Boeing announced yesterday that it will place its second final assembly line for the 787 Dreamliner in North Charleston, S.C., ending months of speculation. Where have the past two months gone? I don't know about you but I've been busy. It seems the gates opened and buyers flooded the market. From a personal stand point new home sales have been strong in the Charleston area. The new home builders are slashing prices and providing incentives to the buyers to sell existing inventory homes. The value in the new home is strong in the mind of buyers. "Why buy used when I can get bigger at less cost per square foot." What can you do to sell your pre-owned home in today's market? Maybe it's my eternal optimism or just wishful thinking but I dare say I think we're beginning to see a few raspy breathes coming from the Charleston areas near dead housing market. Not that it was totally dead, there were 990 some odd homes sold in the Charleston, Berkeley, Dorchester area in April. Still more then the same period in 2004. Nowhere near the extreme numbers of homes that sold in 2005 and 2006. I expect the May 2007 number of homes sold will also be down, reflecting a slow April selling period. June numbers on the other hand should be higher. A number of indicators

The Isle of Palms, excluding Wild Dunes, has seen a major downturn during the first quarter of 2007 compared to same period 2006. $1M+ homes sold fell from 31 in 2006 to 11 during the same period this year. The $200K-$499K condo/timeshare market also fell drastically from 14 sales last year to just 4 this period. The average DOM has climbed steadily from 100 days in April 2006 to 203 days in 2007. It's Sunday morning and I've just finished reading the Post & Courier. The entire back page of the Real Estate classifieds were open house listings for today. Many of these homes have been on the market for months and can be seen in the open house classifieds week after week. Why? Because more then likely they are overpriced for the condition or location of the home. One of these properties is in a local Cainhoy, SC subdivision. Cainhoy to me was always the place I went by as I was headed to I526 or away from Hurricane Floyd (up 41 to 52 to columbia). I never paid attention to what was here. In 2006 I had the opportunity to list and sell property in the Peninsula subdivision off Clements Ferry Rd. a great place. A planned community built by DR Horton with neatly tended lawns and gardens. The amenity center was one of the funniest looking places I'd seen in my travels. I found my self coming back to explore what else was out here in "the woods".

While attending an HOA meeting the other night I listened to a few of my neighbors complaints and concerns about how the neighborhood wasn't progressing the way the salesman said it would. Promises of better amenities, streetlights, sidewalks, house colors, basketball hoops, parking, length of driveways and increased HOA fees were all discussed. Almost every person who expressed a concern mentioned the words "that's what the agent told us" or "we were never told". Let's talk about real estate market conditions in Charleston. If you ask me the market is great and as healthy as ever. Why? Because homes continue to sell everyday. Folks moving in , folks moving out, others unfortunately have died, divorced or even worse are about to be foreclosed or bankrupt. No matter the circumstance, good or bad, there will always be a market. The problem might be there is not enough market to go around.
