I met a lovely woman this weekend. She is going to list her home to sell due to a new job out of state. This is not an experienced investor with a real estate team ready to go....but an average, normal homeowner who might buy and sell only a few times in her life. So how can she know who to work with? I've been buying and selling real estate for a long time. In the "old" days we used to take these transactions seriously. Buyers considered homes and offers carefully before writing offers Buyers' agents ran comps, prepared complete offers and called the listing agent PRIOR to emailing an offer Agents responded quickly to offers with respect for the parties Counters and negotiations were handled with great care and deliberation Escrows were opened with the intent of closing The climate has changed, and not for the better. I've been a Realtor® for a while now...but I am still surprised by the day-to-day issues which arise during transactions. In the current environment, it seems that every new escrow has it's own novelties. It's really keeping us all on our toes. And that's OK.....this is how we learn! I have never felt uncomfortable saying "I don't know" but that's because it's always followed by "but I'll find out." It doesn't diminish me by admitting that a situation is new to me....or challenging. The qualities that define a professional include honesty, follow-up and intelligence. I spent an hour with Tom Ferry yesterday...and will tell more about that in another post. One of the main things I took away was that my goals needed to be concrete action items. So I started thinking about this weekend. Weekends are busy for Realtors, but so often we just go through the actions of showing homes and doing Open Houses without much to further to show for it. So....this weekend, my top 3 action items for new business is this. 1) Arrive early to Open House, knock on 20 neighbor's doors and invite them to open house. Ask all

Let's discuss the courtesy listing agents can show to buyer's agents. Since most of us do both jobs, this affects us all at some point. Please, please use those MLS Definitions. I don't think there are enough choices, but nothing is more frustrating than to find that after taking a buyer to 5 different homes, you find out 4 of them are in escrow. "Oh, I'm sorry, I'm still looking for back-up offers so I left it as Active." No!!! That is what Back-up is for. Active is for Active....is this so complicated? I wasted my time and my buyer's time
