real estate agent: The Brains Are Coming To Pittsburgh - 02/09/11 02:21 AM
A much lamented statistic that has plagued Pittsburgh for many years may be finally turning around in our favor. The migration out of the city by young adults in their mid-20s has for the first time in many years turned in our favor with Pittsburgh actually seeing a .30 increase in retention for the 2007-2009 period as reported in a recent study from the Brookings Institution by researcher William Frey. That's up from a .83 decrease in the years of 2005-2007.
Since young adults are most likely to move, this statistic is especially important because "brain drain" sets a city up … (2 comments)

real estate agent: Homeowners have until March 1 to sign up for property tax reduction - 01/24/11 01:01 AM
The deadline to file for an Act 1 Homestead exemption for your home is coming up on March 1. This reduction is funded by the tax on gaming revenue in Pennsylvania. It is available to all homeowners for their primary residence.
Allegheny County residents can find out if their home is registered for the exemption by calling the Allegheny County Assessments Office at 412-350-4600 or check the county's online real estate website. Your property should show "YES" in the Homestead line on the left side of the Web page if your application is on file. According to the city's website the … (2 comments)

real estate agent: Save a snowball and some money this summer - 01/13/11 11:31 PM
With all the white stuff on the ground summer may seem like a long way off but the Carnegie Science Center is offering a special admission price on June 21st, the Summer Solstice, if you show up with a snowball. The special event will benefit the Science Center’s youth programs in the “STEM” areas: science, technology, engineering and math. When you bring your snowball you will be able to name your own price of admission with all proceeds going towards the program. So go out and scoop up some of that fluffy stuff in your yard and save it for summer.

real estate agent: What I Did Yesterday Instead Of Blogging - 09/21/10 10:20 AM
Yesterday was a perfect fall day here in Pittsburgh. 78 degrees, perfect blue skys and the leaves starting to turn. So instead of getting my lunch and tapping away at my computer I went out to the local community park and took a hike. It gave me the opportunity to come up with some new ideas and was probably more productive than sitting in front of the computer.
It also reminded me why I think it is so important to own and build homes that are healthy for our families and our planet. Because some places are not meant to be … (4 comments)

real estate agent: What's Your Commute Really Costing You - 03/25/10 02:00 AM
There is a great story this morning in the Pittsburgh Post Gazette talking about the real cost of commuting. It's a cost that is often overlooked but can significantly effect both your pocketbook and your sanity.

According to the story if you look at just housing costs 72 percent of neighborhoods in the Pittsburgh metropolitan area would be considered affordable to those making the median income. But when transportation expenses are factored in, the number drops to 32 percent!
If you are in the market for a new home consider your commute as part of the cost. I have the … (2 comments)

Can you feel the winds blowing? The Perfect Real Estate Storm is coming
Prices are Low - Sellers have had to drop their prices over the last year, making the time right for buyers.

The Tax Credit was Expanded - $8,000 for first-timers, $6,500 for those that owned for at least 3 of the last 5 years, for homes under contract between now and April 30th and closed by … (0 comments)

real estate agent: Pittsburgh City Paper: Replanting Cranberry - 12/14/09 07:32 AM
There is an excellent story in the City Paper about the overgrowth and new "smart growth" development going on in Cranberry Township that is worth a read.
REPLANTING CRANBERRY, PITTSBURGH CITY PAPER
Most of us from the Pittsburgh know that Cranberry may be the poster child for suburban sprawl, but you have to at least give the area credit for trying to get that problem under control by developing new housing options that have less impact on the environment. As someone who grew up in North Pittsburgh I remember the area as rural countryside. Even though I spend a fair amount … (0 comments)

real estate agent: Pittsburgh ranked 4th Fastest-Recovering City - 12/02/09 01:36 AM
There's an old joke here in Pittsburgh that when the world ends we'll still have 7 years left. I've even heard people talk about how the recession really hasn't hit Pittsburgh yet. I don't agree.
In my opinion, Pittsburgh has been able to weather the downturn because it is a stable, down-to-earth city that already went through the bad times. It was able to diversify it's economy and attract new investment. Like the rest of the country we saw a decline in home prices but nothing like the huge drops that were happening in other areas, just a few percentage points. … (2 comments)
