December and the year 2011 are behind us and while typically a slower month at most real estate offices it was busy and steady at Sand Dollar Realty Group.  Plenty of deals closed last month along with some nail biter short sales that the banks wanted off the books before year end.

With the creation of Ebay, people have flocked to online sales.  Any REO Realtor has experienced an online auction here or there.  HUD has been holding online auctions with their homes for about 10 years now and fortunately I've sold many dozen of them over that time.

apopka foreclosure: Second wave of foreclosures is coming - big time - 06/09/09 06:12 PM
This 60 Minutes bit has been around for a while, however many people still haven't seen it. Even though the real estate market does appear to have gained some steam recently with all the bailouts and the $8000 first-time home buyer tax credit, that still is not going to do much to prevent the continuous stream of foreclosures. These videos are very eye opening. If you aren't working the short sale and REO market now, after seeing this you may want to seriously consider positioning yourself into that market.

If you are not focusing on working the foreclosure and short sale market right now, you are missing out.  These properties are everywhere in Central Florida and metro Orlando.  The deals out there are absolutely incredible. So many properties are selling at absolutely bargain basement prices. 
Back in the late 1990's and early 2000's we could regularly purchase houses under $100,000.  In fact until about 2002 we didn't even want properties priced much more than the 100K mark.  Then about 2003-2004, the prices really started rising and 100K deals were harder and harder to find.  I slowed way down on buying properties because the prices were … (0 comments)

apopka foreclosure: FHA temporarily lifts anti-flipping ban on foreclosure properties - 06/16/08 08:00 PM
Here is some more good news from Washington this week.
The Federal Housing Administration (FHA) has temporarily suspended its anti-flipping rule for properties.  For several years now, FHA mortgages were prohibited on properties where the current seller had owned the property for less than 90 days.  This was done to try and reduce mortgage fraud and reduce foreclosures.  I'm not sure if it worked or not, but it definitely has stifled a lot of legitimate transactions.
Effective now and for the next year, the FHA has temporarily lifted this ban in order to allow foreclosure properties to be sold at a faster pace.  You can read FHA's press … (9 comments)

apopka foreclosure: Central Florida Foreclosures by location - 05/18/08 09:19 AM
The Orlando Sentinel had an article on the front page today about the sub-prime mortgage foreclosure situation.  All this isn't really anything new, but the article does have an interactive database with maps searchable by city or zip code. It's no surprise that most of the foreclosures are occurring in the outlying suburban areas like Poinciana, Palm Bay, Clermont, Davenport, Deltona, and Avalon Park as well as the more inner city urban areas like Pine Hills, Sanford, Apopka, and Azalea Park.

apopka foreclosure: Are these short sale lenders just plain crazy??? - 04/27/08 10:13 AM
What the heck is the problem with these short sale lenders???  I certainly can understand why they don't make a snap decision to approve these short sales.  Reducing the payoff of a $200,000 loan down to $150,000 is certainly not a decision to take lightly.  But on the same note, taking 4 months to make a counter-offer is absolutely ridiculous.
   I realize that a lender needs to verify that no sort of fraud was involved in both the original mortgage transaction and in the request for the short sale.  I also realize that a lender wants to make sure the property has … (21 comments)
