There have been several articles over the last year about the next big wave of foreclosures coming down the pipeline.  60 Minutes did a whole documentary on this last year.

Today USA Today published another article discussing the backlog of foreclosures on the horizon caused by failed short sales, failed modifications, government moratoriums, etc.  Another 7 million homes in the USA are destined to go into foreclosure over the upcoming months.

This 60 Minutes bit has been around for a while, however many people still haven't seen it. Even though the real estate market does appear to have gained some steam recently with all the bailouts and the $8000 first-time home buyer tax credit, that still is not going to do much to prevent the continuous stream of foreclosures. These videos are very eye opening. If you aren't working the short sale and REO market now, after seeing this you may want to seriously consider positioning yourself into that market.

Our firm has been providing short sale, foreclosure, and bank owned REO asset management in the Central Florida and metro Orlando area for quite a while now.  I actually worked my first short sale in 1999 when the real estate community (or at least I) was not familiar with the term "short sale."  I just knew that the seller owed basically what the home was worth but had to unload it due to a hardship plus pay closing costs and a commission to me.  Even back then it took me over 4 months to get the seller's lender to accept the deal, … (1 comments)

With the real estate market and general economy the way it is, more and more predators have come out from under the rocks.  Last year I blogged extensively on the Florida Foreclosure Rescue law FS 501.1377 that went into effect 10/1/2008.  This was Florida Attorney General McCollum's baby and since it went into effect he has been aggressively going after violators.

central florida foreclosure: Foreclosure and short sale homes are selling in Orlando - 03/27/09 07:02 PM
I can't say for sure if it because it is officially Spring time which begins our busy season or if something has turned in the marketplace.  What I can say for sure is that properties are selling.  Sales are up and things are busy.  Our foreclosures and bank REO listings are often getting offers within just a few days and some are going with multiple offers.  Our short sale listings are getting approved reasonably quickly compared to what they were even just a few months ago.  The contract assignment deals are moving too - investors are buying in droves.

central florida foreclosure: Florida foreclosures get a Christmas vacation - 12/02/08 04:05 PM
Florida Governor Charlie Crist announced in a press conference today that he has been able to negotiate with some lenders including Bank of America/Countrywide to abate the foreclosure process for the next 45 days.   This is good news for some people that are really struggling. 
      
This abatement would be voluntary, will only affect some lenders, and will only apply to primary residences.  It also will not affect properties that are already in foreclosure - just new foreclosure filings.
Hopefully these people that are being given a break won't just put their head in the sand for another 6 weeks and spend their mortgage … (2 comments)

central florida foreclosure: Florida foreclosure fraud law update FS 501.1377 - meeting with the Attorney General - 08/19/08 10:04 AM
Last Friday a group of several people involved with the Central Florida Realty Investors (CFRI) legislative committee (including myself) got to sit down Florida's Attorney General Bill McCollum and candidly discuss various issues regarding the real estate industry including the new Florida foreclosure fraud law, FS 501.1377 a/k/a HB 643. We expressed many of our concerns about the new law and General McCollum was listening to what we had to say.

central florida foreclosure: FHA temporarily lifts anti-flipping ban on foreclosure properties - 06/16/08 08:00 PM
Here is some more good news from Washington this week.
The Federal Housing Administration (FHA) has temporarily suspended its anti-flipping rule for properties.  For several years now, FHA mortgages were prohibited on properties where the current seller had owned the property for less than 90 days.  This was done to try and reduce mortgage fraud and reduce foreclosures.  I'm not sure if it worked or not, but it definitely has stifled a lot of legitimate transactions.
Effective now and for the next year, the FHA has temporarily lifted this ban in order to allow foreclosure properties to be sold at a faster pace.  You can read FHA's press … (9 comments)

central florida foreclosure: Florida's Foreclosure Fraud law HB 643, confusing to say the least - 06/09/08 09:27 PM
I have read through this foreclosure fraud law about 5 times now and discussed this at length with several knowledgeable people including attorneys, Realtors, a mortgage broker, and an investor that is a "short sale specialist."  Here is a link to the new law. I am glad for the lievely discussion in my previous post.  It helps me to better interpret the law for myself.  It seems this law provides far more questions than answers.  The definitions are screwy and the exemptions are even screwier.  Are attorneys exempt or aren't they?
