Homes for sale in St Matthews are seeing a steady decline in inventory levels. The decline in inventory levels seems to have started back in late August or early September, but has continued pretty steadily for the past eight to ten weeks, from a high of roughly 215 homes on the market in the St Matthews area of Louisville, to about 175 homes on the market right now, for 40207. In a couple other posts, I have noted how the asking price for the same area has spiked recently, and part of that price spike has been the loss of homes (0 comments)

Contrary to most homes for sale in Louisville, home prices in Louisville St Matthews have actually been on the rise in the past few weeks, as you can see from the graph below. Another interesting note is that the price of homes just coming on to the market in St Matthews are also seeing a rise in their asking price, same as the larger group of all of the active homes on the market in the St Matthews area of Louisville. Here's a new chart for those of you interested in local market data for the St Matthews neighborhood in Louisville, KY. This chart tracks, over the past 6 months, a measurement called the Market Action Index for the zip code of 40207. The Market Action Index is a numerical measurement of which way the housing market is headed. The number 30 represents a neutral or balanced market. Anything below 30 is a Buyer's Market, with the lower the number representing how far into a buyer's market we have gone. For the statistical junkies out there, and for price followers as well, here is a simple chart showing the median price fluctuations of the asking price of homes in the 40207 zip code. It seems to be a bit all over the place, as we ended last year pretty high, fell off quite a bit and then moved back up in price in the late spring time. Lately it seems to be a pretty consistent drop in price for the last few weeks and months.

So any comparisons to June of 2009 will make just about anything look bad. And that is exactly what happened in Area 3 of the Louisville MLS, which includes St. Matthews and Crescent Hill. After a good June, we had an OK July. But if you compare July to June, it looks like St. Matthews really took it on the chin! The number and quality of restaurants in the St. Matthews neighborhood of Louisville Ky has been growing dramatically in the last few years, and things don't appear to be slowing down. Which is great news for those of us who live and eat in the St. Matthews area. There have traditionally been a fair number of higher end restaurants available, which are quite well known throughout the city, such as Del Frisco's steak house and Equus, both located right in the middle of St. Matthews, close to where the old Sear's building used to be. Late last year, I was able to write about a few parts of town where home values were still rising, even in our current bad market. Or maybe there were some areas that were about even with the previous year. One of the areas I spoke about was The Highlands on Louisville's East side. However, looking at February's numbers, I really can't give any good news, except that February is over! In all of 2008, the median sales price in Area 2 of Jefferson County, which covers the Highlands and Germantown, was $150,000, which compared pretty well with 2007's median sales (0 comments)
