New builder pounces on distressed Sacramento-area land - 09/23/09 06:57 PM
Sacramento's big developers have lost plenty of possessions since the real estate market collapse: private jets, vacation homes, expensive cars and multi-million-dollar tax refunds.
But mostly they've lost land. Lots and lots of it.
Their loss is Ray Sahadeo's gain. The 27-year-old has spent much of this year buying lots and building houses, capitalizing on the stumbles of his more established peers.
The local real estate industry is in the midst of a massive reshuffling as developers who have long been in the top tier of Sacramento society see their fortunes fall, and others step in to fill the void left … (0 comments)

Two state bills ban upfront fees - 09/19/09 05:21 PM
In California, the state Legislature just sent two bills to Gov. Arnold Schwarzenegger that would ban upfront fees for loan modifications.
Those are AB 764, by Assemblyman Pedro Nava, D-Santa Barbara, and SB 94, by Sen. Ron Calderon, D-Montebello. Though the bills vary in approach, both would prevent struggling borrowers from paying fees until the end of the process.
Presently, state law allows firms to collect upfront fees if the borrower has not received a formal notice of default. But loan modification companies must provide an agreement for the borrower to sign that explains what services will be performed, when they … (2 comments)

Sacramento area warms to home solar power - 09/12/09 06:23 PM
Falling prices, rising utility rates and new government incentives may finally be driving serious growth in the region's market for residential solar power.
In August, the Sacramento Municipal Utility District received applications for 422 kilowatts of residential solar-panel systems - more than three times as much as in any previous month, according to data from the utility. Pacific Gas and Electric Co. also had a record month.
SMUD territory has been a backwater for residential solar, mainly because its electricity rates are relatively low. Generating one's own electricity is a better deal if the alternative is a big bill for electricity … (0 comments)

Are your daily habits helping you or hurting you? - 09/09/09 05:34 PM
As soon as I start working with someone I always share 2 recipes with them, the recipe for failure and the recipe for success. The recipe for failure, a few simple errors repeated everyday and the recipe for success, a few simple disciplines practiced everyday.

And then I ask them to choose which recipe they are going to follow. Believe it or not, I have never had one single person tell me they are going to follow the recipe for failure. Everyone says they are going to follow the recipe for success; a few simple disciplines practiced everyday.

Disciplines are just habits, programmed responses to situations, … (0 comments)

Have you established your September goals and objectives? - 09/04/09 05:05 PM
When I first started selling real estate over 30 years ago I used to listen to the granddaddy of all motivational speakers, Earl Nightingale. Earl's favorite saying was, "Obstacles are what you see when you take your eyes off your goal."

Simple message, but very powerful. That message should be posted above every single desk in every single office and school.

Obstacles are what we see when we take our eyes off our goal! If we stay focused on reaching the goals and obectives we have established for ourselves, obstacles aren't really obstacles; they become anticipated challenges that have … (0 comments)

Learn Something New Every Day - 09/02/09 01:01 PM
Every day I learn something new. One of the most important lessons I've learned is that while we all say we don't have enough time to really focus on our goals and objectives, each of us has all the time there is. And contrary to popular belief, I also learned that nobody in our business has a time management problem. Most people seem to suffer from a focus and a self-control problem. A lack of self-discipline problem. We spend too much time and energy worrying about things we want to do but don't instead of concentrating our energies on doing the things … (0 comments)
