louisville real estate: Anchorage Ky Homes For Sale | Days On Market May Be Hitting Inflection Point - 02/22/10 01:04 PM
For the bulk of the past year, the days on market measurement for Anchorage Ky homes for sale has risen fairly substantially with very little downward pressure. But over the past few weeks, we have seen a sizable shift towards fewer days on the market for Anchorage homes. What remains to be seen is whether or not we are looking at a tipping point, or inflection point, or whether a few homes simply sold quickly, and have affected the data in an odd way. We can't tell for sure looking at this graph, but checking back in on a weekly basis

louisville real estate: Homes For Sale Louisville | Asking Price $20,000 Less Than Summer Highs - 12/14/09 04:52 PM
Ugly numbers for home sellers in Louisville, with the median sales price of homes for sale in Louisville dropping $20,000 from summer highs. If I am to be totally honest, the price has actually fallen MORE than $20,000 if you include a price spike of asking prices that occurred in June of this year. If you would like to see the graph of asking prices of homes for sale Louisville, please feel free to visit my blog site at www.LouisvilleKyRealEstateBlog.com.

louisville real estate: Homes For Sale Louisville | Key Stats Heading In Wrong Direction For Sellers - 11/23/09 01:00 PM
I'm a bit obsessed with the sales statistics for homes for sale in Louisville and other areas within Louisville, and as such, try to keep on top of what is happening in the real estate market. When I stopped for a few minutes today to take a look at the Greater Louisville area real estate market, it became painfully obvious that we have not recovered and that we have a bit more pain to endure before we see a balanced market and anything approaching a sellers market. With just a little looking, I was able to show that the asking price

louisville real estate: Homes For Sale Louisville | Asking Price Update - 11/11/09 10:27 AM
Prices of homes for sale in Louisville, Ky seem to be leveling out just a bit after dropping fairly substantially over the past few months. However, even with the recent drop, homes in Louisville are still priced well above this time last year, indicating at least a moderate rebound from a fairly dismal year so far, at least in regards to real estate sales. louisville real estate: Homes For Sale Louisville | New Listings Enter The Market With 10% Lower Prices Than Existing Listings - 10/28/09 09:38 AM
As a Louisville Realtor, one of the most important services I perform for a client is helping to set an appropriate asking price for a property. This is also one of the most difficult, since most sellers want to maximize their sales price, but also price it to sell. Sometimes those are mutually exclusive goals, and that complicated situation only gets worse when most selling clients think that they can handle being patient and wait for the "that one" buyer who will pay their price, but in reality, most sellers get impatient very quickly, and don't like being on the market

louisville real estate: Homes For Sale Louisville | Comparitive Post - 10/27/09 01:01 PM
Just to shake things up a bit on my blog site, I have included graphs of the asking price of homes in a few different cities besides Louisville, Ky. Normally, I tackle Louisville real estate at least once a week on www.LouisvilleKyRealEstateBlog.com, but today I added price graphs for San Francisco, Chicago and a few other cities to give people an idea of how different each city is unto itself. Just because one city is doing well has very little bearing on another city, and that becomes more and more true the smaller an area we are talking about. My neighborhood

louisville real estate: Louisville Real Estate | Days On Market Continues To Rise For Highlands Neighborhood In Louisville, Ky - 10/22/09 01:31 PM
Over the past six months, the length of time that homes for sale in Louisville Highlands has risen fairly continuously. In the graph I have provided above, I looked at data from zip codes 40204 and 420205, and the trend is the same for both zip codes, which covers just about all of the neighborhoods that would be considered the Highlands. We haven't seen huge jumps from week to week, and there have been a few drops in time on the market, but overall, homes are staying on the market longer and longer in order to get sold. If you are

louisville real estate: Louisville Real Estate Sees 9 Straight Weeks Of Flat Or Declining Prices! - 10/20/09 09:57 AM
I was recently quoted in the local paper being a bit of a contrarian. The article was discussing the recent release of the Case-Shiller Index report, and how it had reported an increase in the sales prices of homes. In response, the local reporter was looking for confirmation from local agents, but I was reporting quite the opposite. Yes, I know what the Case-Shiller report says, but I am looking at current market trends, and not data from homes that sold a few months ago. Currently, home sales in Louisville are sliding, and have been for quite a few weeks. Well,

louisville real estate: Louisville Homes For Sale See Trends Head In Wrong Direction - 10/12/09 03:39 PM
I just wrapped up a brief article on my Louisville real estate blog at www.LouisvilleKyRealEstateBlog.com discussing two sales trends of homes for sale in Louisville, Ky. Prices are heading down, overall, and the number of homes on the market seems to be rising. This is not the ideal combination of trends if you are interested in selling your home in the Louisville real estate market. louisville real estate: Louisville Real Estate Blog Updates by Greg Fleischaker - 10/09/09 02:25 PM
It has been a perfectly dreadful, yucky, rainy day in Louisville today, and my afternoon buyer bailed on me, which left me quite a bit of time to review some real estate date for homes for sale around the Louisville area. I took a look at homes for sale in Prospect. I also checked out J'Town condos, and I even looked at a cross section of Louisville home sales activity, broken down by price range. If you would like to read a short article seeing how different price quartiles of homes for sale Louisville did vs. each other and the greater
