Does anyone remember my tale of woe last April? My poor clients had the rug pulled out of them the day of closing. All had gone smoothly, they even gained early occupancy of the new home....they were busy moving in and cleaning when the day of funding, the buyer for their home lost financing. After loan docs were signed and all monies in escrow, the lender was shut down my Fannie Mae. Because that buyer was foreign, we could not find alternative funding in time to save the deal. Devastated, the family had to move home and unpack.

I have noticed a trend lately and it's beginning to really annoy me......and my clients. Lack of respect in our arena of business. We've seen it boil over here on Active Rain recently as well. Everyone knows immediately who I'm talking about. Doesn't matter if it's a first time buyer or a real estate investor, it's the client who calls/emails all day long with every question which pops into their minds. I think we all feel for these clients, it's a big purchase/transaction, they are unsure of the process, or the timeline, or the costs, or the disclosures, and they need to speak to you; you need to explain it to them and ease their minds. This is a simple concept! But how do you do with it? We obviously can't be everywhere at once, and yet that's what our clients and colleagues expect. So where exactly are we to be? Be There.... when your buyer or seller needs to ask you a question. We clearly can't answer the phone or email every moment of every day. But we do have the responsibility to check on these frequently. Make sure your clients know what is the best way to reach you....and what timeframe they can expect for a response. Real Estate Agents have a fiduciary duty to our clients....but that definition includes the word "care." Sure we know that that is meant in relationship to the financial and professional duties, but take it beyond that point. I'm working with a family who now NEEDS to buy, they are a corporate relocation and they are out of time on the terms of the relocation bonus. We first went looking last December and there were many great homes on the market and nothing was moving. They believed that if they waited a little longer they would find the home prices come down
