I think the order takers are back. Maybe they never left, but now it seems like so many agents think they can simply remove the personal interaction part of the deal. What has happened?
As a listing agent, I get offers crammed into my inbox with no phone contact.
As a buyer's agent, I leave phone messages/emails with no response.
Heck, half the time I try to reach a buyer's agent to ask questions about their offer, I get ignored. I don't know if it's laziness or arrogance. As far as

Any real estate agent out there working with buyers can relate to the picture on the left. It's crazy out there; multiple offers on listings within the hour sometimes, offers well over list price,
What's a buyer to do? My advice? Just relax!
I try to help my buyers understand that this is not a Vegas Craps game, this is buying one of the biggest (or maybe THE biggest) purchase of their lives, do not get caught up in the game and stay focused.

"Listing agents" are now the flavor of the week. Why? Because we are in a seller's market of course. There is nothing wrong with morphing your business plan based on market conditions, this is what good sales people do....and why they can stay in business through all the cycles of the real estate market.
In my market of Southern California, we have lost very few real estate agents during the tough times. Casual conversation at a party results in a results...and if it's not the person you're speaking to, then it's their friend/cousin/neighbor. But of course anyone can really slap

Southern California is back in a solid Seller's Market. We are again seeing multiple offers on the day of the listing and slowly but surely the prices are creeping back up. As a result, the perception is that listing agents are doing very little for their pay.
It seems this is true in many cases....but shouldn't be the case.
The listing agent is not there to slap a sign on the lawn and then throw their hands up during the rest of the process. Yet this is what we are seeing. I do not believe that these agents are really

The Southern Californian "Buyer's Market" is over! We are moving inventory as fast as it shows up on the market (time to focus on listings again). When working with buyers, I have to shift my efforts more to developing a personal relationship with the listing agent.....demonstrate why they should want to work with me instead of someone else.
Trust me....although the seller makes the decision, that's only based on price. All things being equal, a listing agent is always going to push an agent they feel they can work with easily.

Oh yes, this was the answer on the other end of the phone when I called a former buyer to check in. Even A Seller's Market Needs Home Buyers
Mission Viejo and the surrounding cities in Orange County, California are in a solid sellers market at this point. What is that? Simply put we have multiple offers on most well-priced homes.
Although the real estate market has gone through some rough times over the past few years, this uptick of activity is a normal occurrence in April. With the lovely spring weather, comes real estate sales.
But I'd like to remind the Mission Viejo Home Sellers, that even in a Seller's Market.....you still need those home buyers.

There have been a lot of talk about the "Low Ball" offer lately. Pros and cons to writing them and working them. I am in the camp that ANY offer is an offer worth working, if at all possible.
But what about the "Vulture Buyers"? I call them this because they are the buyers who make it clear from the very beginning that they are looking for a "good deal." They will buy only in a situation where they can buy a home significantly under market value. They want to win!

I understand what a "Net Listing" is. This is where the seller agrees to sell only if they get a specific dollar amount and anything the agent sells above that price is the agent's commission. We rarely see these in our area...but this week I read a very strange listing which caused the buyers to flip!
I'll start by saying that normally by the time we even realize the listing is a Net Listing, we are well into escrow. The listing agent takes this into account when they create the price and commission.

We all know about keeping in touch with our clients after the close. But with so many of our sellers selling short these days, are we keeping track and helping them? What is our duty to them....to ourselves...after an Orange County short sale.
