louisville luxury homes: Louisville Custom Home Builder Shares Picture Of Luxury Home - 02/23/10 08:00 PM
I have just recently started trying to help Stonecroft Homes, one of the premier Louisville custom home builders in town, market a few of their properties. As such, they have forwarded a boat load of pictures of a few of their homes, and I am sharing a picture of one of their Louisville Luxury Homes here. This particular home has already been built once, but I have just recently listed a building lot for sale in the Harrods Glen real estate area that Stonecroft Homes would be happy to build this house again.

Louisville luxury homes in 40204 that are just coming on the market have seen their median asking price drop by over $100,000 in the past few months, as indicated by the gold line below on the graph. If we call the most expensive 25% of homes on the market luxury homes, we can see that the new listings were priced quite a bit higher than the rest of the listings on the market, which is not what you would normally expect to see. Just for the fun of it, I spent a little time today looking at the median prices of Louisville Luxury Homes compared to luxury home prices in Prospect. For this activity, I defined luxury as the most expensive 25% of the homes on the market, in each market. As expected, the price of the homes available in Prospect was significantly higher than the larger market of Louisville. However, I didn't expect the price difference to be so large as the chart below indicates.

I am going to spend just a little bit of time looking at luxury homes in the Highlands today, and what a graph of their asking price over the past six months might look like. Normally, when I track prices for all of the Highlands, which I loosely define as 40205 and 40204, 40205 always has the higher price. However, it looks a little different when I break out only the most expensive 25% of homes on the market in each zip code, and graph those prices next to each other.
