I am exhausted, happy, busy, but exhausted. I and my team are making ourselves available to first time home buyers whenever possible. They are looking high and low for a home...not necessarily the "right" home, but any home that will accept their offer. That's no way to choose a home. Too many buyers....there are just too many. Too many short sales....they just don't really care. Too many bank-owneds...they are waiting for multiple offers to come in. Listing agents can afford to be picky, and they are. I remember when an offer would be greeted with excitement and great care...now? Sometimes they aren't even acknowledged for days, let alone responded to. All this is making it very difficult on the buyer's agent to keep their clients happy. Real Estate should not be a calculated risk. It could be an investment or a family home, but it's not supposed to be a gamble. Isn't this what got us into this mess? I remember when we could spend time online or in the home department of Macy's shopping for pretty things to give as a closing present. Now? The market has changed so much that home buying is a stressful event. More like giving birth. By the time the close comes, the standard shower mat or personalized champagne bucket loses it's appeal. With all the short sales, bank-owneds and as-is equity sellers.....the Home Warranty is no longer a fixed fact of the transaction. So I buy it as the closing gift. It just can't be done! At least not in the current environment! I remember a few years ago having a buyer use a direct lender and closed in 3 1/2 weeks....start to finish. Now? There are pitfalls everywhere, not where we expect them either...here are my most recent ones: 1) Approved short sale with a qualified buyer. As we worked to get final loan approval, escrow decided NOT to order HOA docs until we removed loan contingency (they didn't want to incur costs). Escrow made this decision on their own. So we are now 8 days past the close date and

One thing that is often ignored in the current real estate environment is the extreme emotional stress our clients are under.
