I named this post "If you want it, get it!"because there is one thing we know, home prices and mortgage rates are low and both are expected to change.
There is a common theme throughout the U.S.. Buyers are not sure if they should buy now. The reason is because they don't think the real estate market has hit the bottom. This is a valid concern but lets take a closer look at the real estate market and the mortgage expectations.
This is the reality. Home prices are still dropping in most markets across the United States, but what is effecting the monthly payments the most. The way interest rates are changing and expected to change, for most buyers it would be better for then to find the house now, make an aggressive offer and get locked in on what are still historically low rates.
Let's run the numbers. I will use real life interest rates from May-August of 2008
Home Price/Loan Amount =$500,000
Interest Rate =6% Low May interest rate
Monthly Payment =$3730
Total interest paid for life of loan =$625,233
360 month interest and principle total =$1,341,691
You can see by the numbers waiting for the price to come down wasn't advantageous. It would have been better off for the buyer to offer $490K on a home in May and get that great interest rate than to wait for the price to drop and pay the higher interest rate.
Why did I wait???
Nobody can say when the market will shift. It's better off to be safe than sorry. In the title I said, "If you want it, get it!" What I mean by that is find the home that fits your needs and wants, you already know you will pay less for that home now than you would have this time last year, and make an aggressive offer. You never know what the seller will except.

United States Real Estate is a good buy for foreign buyers.
All of you using the Euro, the British Pound or even the Canadian Dollar can get real estate on the cheap here in The States. The dollar is weak making your currency more valuable. Real Estate in the U.S. is already cheap because of the market shift. Add that to our weak dollar and you can get a real good deal. Many of our popular areas like California, Las Vegas, & Florida are experiencing deep discounts.
Are prices still dropping in the U.S.? Yes, in many areas prices are still falling but in my opinion many markets have seen the biggest drops and anything from this point on will not be as dramatic as we have seen in the past year or two.
Is now the absolute best time to buy? This is not an easy question to answer. History tells us that these market corrections last 2-3 years. This means that many areas might be corrected and the home values will plateau for a while or even start to rise. In my opinion it's better to start your search early and if you find a property that fits your needs, grab it. In many cases you can get the seller to pay your closing costs and also get money off the asking price.
What types of properties are the best value now? Most real estate is a great value but higher end properties ($500K and up) tend to be the best. We have seen the biggest price drops in these price points. Even though it's not a great time to sell, the wise are selling and upgrading.
Real estate history in the U.S. has shown an average of 100% increase in value over a 10 year period. This means that real estate is always a good investment. Combined that with a 30+% discount in the values of homes in some markets across the states and our weak dollar your 10 year investment could return you +/- 150%.
If great summers and mild winters are what you like check out Western Washington State. The U.S. has some very beautiful places and I have seen many but the weather, landscape, Lakes, Puget Sound, Pacific Ocean, Olympic & Cascade Mountains, and the green vegetation keep me in this state. Doyle Chiropractic in Bothell/Kenmore. Very good chiropractor and these are my reasons.
I have been using chiropractic care for about 20 years. I have been a patient of about 6 different Chiropractors. When I was a teenager I didn't know what I should expect of chiropractic care, but now that I am paying my own bills and have had many different chiropractors I have found one that stands out above all of the rest. Dr. David Doyle and his staff are very friendly and helpful. I am not just a number there. I usually have 2 or 3 people each visit ask me how my daughter and wife are. They greet me by name as soon as I walk in the door (even if I pop in without an appointment) and within minutes I am back on a massage table waiting for my time with Dr. David.
In my past experiences with other chiropractors I have felt like I was in a herd of cattle with 4-6 people being adjusted at the same time with no privacy in one big room. Sometime you have symptoms that are private and you don't want other people to hear about your issues. I have also felt that some other Dr.s are trying to get me to come in way more than what might be needed. With Doyle Chiropractic and Dr. David I don't feel that at all. They are all low pressure and you meet with the doc in a private room.
I have been a patient of Doyle Chiropractic for about 7 yrs and I have not been happier. This blog posting is to highly recommend Doyle Chiropractic as your local Chiropractor. They are all very good.

I made it my mission to meet as many people as I could in Atlanta at Keller Williams annual family reunion. I also made it my mission to have as many people remember me. How could I do that? Well, I took my new Nikon Digital SLR camera down to KW's mega agent camp in Austin TX just to take pics of the people from my office. I had many other KW agents asking me to take shots of them and email it to them. I agreed and when I got back I had hundreds of pics to sort out and organize then I had to email them to everybody. Quite a task. So I started racking my brain. How could I take a ton of pics and make them available to the people.
