In today's Market the Buyer wants a DEAL! So as a good seller, give them a reason to buy your home! Now some Multi-Million Dollar listings are offering a Sports Car as the buyer's incentive, but your incentive does not need to be that high.
Good Incentives Include: --Offer Closing Costs --Home Warranty Plan --Buy Down on their Mortgage Loan Interest Rate --Pre-paying the HOA fees for a year --Weekend Vacation for Two

Tip of the Day: Make necessary repairs before you list. If a buyer is to enter your home, you do not want them pointing out all the repairs that are needed, so make the necessary ones ahead of time so the buyer thinks about where their furniture can go!

Air Conditioning and Heating1) Check the air filters to make sure they do not need replacing, clean as needed2) Vacuum the air supply and the air return registers so to remove the dust and lint
Smoke Detectors1) Test the dectors and clean as needed
Vent/Range Hood Fans1) If needed, clean and replace the filters
Garbabge Disposal1) Clean the blades by grinding up ice cubes. Freshen the disposal with baking soda and grinding up citrus fruit rinds.
