Slow and steady had a whole new meaning when it comes to short sales. The slow part goes without saying....of course it's going to be slow. But I'm not talking about the time it takes for approval, I'm talking about the time it takes to get your buyer the home. There are specific steps I take to win this race and they are slow and deliberate. Do they always work? of course not, but the did this week :). We read all the time about offers which are faxed or emailed to us without any personal contact by the agent first.

Spend a few minutes on the Internet reading about Realtors and you will read horror stories about the industry. Obviously, the bad stories get more press than the good ones, but buyers and sellers read these articles too...and are right to be concerned, this is their home! For years I've included letters of recommendation to my potential listing and buyer clients. These letters told of other clients who have been very happy with my service. Now....I'm including different letters with my offers, letters of recommendation from agents I've worked with who can vouch for my professionalism and competence in a transaction.

I am fortunate to have an established relationship with a mortgage broker. I've known and worked with her for close to 20 years.....feel free to ask for her name and number after you read this post. She is my best weapon in the multiple offer market. She gets me the deals. When we write an offer on a property, we all put our best package together. We are still in a buyer's market in the sense that prices are low, supply is high and there are great interest rates available. But in my multiple offer market...the process has changed dramatically. It's becoming critical that buyers move fast....because the houses are moving fast. Friday I took a couple out to look at homes who are more comfortable moving slowly....which is understandable. We did see one "turn-key" home they just loved. It was the first home they really felt worked for them. The price was right, the street was perfect, the schools were good! It was vacant and being
