      <title>Under what circumstances in south carolina does a sell have to provide a sellers disclosure!?</title>
      <description>&lt;p&gt;I have a buyer i am working with and the selling agent say they owner never lived in the property so he does not have to provide a sellers disclosure. I was under the impression that unless you are the bank or selling a never inhabited dwellin or home, you must always have a sellers disclosure.&lt;/p&gt;

&lt;p&gt;Im jason looking to purchas a home for 30-40k and use 30k to rehab it, the after repair value would e 199,000&lt;/p&gt;
&lt;p&gt;becuase of it downtown location and redevelopment in the area! I only have on year tax return as a real estate showing i neted 20,000&lt;/p&gt;
&lt;p&gt;I have a good credit score&lt;/p&gt;
&lt;p&gt;and no debt except a student loan&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;can I get a loan? or is hard money the only options&lt;/p&gt;</description>

&lt;p&gt;Or if you have any knowledge of how much it would cost do make sure the home is lead based paint free and asbestos, under normal circumstances I wouldnt tackle such a problem, but the house is in a PRime downtown area, and depending on the cost to fix and disspose of it, I may consider purchasing it, I first need to know if the paint has lead base which im pretty sure it does its olddddddddd!&lt;/p&gt;

      <description>&lt;p&gt;Is there a loop hole for me to get around the two year self employment to get the fhs 203k streamline rehab loan, i have multiple incomes!&lt;/p&gt;

&lt;p&gt;I work as a private investigator- self employed&lt;/p&gt;
&lt;p&gt;Real Estate broker self employed&lt;/p&gt;
&lt;p&gt;Titanium solutions&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My question is if I get another NON self employed job and work a month or two, would I then qualify for a loan? There is a house i can get for 30,000 and put the 35,000 rehab loan in it and it would be worth double easily because of the loacation!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have copies of my 2008 paychecks! And income! I really really want this property before someone snatches it up! Is there any thing I can do?&lt;/p&gt;

      <description>&lt;p&gt;Not sure what details you got but , the property can probably be bought for 30 to 40k. I have had one guy quote me 90k for a total rehab , working on getting a few more quotes! so thats a total investment of 140 at the most,&amp;nbsp; and at the very min the house would sell for 199,000. But a similiar sized house down the street same age that was redone is on the market for 350,000 which to me is still to high! He will probably come down to 300k. SO&amp;nbsp; that the house im working on could easily sell between 200-300k just for the prime reaso of how close to downtown greenville it is, and the size of 2600 sq ft. Let me know if you are interested thanks for your interest!&lt;br /&gt;Min profit split between us! if it sold at 199,000 - we would split 59,000&lt;br /&gt;Mid range profit potential split between us if  sold at 250,000- we would split 110,000&lt;br /&gt;Max range profit potential split between us if sold at 300,000- we would split 160,000&lt;/p&gt;</description>

      <description>&lt;p&gt;I have a 2600 sq ft in a very popular area in Greenville sc , the home needs a complete gut!&lt;/p&gt;
&lt;p&gt;The comps are as follows&lt;/p&gt;
&lt;p&gt;3 brand new homes across the street asking 199k&lt;/p&gt;
&lt;p&gt;house two houses down on same side was renovated and sold for 200k in 2007,&lt;/p&gt;
&lt;p&gt;one block over on the same street there is a home about asking 350, again older renovated, I think he will have to come down to at least 300k to sell that one but the area is very demanding so he might get it!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;THe deal is, I will over see the project, and we can get the equity tax free because while we are renovating it , I wll live there, if you know any investors or a financial partner, I would greatly appreciate possibly pay a referral fee of some sort for making the connections.&lt;/p&gt;
&lt;p&gt;I find these deals all the time , I just havent been in the biz long enough to qualify for a loan . The arv would be 200k to possible 300k because of the very hot hot area! Let me know thanks&lt;/p&gt;

&lt;p&gt;My clients want me to write an attendum saying they will pay for up to 3 more holes to be drilled and not be liable if the numbers do not come down after closing,&lt;/p&gt;
&lt;p&gt;My clients signed on the repairs form they would mitigate!&lt;/p&gt;
&lt;p&gt;how or what do i do to protect my clients incase they go through with the closing and the radon levels never go down, can we be sued?&lt;/p&gt;</description>

One major problem, I cant get a loan because I have been self employed as a realtor less than 2 years .       <description>&lt;p&gt;So a few months ago , I asked what the common referral fee was for helping me out with one of MY CLIents.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I was out of town and asked a realtor &quot;friend&quot;... to show a house or two over the weekend while I was on vacation.&lt;/p&gt;
&lt;p&gt;She showed them 3 or 4 homes, however my clients didnt end up buying any of the ones she showed them. Now the lady has an attorney friend of her sending me a letter saying she is going to sue me for 40% referral fee which I didnt agree to, I didnt even agree to 25%, bottom line she doesnt have anything in writting, and I told her id give her a few hundred for helping me out, im not a jerk but she wants 40%. The attorney says verbal agreements are enforeceble with enough witnesses which there were NONE! He says he has witnesses, what do I do??? Please help&lt;/p&gt;</description>

      <title>Having trouble selling a clients property, Any suggestions or help?</title>
      <description>&lt;p&gt;Hey guys , I am having&amp;nbsp; a little trouble selling a customers house that I belive is appropriately priced&amp;gt; the house appraised at 160,000. We listed it in feb for 150,000 and just reduced it to 147,000. I am not sure if the right person hasnt come a long or if I am not doing enough to promote it. I put it on a few sites on the internet! I have done an open house and about to do another one this sunday.&lt;/p&gt;
