Tip of the Day: Make sure to never withhold descriptive comments about your home when you are listing. You want people to see the uniqueness of your property versus the one down the street. Examples:What features make your home unique?What were some of the motivating factors which made you buy your house in the first place?Take any negative feature and turn them into positive features!
Agents as they are preparing the MLS sheet and fliers for your home add some descriptive sentences about the property. Make sure to pay attention here, and add some input as the homeowner. The (28 comments)

Great Marketing Move for sellers is to Offer Buyer Incentives! In today's Market the Buyer wants a DEAL! So as a good seller, give them a reason to buy your home! Now some Multi-Million Dollar listings are offering a Sports Car as the buyer's incentive, but your incentive does not need to be that high. Good Incentives Include: --Offer Closing Costs --Home Warranty Plan --Buy Down on their Mortgage Loan Interest Rate --Pre-paying the HOA fees for a year --Weekend Vacation for Two

Tip of the Day: Underestimating the importance of Broker/Agent previews for a home. Sellers need to encourage their agents to have Broker Open Houses and Caravans for their home since it is other agents who will most likely be selling their house! So how do you get the Agents to your home?--Food--Small Giveaways (like a $50 gas card)--Online Gift Certificates

Is your property hard to show?Restricting Access for Showings For example --No Lockbox on Property --Restrictive Hours to show the property --Requiring 24-hour Showing Notice --Seller needs to be present when showing the property If I cannot show your home to my buyers, then I'm going to show them a home that they can see. The biggest thing in this market is that we now have to work on the Buyer's Schedule. Tip of the Day: Do not select an agent based on their selective price for your home. Some Agents will over price your home just to get your business. Set your price point for market value and typically some homes will even sell less than market value. Overpriced homes will still be sitting on the market when your home sells! This is one of the Best Tips to Provide Sellers! Sellers make sure to look at the market price for your home and neighborhood. Tip of the Day: Sell your home before buying your next one! The ones who sell typically make more money when they have sold their previous home before buying their next one. This tip can be difficult depending upon your criteria and/or situation. Especially depending upon the market that you may be in, this may not be the right tip for you. However, typically this is the case.... so if you can wait to buy then I say sell before buying! The main reason for this comes down to your bargaining power. To go along with our TIP OF THE DAY: Need a Quick Renovation for your Kitchen? $100: Install elegant cabinet knobs and drawer pulls for an instant makeover! Even the smallest updates to your home can make a Big Difference... Add New Paint, buy a caulking gun and fix the small divots and holes, add the knobs and drawer pulls, etc. If you wanted to do more with a larger budget, check to see how old your appliances may be.... if they are a bit outdated --- Replace Them! Tip of the Day: Staging your home can tend to bring a higher price tag if staged correctly. Talk to your local Realtor to find out how you will need to arrange your living spaces! Staging your home allows for less furniture for optimal space usage and allows the buyer to visualize what the home could look like when they own it! Take for instance Retailers--- They stage their stores with products so when you enter if you find the display appealing. If you find their displays appealing, aren't you more likely to buy from that store then one that is (2 comments)

Tip of the Day: Make necessary repairs before you list. If a buyer is to enter your home, you do not want them pointing out all the repairs that are needed, so make the necessary ones ahead of time so the buyer thinks about where their furniture can go! This is a great point for all sellers. Just recently I walked into a listing priced at $750,000 and all my buyers wanted to do was to point out how badly the wood floors looked, how areas needed caulking, and touch ups of paint were needed. Every Month there are a Few things you need to remember to Check! Air Conditioning and Heating1) Check the air filters to make sure they do not need replacing, clean as needed2) Vacuum the air supply and the air return registers so to remove the dust and lint Smoke Detectors1) Test the dectors and clean as needed Vent/Range Hood Fans1) If needed, clean and replace the filters Garbabge Disposal1) Clean the blades by grinding up ice cubes. Freshen the disposal with baking soda and grinding up citrus fruit rinds. If Needed Check your Fire Extinguishers to ensure that they are charged! (2 comments)

Tip of the Day: If you are about to sell your home, it is a good idea to prepare your home for the sale. Move out excessive bulky furniture, this allows for the feeling of the room to seem larger. As an Agent I cannot tell you how many homes I have entered where the client needs to be on an episode of hoarders! If you want to sell your home, you want to have the least amount of furniture in the home as possible. You want your basics, but you want the buyer to be able to visualize where their (0 comments)
Around 5,000 people are still protesting in the streets of Thailand. Protesters calling themselves the "Red Shirts" are out in the streets fighting with the Thai Army because they are upset with the current government. Back in 2006, Thailand had a coup where they exiled former PM Thaksin out of the country. These Red Shirts are people who want Thaksin to come back into power, however he was exiled due to corruption while in office. Now the latest news in this comes from one of the leaders, Seh Daeng, being shot by one of the Army officers. (1 comments)

Thanks to Greenville, NC being the host to Pitt County Memorial Hospital, East Carolina University, DSM pharmaceuticals, and our other corporations in Industrial Park; we have been extraordinarily lucky in this economy. Greenville, NC is one of the few cities that you can drive around and see continual growth taking place!
