What Is Your Mission Viejo Property Worth Today?
Mission Viejo is a city located in southern Orange County, California, U.S. in the Saddleback Valley. Mission Viejo is considered one of the largest master-planned communities ever built under a single project in the United States, and is rivaled only by Highlands Ranch, Colorado, in its size.

Why Do They List The Property For So Much Less Than They Want To Get?
Question: Why Do They List The Property For So Much Less Than They Want To Get?
Answer: Great question! The long and the short of it is that they are playing a game. The listing agent and seller are trying to make sure the property gets the most attention and multiple offers over asking price. It's an artificial price based on very little, often.
This practice first started about the time that short sales made their appearance into the market. The goal was to get

Professionalism Disappears From The Real Estate Landscape
I think the order takers are back. Maybe they never left, but now it seems like so many agents think they can simply remove the personal interaction part of the deal. What has happened?
As a listing agent, I get offers crammed into my inbox with no phone contact.
As a buyer's agent, I leave phone messages/emails with no response.
Heck, half the time I try to reach a buyer's agent to ask questions about their offer, I get ignored. I don't know if it's laziness or arrogance. As far as

I HAVE To Buy A House!!!
Any real estate agent out there working with buyers can relate to the picture on the left. It's crazy out there; multiple offers on listings within the hour sometimes, offers well over list price,
What's a buyer to do? My advice? Just relax!
I try to help my buyers understand that this is not a Vegas Craps game, this is buying one of the biggest (or maybe THE biggest) purchase of their lives, do not get caught up in the game and stay focused.
Face the truth that this might not

"Listing agents" are now the flavor of the week. Why? Because we are in a seller's market of course. There is nothing wrong with morphing your business plan based on market conditions, this is what good sales people do....and why they can stay in business through all the cycles of the real estate market.
In my market of Southern California, we have lost very few real estate agents during the tough times. Casual conversation at a party results in a results...and if it's not the person you're speaking to, then it's their friend/cousin/neighbor. But of course anyone can really slap

- 12/01/12 01:47 AM
Southern California is back in a solid Seller's Market. We are again seeing multiple offers on the day of the listing and slowly but surely the prices are creeping back up. As a result, the perception is that listing agents are doing very little for their pay.
It seems this is true in many cases....but shouldn't be the case.
The listing agent is not there to slap a sign on the lawn and then throw their hands up during the rest of the process. Yet this is what we are seeing. I do not believe that these agents are really

The Southern Californian "Buyer's Market" is over! We are moving inventory as fast as it shows up on the market (time to focus on listings again). When working with buyers, I have to shift my efforts more to developing a personal relationship with the listing agent.....demonstrate why they should want to work with me instead of someone else.
Trust me....although the seller makes the decision, that's only based on price. All things being equal, a listing agent is always going to push an agent they feel they can work with easily.
I've worked hard to develop online lead development

Uh oh....alert, alert...run, hang up the phone...mumble something, ANYTHING. Apologize!! Say Something!
Oh yes, this was the answer on the other end of the phone when I called a former buyer to check in. This was really just a follow up call (not designed in anyway to remind them that if they knew anyone buying or selling.....I was still around)....they had found their dream home a few years ago. They were not moving!
I'm going to say this again....they were not moving!!!

Even A Seller's Market Needs Home Buyers
Mission Viejo and the surrounding cities in Orange County, California are in a solid sellers market at this point. What is that? Simply put we have multiple offers on most well-priced homes.
Although the real estate market has gone through some rough times over the past few years, this uptick of activity is a normal occurrence in April. With the lovely spring weather, comes real estate sales.
But I'd like to remind the Mission Viejo Home Sellers, that even in a Seller's Market.....you still need those home buyers.

There have been a lot of talk about the "Low Ball" offer lately. Pros and cons to writing them and working them. I am in the camp that ANY offer is an offer worth working, if at all possible.
But what about the "Vulture Buyers"? I call them this because they are the buyers who make it clear from the very beginning that they are looking for a "good deal." They will buy only in a situation where they can buy a home significantly under market value. They want to win!
They could be investors, or just buyers looking
mission viejo listing agent: Your Offer Price....From The Listing Agent's Perspective
- 03/19/12 01:24 AM
So you've found a great home in Mission Viejo and are ready to write an offer. The home is the right size, right neighborhood and within your budget.....great. Now comes the moment of truth, you hold your breath and out comes a number.
The offer price.
This is where the experience of your Mission Viejo Buyer's agent comes into play, if you listen. What to offer is a very tricky business. The first thing you need to know is what is the home worth....based on comparable listings. This is very important because the last thing you want to do is

- 03/09/12 08:34 AM
Most consumers realize that this is a very complicated real estate environment. Any buyer who has written an offer on a short sale knows this. Any seller who has received a low-ball offer knows this. But what they often don’t see....is how their agent handles it all.
“I’ll handle it”
This has become one of my favorite statements. Why is it my favorite? Because I love being able to put my client at ease...isn’t that why they hired me? To handle things? There is no virtue in showing uncertainty!

- 07/09/11 06:51 AM
Oh my goodness! I actually heard this yesterday.
"Realtors® are scary"
I had recieved an email from someone who had found me online. They had asked some questions in a public forum and their questions had really gotten pretty detailed. I offered that they could contact me and we could chat more specifically.
I did get an email.....but not a phone number. So we did some back and forth by email, which is fine...I like email. It allows me to clearly write what I want to convey and hopefully understand the questions as well. But at some point, we

Buying Your Mission Viejo Home Is A Series Of "Yeses" Not One Big Decision
This is one of the first things I tell Mission Viejo Home Buyers when we meet. Finding a home to write an offer on is the very first step in this process....not the last step.
Understanding the entire process of Home Buying can really demystify and provide comfort that there are many opportunities to change their minds. As long as the answer to the questions are "Yes" we keep moving toward the close...and the first "No" we move on.

mission viejo listing agent: This Mission Viejo Listing Was Unusual....
- 05/03/11 03:50 AM
I understand what a "Net Listing" is. This is where the seller agrees to sell only if they get a specific dollar amount and anything the agent sells above that price is the agent's commission. We rarely see these in our area...but this week I read a very strange listing which caused the buyers to flip!
I'll start by saying that normally by the time we even realize the listing is a Net Listing, we are well into escrow. The listing agent takes this into account when they create the price and commission.
In this case....the home

Don't Drop The Short Sale Seller After The Sale
We all know about keeping in touch with our clients after the close. But with so many of our sellers selling short these days, are we keeping track and helping them? What is our duty to them....to ourselves...after an Orange County short sale.
Obviously in the short term our sellers are now renters, probably we've even helped them find their new rental home. But we are very short sighted if we then drop them as "bad prospects" due to the credit implications.
But really these are our best referrals....and we

- 11/29/10 06:32 AM
I've been buying and selling real estate for a long time. In the "old" days we used to take these transactions seriously.
Buyers considered homes and offers carefully before writing offers Buyers' agents ran comps, prepared complete offers and called the listing agent PRIOR to emailing an offer Agents responded quickly to offers with respect for the parties Counters and negotiations were handled with great care and deliberation Escrows were opened with the intent of closing The climate has changed, and not for the better.
