I just finished up a new article about the asking price of Louisville Highlands homes for sale on my Highlands blog site, Living In The Highlands, and discussed the following chart, which shows a really large spike in the median asking price of homes for sale in 40204, which makes up a good size portion of the Highlands. Coming up with a valid explanation of why the asking price might spike so severly proved difficult, but I gave it my best shot. Please let me know if you have a few ideas yourself.

Here's a new chart for those of you interested in local market data for the Highlands neighborhood in Louisville, KY. This chart tracks, over the past 6 months, a measurement called the Market Action Index for the zip code of 40205. The Market Action Index is a numerical measurement of which way the housing market is headed. The number 30 represents a neutral or balanced market. Anything below 30 is a Buyer's Market, with the lower the number representing how far into a buyer's market we have gone. Lately I have been using graphs to help illustrate what is going on in the Louisville Highlands real estate market. However, today I am going to use a table, so that I can include a bit more data. This data is for the zip code 40205 only, and does not include all of the area considered to be the Highlands, but it does contain quite a bit of it. In addition, all of the date included is for active single family homes currently on the market.

Median Price For Homes In The Highlands Over $100,000 More Than City Of Louisville!
I suppose we shouldn't be surprised, but sometimes a visual really helps to put things into perspective. I have put together a chart showing the past six months of median homes prices for homes for sale in the 40205 zip code, which is a rather large piece of the Highlands area, and compared that price to the median sale price for active homes in all of Louisville.

Highlands Home Values Steady in Louisville KY for July 2009!
First, a note of caution: June was a very good month, relatively speaking. So any comparisons to June of 2009 will make just about anything look bad. And that is exactly what happened in Area 3 of the Louisville MLS, which includes St. Matthews and Crescent Hill. But Area 2, which includes the Highlands and Germantown, did much better.
After a good June, we had an OK July. But if you compare July to June, it looks like the Highlands might not have been at the top of its game.

Now that we have wrapped up July, and are solidly in August, it is time to look back and take stock of how we did in regards to real estate sales in the Highlands area of Louisville, KY. The numbers below are for single family homes in Area 2 of our local MLS, which includes the Highlands and Germantown areas.
Highlands Real Estate for July 2009, including only single family homes, no condos or farms:

The Highlands of Louisville Ky is awash in top notch dining and has been for years. There appears to be little momentum to change that basic characteristic. As a matter of fact, Louisville is often rated in the top five cities in the nation for the ratio of fine dining when compared to the number of citizens, and much of that is due to the restaurants present in the Highlands.
