A tough question. In this "great recession" , so many people are looking for answers right now. How can I succeed in a market like this? I for one don't have all the answers. But I have been fortunate enough to be in a position where I constantly get to watch and speak with real estate people from all walks of life. Many are struggling and trying to figure out how to turn their ship around. Many are seeing reasonable success and making a decent living. And a few are amassing a small fortune right now. There have been several articles over the last year about the next big wave of foreclosures coming down the pipeline. 60 Minutes did a whole documentary on this last year. Today USA Today published another article discussing the backlog of foreclosures on the horizon caused by failed short sales, failed modifications, government moratoriums, etc. Another 7 million homes in the USA are destined to go into foreclosure over the upcoming months. altamonte springs short sale: Second wave of foreclosures is coming - big time - 06/09/09 06:12 PM
This 60 Minutes bit has been around for a while, however many people still haven't seen it. Even though the real estate market does appear to have gained some steam recently with all the bailouts and the $8000 first-time home buyer tax credit, that still is not going to do much to prevent the continuous stream of foreclosures. These videos are very eye opening. If you aren't working the short sale and REO market now, after seeing this you may want to seriously consider positioning yourself into that market. altamonte springs short sale: Foreclosure and short sale properties are selling in Central Florida - 07/23/08 08:14 PM
If you are not focusing on working the foreclosure and short sale market right now, you are missing out. These properties are everywhere in Central Florida and metro Orlando. The deals out there are absolutely incredible. So many properties are selling at absolutely bargain basement prices. Back in the late 1990's and early 2000's we could regularly purchase houses under $100,000. In fact until about 2002 we didn't even want properties priced much more than the 100K mark. Then about 2003-2004, the prices really started rising and 100K deals were harder and harder to find. I slowed way down on buying properties because the prices were
