December and the year 2011 are behind us and while typically a slower month at most real estate offices it was busy and steady at Sand Dollar Realty Group. Plenty of deals closed last month along with some nail biter short sales that the banks wanted off the books before year end.

October 2010 was an interesting month as headline after headline kept coming about the impact of foreclosure paperwork problems caused by questionable bank and foreclosure attorney activities. There have been several articles over the last year about the next big wave of foreclosures coming down the pipeline. 60 Minutes did a whole documentary on this last year.
Today USA Today published another article discussing the backlog of foreclosures on the horizon caused by failed short sales, failed modifications, government moratoriums, etc. Another 7 million homes in the USA are destined to go into foreclosure over the upcoming months.

altamonte springs foreclosure: Florida attorney general issues opinion to Realtors(R) on the Foreclosure Fraud law FS 501.1377 - 11/12/08 04:28 PM
Florida Attorney General Bill McCollum issued an official opinion to the Florida Association of Realtors(R) last week regarding the Foreclosure Fraud law a/k/a FS 501.1377.
Basically what it boils down to is that real estate brokers and associates who are listing properties, negotiating short sales with lenders, and getting paid a commission at closing are fine as far as the AG is concerned. Of course a court might just rule differently but hopefully not.

I sell foreclosure homes in the Central Florida and metro Orlando. If you are not focusing on working the foreclosure and short sale market right now, you are missing out. These properties are everywhere in Central Florida and metro Orlando. The deals out there are absolutely incredible. So many properties are selling at absolutely bargain basement prices.
Back in the late 1990's and early 2000's we could regularly purchase houses under $100,000. In fact until about 2002 we didn't even want properties priced much more than the 100K mark. Then about 2003-2004, the prices really started rising and 100K deals were harder and harder to find. I slowed way down on buying properties because the prices were … (0 comments)
