buyers: Credit Strategies for Today's Buyers - 11/23/11 02:47 PM
“It’s not far, if you know the way.” Maybe it is an obvious statement but there are some definite steps that will improve your success in buying a home in today’s market. Know your credit score – the best mortgage rates are available to borrowers with the highest scores. Unless you know what your credit score is at all three major bureaus, you don’t really know what rate you’ll have to pay. Clean up your credit – it is estimated that about 90% of credit reports have errors. Some are not serious but others could affect a borrower from getting the

buyers: 5 Steps to Buying a Howard County Home in 2011 – Step 4 - 02/27/11 04:45 PM
Step 4: What Are You Spending Monthly Now, and How Is That Working For You? How much are you comfortable spending each month? Have you thought that out already? That’s a question only you can answer. In years past, there were certainly homeowners who felt they’d been pushed into borrowing more than they should have, blaming the lender or real estate agent. Frequently, however, there have also been homeowners choosing to overspend on their own. At any rate, if someone tells you they can approve you for more than you think you want to spend, take a step back and

buyers: 5 Steps to Buying a Howard County Home in 2011 – Step 2 - 01/27/11 05:30 PM
Step 2: Online Research: Look into Neighborhoods, Lenders, Realtors Do you know the State, the County, the City, even the Neighborhood you’re most interested in? Unlike in the past, there is so much data online that it’s usually very easy to make a lot of progress on WHERE you want to be, even before you’ve set foot in the area. The job market, housing, cost of living, tax rates, amenities, school scores and reviews, sporting opportunities, activities for children – All of this is but a click away. Research and information-gathering begins early on for most buyers these days.

Step 1: Stop spending, Start Saving View RSS feed close [x] Lots of things you COULD buy, but not so much you NEED to buy. Hold off on the little stuff and keep your eye on the prize - Your first home, a bigger home, an investment property, your retirement dream. Set up or boost up your automatic savings at the bank (click here for internet bank interest rates), pay off the credit cards, don’t buy a new car. (Having the garage, or the new car to put in it… Reminds me of one of my daughters years ago

buyers: Falling off the Fence? - 06/11/09 07:13 AM
Well, it should be no surprise to anyone - the rates are climbing back up. And as they climb, homebuyers who have been on the fence, wondering when they'd be at the bottom, feeling they had to have the absolutely best deal (in-)humanly possible, are going to start tumbling off the proverbial fence -- ATTENTION, HOMEBUYERS! Now is the time you've been waiting for! Call your Realtor, call your lender -- Ask them how that interest rate hike is going to affect your potential purchasing power! THIS IS IT! This is the nudge you've been waiting for, wondering whether or not

buyers: Where's the Switch? - 06/08/09 08:29 AM
I was in a home Saturday, second showing, down in the basement, walking into the utility room, wondering where the darn light switch was, when I smelled -- yes, you guessed it, gas -- Didn't notice it at all the week before when we went through the first time! Fortunately we survived :) - Interesting how we always assume it will be fine, and continue on inspecting the home - and I emailed the listing agent - probably the water heater. And of course, straight from the BG&E website: Speaking of which, can't tell you how many dark basements I've

buyers: The Perfect Storm - Advice to my Reluctant Buyers - 01/14/09 08:39 AM
Watching the market? Still feeling reluctant about buying? Here's the thing: There has never been such a combination before - Here in Howard County, we have the PERFECT STORM: THE LOWER SALES PRICES THE LOWEST INTEREST RATES IN AGES AND AGES AND A MUCH LARGER INVENTORY TO CHOOSE FROM It doesn't get much better than that! If you wait until the sales prices go up, you'll be able to afford fewer homes -- AND -- If you wait until the interest rates go up, you'll also be able to afford fewer homes. So don't wait! And not to worry -- In

buyers: Clean as a Whistle, Smooth as a Baby's Bottom! - 01/13/09 04:23 PM
Just attended my Buyers' Final Walk Through last night, everything on schedule, all in order, attended by the Seller and his Realtor as well (whose hand has been touched by Kevin Costner, incidentally!) But I digress... The property was neat as a pin, extra paint for retouching stacked in the basement, the Seller even, during negotiations, offered the (in good condition) washer and dryer at the property he was purchasing to my Buyers. During the rentback period, he brought them over and put them in place, ready to go. This is how real estate should work. Good people are involved, with
