I get this question all the time.....and if I don't hear it from my buyers, I bring it up. Just last week, it came again, a timid voice said, "but shouldn't I find my own home inspector?" This is implying that as a Realtor® I have a financial interest in closing the transaction and might not recommend a good inspector. Oh dear! But my answer never changes..... "the home inspector I recommend is someone I trust. He is very good and very thorough. After meeting him and getting your inspection, if you have any concerns....I will pay for another

We all know that we have a very short amount of time to make a first impression with someone new. 5 minutes seems to be the accepted time frame. Ok, have you thought about this time table when it comes to credibility with your prospective clients? I think prospects take very little time to determine if they feel comfortable working with us so we need to make the most of the first 5 minutes. Often we meet people for the first time when they come in for showings. After the handshake what we do will determine if we keep this client

Too many buyers....there are just too many. Too many short sales....they just don't really care. Too many bank-owneds...they are waiting for multiple offers to come in. Listing agents can afford to be picky, and they are. I remember when an offer would be greeted with excitement and great care...now? Sometimes they aren't even acknowledged for days, let alone responded to. All this is making it very difficult on the buyer's agent to keep their clients happy. Ack...buyers!!! They want to take advantage of the great prices and find that jewel that needs a little tender care. "Fixer-buyers" have always been out there, of course, but now....they are a different breed. The new "Fixer-buyers" are not experience house-flippers, or construction experts, or people of means. They are average buyers....nice couples, often first-time buyers who believe they can buy a diamond-in-the-rough. Then they are surprised when they find there are things to fix. I know that there have been lots of news reports about the housing market and the buyer's market. Well it's certainly true in Mission Viejo. This morning I was preparing for an appointment today and a quick search pulled up 186 single family home listings. The lowest price is a Cordova, 3 bedroom/2 bath home for $349,000. I hope we will find out about the Stimulus Package first time home buyer credit and if the money can be "monetized" to use for a down payment, this means that a couple can buy a home in Mission Viejo for only a couple of

I talk to many buyers who show some hesitation when writing an offer. I think they are worried that they will be stuck with this home, and are trying to make a decision about such an important purchase in the 15 minutes they were in the home. How can anyone be expected to do that? Buyers need to understand that writing the offer is only the first step to determining if this is a good purchase.
