not found the "right" Realtor yet. I wonder...... What are the possible reasons that clients Realtor-hop?

We are still in a buyer's market in the sense that prices are low, supply is high and there are great interest rates available. But in my multiple offer market...the process has changed dramatically. It's becoming critical that buyers move fast....because the houses are moving fast. Friday I took a couple out to look at homes who are more comfortable moving slowly....which is understandable. We did see one "turn-key" home they just loved. It was the first home they really felt worked for them. The price was right, the street was perfect, the schools were good! It was vacant and being
