The past few months have been busy both personnally and professionally. It was good to have all the kids in for their youngest sisters 21st birthday bash. A good time was had by all, sitting around the fire sharing stories. Mother's Day, Father's Day, announcements of a new baby on the way and more birthdays made for a quick May/June period.

So you have your home listed with an agent. Have you looked at the listing sheet the buyer sees? Has your agent mentioned there that your home is in the Cainhoy school district BUT the new owners children may attend Daniel Island schools? Do you think that might lessen the value of your home? These are the agents you hired to HELP sell your home?. They are not doing you any favors. It's Sunday morning and I've just finished reading the Post & Courier. The entire back page of the Real Estate classifieds were open house listings for today. Many of these homes have been on the market for months and can be seen in the open house classifieds week after week. Why? Because more then likely they are overpriced for the condition or location of the home.

cainhoy: 2007 Year To Date Sales and Listing Report - 04/20/07 10:04 AM
Homes that were priced according to our present market sold rather quickly. While those priced less competitively languished for over 120 days. My assumption is these homes were leftover from the roaring market wich ended early fall of 2006.
As a market the Cainhoy/Wando area is experiencing a healty market with 34% of homes listed selling in the first 4 months of this year.
Market priced homes continue to sell quickly. Using up to date sales numbers (90 day sales) when determining price should lead to a quick and equitable sale.

Cainhoy to me was always the place I went by as I was headed to I526 or away from Hurricane Floyd (up 41 to 52 to columbia). I never paid attention to what was here.
In 2006 I had the opportunity to list and sell property in the Peninsula subdivision off Clements Ferry Rd. a great place. A planned community built by DR Horton with neatly tended lawns and gardens. The amenity center was one of the funniest looking places I'd seen in my travels. I found my self coming back to explore what else was out here in "the woods". … (0 comments)

While attending an HOA meeting the other night I listened to a few of my neighbors complaints and concerns about how the neighborhood wasn't progressing the way the salesman said it would. Promises of better amenities, streetlights, sidewalks, house colors, basketball hoops, parking, length of driveways and increased HOA fees were all discussed. Almost every person who expressed a concern mentioned the words "that's what the agent told us" or "we were never told". Many didn't understand the covenants and restrictions that were presented to them prior to closing.
