For the bulk of the past year, the days on market measurement for Anchorage Ky homes for sale has risen fairly substantially with very little downward pressure. But over the past few weeks, we have seen a sizable shift towards fewer days on the market for Anchorage homes. What remains to be seen is whether or not we are looking at a tipping point, or inflection point, or whether a few homes simply sold quickly, and have affected the data in an odd way. We can't tell for sure looking at this graph, but checking back in on a weekly basis

Even as the median asking price of Prospect Ky homes for sale remains remarkably stable at $500,000, inventory levels have been dropping fairly consistently over the past several months. There are now currently about 40 or 45 fewer homes for sale in Prospect than there were just six months ago. While that doesn't sound like too many, Prospect only had about 275 homes on the market in June and a drop of 45 units represents almost a 20% drop. It would be nice for home sellers in Prospect if this drop in inventory was accompanied by a rise in sales prices,

The percentage of home owners in the St Matthews neighborhood of Louisville that have reduced their asking price has dropped just a bit from a high of 52% just a few months ago, down to about 43% as of the last measurement this past week. I suppose that can be attributed in large part to the dropping inventory levels currently present in St Matthews, and with fewer homes for sale on the market, it is quite possible that some of the homes being sold and taken off the market were the same sellers who were willing to drop their price a

Ugly numbers for home sellers in Louisville, with the median sales price of homes for sale in Louisville dropping $20,000 from summer highs. If I am to be totally honest, the price has actually fallen MORE than $20,000 if you include a price spike of asking prices that occurred in June of this year. Prices of homes for sale in Louisville, Ky seem to be leveling out just a bit after dropping fairly substantially over the past few months. I just wrapped up a very short article on www.LouisvilleKyRealEstateBlog.com about home prices for Prospect Ky real estate, and how listings just coming on to the market are priced quite a bit lower than homes already sitting on the market. In addition, homes leaving the market, either pending, sold, or just plain taken off of the market, are priced even lower, more than 10% less than the median price of existing listings. As an example, in Prospect, where the median price of homes currently on the market is $500,000, homes are being absorbed at a median price of close to $435,000,

This is also one of the most difficult, since most sellers want to maximize their sales price, but also price it to sell. Sometimes those are mutually exclusive goals, and that complicated situation only gets worse when most selling clients think that they can handle being patient and wait for the "that one" buyer who will pay their price, but in reality, most sellers get impatient very quickly, and don't like being on the market

Over the past six months, the length of time that homes for sale in Louisville Highlands has risen fairly continuously. In the graph I have provided above, I looked at data from zip codes 40204 and 420205, and the trend is the same for both zip codes, which covers just about all of the neighborhoods that would be considered the Highlands. We haven't seen huge jumps from week to week, and there have been a few drops in time on the market, but overall, homes are staying on the market longer and longer in order to get sold. If you are

I was recently quoted in the local paper being a bit of a contrarian. The article was discussing the recent release of the Case-Shiller Index report, and how it had reported an increase in the sales prices of homes. In response, the local reporter was looking for confirmation from local agents, but I was reporting quite the opposite.
