florida property taxes: Success with property tax TRIM notice discrepency - 09/03/08 03:27 PM
About 2 weeks ago, Florida property appraisers sent out the annual TRIM notices (stands for Truth in Millage). I started digging through the notices for my various rental properties and doing some analyzing. So far, I found 2 of them that I wanted to contest in Orange County, Florida. I spoke with an appraiser on one of them this morning and after a little negotiating over the telephone was able to get him to reduce my assessed value by $26,000. This equates to about $450 in savings based on my calculations. That was a great phone call ! I am still analyzing my other TRIM notices

florida property taxes: Florida's amendment 5 is thrown out by the courts - 08/18/08 10:47 AM
Amendment 5, Florida's property tax swapping amendment, was dealt a severe blow last week when a Leon County Circuit Court Judge pulled the amendment off of the November ballot. The judge ruled that the ballot language was improper and could be mis-understood by voters. You can read more details of this story in the Orlando Sentinel. The Florida Chamber of Commerce has already written an open letter to Governor Crist asking that he call an immediate special congressional session to fix the property tax situation once and for all. The court decision is already under appeal and most likely will go to

florida property taxes: Amendment 5 - the big tax swap - coming soon to a Florida ballot box near you - 08/02/08 10:17 AM
In case you haven't heard about it, there is a new tax swap proposal on the November ballot this year. It is called Amendment #5, and it proposes to make sweeping changes to Florida's tax structure. I have read through the text but am not yet well-versed on the details of the amendment. So I do not have an opinion either way. There are some aspects of the proposal that appear very good to the real estate industry and the average homeonwer and some aspects that appear very questionable. You can read the full text for yourself regarding Amendment 5 here. The proposed amendment basically is focusing on

florida property taxes: Your county leaders in Florida want to raise your property taxes - 06/30/08 09:02 AM
You think these guys would take a hint. Despite all sorts of negative ad campaigns from the local Florida governments, Amendment #1 passed by nearly a 2 to 1 ratio back in January of this year. Apparently that was not a strong enough message to the local governments. Now with the realization that property values are dropping, the greedy counties and cities are eyeballing millage rates and all sorts of crazy fees in order to increase their tax revenues any way they can. The Orlando Business Journal wrote a great article on this subject last week. I have been predicting for months now

florida property taxes: Low turnout at the Central Florida property tax certificate auctions - 06/05/08 10:01 AM
The Florida tax certificate auctions just past. This is where all the people can bid to buy tax certificates for all the property owners that did not pay their 2007 property taxes. The word from most of the tax collectors is that the turnout was much lower than previous years. This will cause a further revenue shortfall in the local and state budgets. Ouch! You can get some statistics from this newspaper article. This is bad for property owners because in recent years most of the tax certificates were bought up by big institutions and the interest rates were bid down to around 5%. Now with some

florida property taxes: Why I am voting Yes on Amendment #1 - 01/16/08 03:43 PM
Writing my previous article on this subject got me to really think hard about the consequences of this amendment. I tried to be as unbiased as I could when I wrote it. Well this article here is not going to be unbiased. I voted yes for this amendment and now I am going to elaborate on why. I will say that I really don't like the language of the whole thing. Instead of tinkering with the exemptions and the rates, I believe the legislature really needs to overhaul the property tax code as well as most of the other state and

florida property taxes: Florida Property Taxes – Analysis of Amendment #1 - 01/12/08 11:55 AM
On January 29, 2008, Floridians get to go to the polls and vote in the presidential primaries and for a constitutional amendment affecting property taxes known as Amendment #1. The amendment's language is a little convoluted and confusing. So I am going to do my best to give an unbiased breakdown on exactly what Amendment #1 is, what it will do, and the pros and cons about it. You can read for yourself a sample ballot that includes the language for this amendment on the Seminole County Supervisor of Elections Website. Full text of the amendment can be found on the Florida

florida property taxes: Grassroots effort to reduce Florida property taxes - 11/22/07 06:25 PM
Florida House Speaker, Marco Rubio, has endorsed Cut Property Taxes Now a grassroots petition to do something serious about reducing property taxes. Since Governor Crist and Senate President Ken Pruitt do not have the will nor the guts to do anything significant on property taxes, this grassroots effort might be a good alternative. The plan is pretty simple. Put an amendment on the ballot for November 2008 to make ad valorem property taxes capped at 1.35% of the assessed value of the property with all existing exemptions staying in effect. I did some quick math on some of my properties and this
