I named this post "If you want it, get it!" because there is one thing we know, home prices and mortgage rates are low and both are expected to change.

There is a common theme throughout the U.S.. Buyers are not sure if they should buy now. The reason is because they don't think the real estate market has hit the bottom. This is a valid concern but lets take a closer look at the real estate market and the mortgage expectations.

This is the reality. Home prices are still dropping in most markets across the United States, but what is effecting the monthly payments the most. The way interest rates are changing and expected to change, for most buyers it would be better for then to find the house now, make an aggressive offer and get locked in on what are still historically low rates.

Let's run the numbers. I will use real life interest rates from May-August of 2008

Home Price/Loan Amount = $500,000

Interest Rate = 6% Low May interest rate

Monthly Payment = $3730

Total interest paid for life of loan = $625,233

360 month interest and principle total = $1,341,691

------------------------------------------------------------------------------------------

Home Price/Loan Amount = $500,000

Interest Rate = 6.7% High August interest rate

Monthly Payment = $3956

Total interest paid for life of loan = $705,667

360 month interest and principle total = $1,424,000

------------------------------------------------------------------------------------------

Home Price/Loan Amount = $480,000

Interest Rate = 6.7% High August interest rate

Monthly Payment = $3798

Total interest paid for life of loan = $677,440

360 month interest and principle total = $1,367,041

------------------------------------------------------------------------------------------

You can see by the numbers waiting for the price to come down wasn't advantageous. It would have been better off for the buyer to offer $490K on a home in May and get that great interest rate than to wait for the price to drop and pay the higher interest rate.

Why did I wait???

Nobody can say when the market will shift. It's better off to be safe than sorry. In the title I said, "If you want it, get it!" What I mean by that is find the home that fits your needs and wants, you already know you will pay less for that home now than you would have this time last year, and make an aggressive offer. You never know what the seller will except.

United States Real Estate A Great Value for Foreign Buyers

United States Real Estate is a good buy for foreign buyers.

All of you using the Euro, the British Pound or even the Canadian Dollar can get real estate on the cheap here in The States. The dollar is weak making your currency more valuable. Real Estate in the U.S. is already cheap because of the market shift. Add that to our weak dollar and you can get a real good deal. Many of our popular areas like California, Las Vegas, & Florida are experiencing deep discounts.

Are prices still dropping in the U.S.? Yes, in many areas prices are still falling but in my opinion many markets have seen the biggest drops and anything from this point on will not be as dramatic as we have seen in the past year or two.

Is now the absolute best time to buy? This is not an easy question to answer. History tells us that these market corrections last 2-3 years. This means that many areas might be corrected and the home values will plateau for a while or even start to rise. In my opinion it's better to start your search early and if you find a property that fits your needs, grab it. In many cases you can get the seller to pay your closing costs and also get money off the asking price.

What types of properties are the best value now? Most real estate is a great value but higher end properties ($500K and up) tend to be the best. We have seen the biggest price drops in these price points. Even though it's not a great time to sell, the wise are selling and upgrading.

Real estate history in the U.S. has shown an average of 100% increase in value over a 10 year period. This means that real estate is always a good investment. Combined that with a 30+% discount in the values of homes in some markets across the states and our weak dollar your 10 year investment could return you +/- 150%.

If great summers and mild winters are what you like check out Western Washington State. The U.S. has some very beautiful places and I have seen many but the weather, landscape, Lakes, Puget Sound, Pacific Ocean, Olympic & Cascade Mountains, and the green vegetation keep me in this state. Doyle Chiropractic in Bothell/Kenmore. Very good chiropractor and these are my reasons.

I have been using chiropractic care for about 20 years. I have been a patient of about 6 different Chiropractors. When I was a teenager I didn't know what I should expect of chiropractic care, but now that I am paying my own bills and have had many different chiropractors I have found one that stands out above all of the rest. Dr. David Doyle and his staff are very friendly and helpful. I am not just a number there. I usually have 2 or 3 people each visit ask me how my daughter and wife are. They greet me by name as soon as I walk in the door (even if I pop in without an appointment) and within minutes I am back on a massage table waiting for my time with Dr. David.

In my past experiences with other chiropractors I have felt like I was in a herd of cattle with 4-6 people being adjusted at the same time with no privacy in one big room. Sometime you have symptoms that are private and you don't want other people to hear about your issues. I have also felt that some other Dr.s are trying to get me to come in way more than what might be needed. With Doyle Chiropractic and Dr. David I don't feel that at all. They are all low pressure and you meet with the doc in a private room.

I have been a patient of Doyle Chiropractic for about 7 yrs and I have not been happier. This blog posting is to highly recommend Doyle Chiropractic as your local Chiropractor. They are all very good.

I made it my mission to meet as many people as I could in Atlanta at Keller Williams annual family reunion. I also made it my mission to have as many people remember me. How could I do that? Well, I took my new Nikon Digital SLR camera down to KW's mega agent camp in Austin TX just to take pics of the people from my office. I had many other KW agents asking me to take shots of them and email it to them. I agreed and when I got back I had hundreds of pics to sort out and organize then I had to email them to everybody. Quite a task. So I started racking my brain. How could I take a ton of pics and make them available to the people.

Should I rent or should I buy?

When is it actually better to rent than buy?

I don't know that there is ever a better time to rent than buy however, your credit score, your savings and other requirements to get a mortgage loan will determine if you can buy. This time last year it didn't matter, but today it is much more difficult for those credit challenged people to get a loan. I have run into this a lot lately. If you are also asking this question I recommend contacting an LO (loan officer) you know and trust to see what you qualify for. You will most likely need to have at least 3% down and a decent credit score. If you are in need of a quality LO I have a great one. Troy Westendorf w/Liberty Financial Group.

What can you do if you want to buy but don't have enough for a down payment?

You can be gifted a down payment. You must let your lender know how much and where it came from. See Troy Westendorf or your mortgage professional for more info. Also see your CPA for tax info.
Rent a dirt cheap apartment, room or basement and save every last penny.
And for the more adventurous person, hop on the roulette table. Kidding!!!

OK, you got your credit fixed and have enough money for a down payment. Should you buy now? I will answer that by saying this.... Buy low. Sell high. There are many advantages for buyers now.

Inventory is up. Why is this good for buyers? There is a great selection of properties, this gives the buyer power in negotiating for the best deal.
When inventory is up prices generally go down.
Sellers of resale homes and new construction are giving many incentives to buy. IE: Buyer bonuses, home warranties, buying down loans for first and second years of the loan, paying buyers closing costs etc.

I know many people are thinking, This guy is a Realtor, of course he wants us to buy now. Yes, I would love for everybody to start buying real estate today but think about it, is it better to put money into a landlords pocket or to put that money into your own? I will rephrase that with an "IF" statement. If you were paying $1500 a month for rent for the next 5 years and you decide you want to move. How much money will you get out of that house/apartment? NOTHING, NOTTA, ZILCH!! You would have paid $90K. Even if you were to buy when home prices were at their peak, history shows on average, home values double every 10 years, so in that same 5 years, if (they were average) your homes value would have appreciated approx. 50%.

Does it rain in Seattle? Yes, but not today.

After a day like today I realize why I live in Washington. Today started out with a thick fog but by around 8:30 am the fog had lifted and the natural beauty came out. If you have never been to the Seattle/Bellevue area you are missing out. On a day like today one could see forever. Get to a high point and you can see mountain ranges on both sides (east and west). Living in this area all my life I tend to not appreciate these views and the beauty of our state like I should. I was showing properties to a couple from Michigan, they kept gasping at these views. Every time they would gasp and say "WOW!! Look at Mount Rainier. Look at the Olympics. Look at the Cascades. It's amazing." I would take a look and get chills and remind myself that I do live in one of the most beautiful places on earth.

Ecoterrorists not so eco friendly - Street of Dreams homes burn. Woodinville WA

Arson? Eco-terrorism? Probably both. Street of dreams homes set on fire.

Early this morning 4 of the 5, 2007 Street of Dreams homes were set on fire. Each home had a incendiary device left in them. One didn't go off. The homes that burned were completely destroyed.

Is it just me or is setting a home on fire bad eco-logically speaking? I would think there is a better, more earth friendly way to protest homes not built green. This method certainly gets the most exposure. It has already gone national.

This is the banner believed to be left by the people responsible for these fires.

For anybody who read this posting previous to me removing this section please excuse my lack of judgement. I honestly dont & didnt think the builders were responsible. I know that these builders built a career of quality homes and quality people. When ever a crime happens we all run the scinarios in our heads. My problem is I didnt keep it in my head. I was advised by my better half to remove my thought. Thanks for reading this post and keep reading my blog.

Negotiating a good fair deal on your next real estate purchase.

As you may know, most of the country is experiencing a real estate buyers market. What does this mean for buyers? Better deals!

For the most part, in a buyer's market, the buyer has the negotiating power, especially if the home has been on the market for a while and you know a few things about the sellers motivations. These days most sellers are selling because they need to sell. They got a new job, not able to afford their mortgage, lost job, etc. The thing you dont want to do is assume you know why they are selling. Have your agent find out as much as they can by asking questions like....

What's the reason for the move/Why are they selling?
Where are the sellers moving to?
When do they need to be there?
Have they made a purchase on another home?
Are they motivated to sell?
How quickly do they need to sell?
Are the sellers flexible?

I always start with the first question on this list. Many times the listing agent will tell you way more than you need to know your negotiating power position. When asking these questions try and keep them open ended (a non yes or no question). Many agents will not give up this info very easily. Your agent might have to rephrase these questions to make it not so obvious what you are after. I have found that about 4 out of 5 agents will answer any question.

What do you do when you get the answers for these Q's. The answers will tell you what your offer should be. When you make your initial offer be aggressive. Chances are they will counter back but you would be surprised how often your offer will be excepted. If the sellers counter back, this is your opportunity to counter that counter. I would say 8 times out of 10 you will get very close to your original offer. It's best to make the sellers feel like they have won something in the negotiations. When you find out that the needs of the sellers you can ask for things that are not that important to your buyers like closing date, escrow company, inspection time lines, maybe appliances etc. These are things that you can agree to let the sellers have. After you get mutual agreement on the offer the negotiations are not over. I will try and find out more about the seller and their motivations after mutual. Why? After mutual the agent or the sellers might open up and tell you more. Many times I have asked and got things like lawn mowers, tools, ladders, appliances, furniture etc. Many times they wont want to move these items. The key to being successful asking for items after mutual is making sure you didn't piss off or make the sellers feel like they lost in the original offer. You Also have the inspection. I recommend that you be fair and ask for the items that are most important to you.

Is home depriciation a bad thing?

When home prices go down we get richer. Think about it. The market is correcting itself. For years our salaries have not increased at the same pace real estate appreciated. Now that many markets across the U.S. are experiencing home values dropping this means that our salaries are catching up. We are getting richer. We can afford more home for our dollar.

So now that we can buy more for our money is it a good time to buy? There are 2 "IF's". If #1. If you need to sell it's all relative. You sell for less but you also buy more for less. if #2 if you are renting, it's always a good time to buy. It's always better to pay yourself than someone else. You gain nothing by renting.

Buyers Market??

Buyers market means it's a buyer's market. Most of the country is in a buyers market. So why are people holding off on buying? This is a very good Q. I guess people are afraid we haven't bottomed out. Well, that is completely possible. These shifts in the market usually only last 2-4 years and history has shown us that on average real estate doubles in value every 10 years. So this is our opportunity to jump on great deals.
