The Orlando Regional Realtor Association ® released the market figures for Orange County and Seminole County today. The latest market statistics for July 2008 has been released by the Orlando Regional Realtor Association.  These numbers are for Orange County and Seminole County, Florida.

Wow!  I was out showing properties last week in South Orlando.  I typically do not get in that direction often because my office is across town a few miles north of Orlando in Altamonte Springs.  I was literally stunned at what I saw.
  
Granted, I am very aware that some areas of town are more depressed than others.  But I could not believe what is going on out there.  I drove through several gated neighborhoods with nice homes.  Homes built just 2 or 3 years ago, big, spacious, 2500 square feet+ homes with swimming pools.

The market statistics for June 2008 have been released for Orange County and Seminole County, Florida.  The numbers are finally showing some real change.  There is no question to me that the market bottomed out during late 2007 / early 2008.  You can see the detailed reports provided by the Orlando Regional Realtor Association at this website.
 
Existing home inventory levels are down another 440 properties to 24,575 - compared to 25,923 in June 2007.  New listings are down yet again for 6 months in a row now (not counting April) at 4,189.  New pending contracts are at the … (1 comments)

I have good news to report.
After about 4 months of marketing, some price reductions, and some praying, we did get what appears to be a solid contract at a reasonable price on this house about a week and a half ago.  The buyer did come through the MLS via another Realtor. The buyer is obtaining a VA loan through a local bank. The inspections and appraisal were done earlier this week. The latest monthly market statistics for Orange County and Seminole County, FL have been posted by the Orlando Regional Realtor Association for the month ending April 2008.  Link to statistics.   
The trend from previous months has continued, and that is a good thing in my opinion.  The overall listing inventory has declined for the 4th month in a row and has not increased beyond the 26,000ish mark for now 10 months in a row.  This trend of a decline is very slight, but it is a decline.  Unfortunately, the decline is mainly from listings expiring or getting withdrawn and not from properties selling.  … (1 comments)

On Tuesday, I decided to go on a little "adventure."  Once each month the Florida Real Estate Commission spends 2 days meeting in Orlando to cover monthly business and have disciplinary hearings.  I have never attended one of these, so on the recommendation of a colleague I decided to take a day and see what this was all about.  The State of Florida does give real estate brokers and sales associates 3 hours of continuing education credit to attend, so I did get something out of it besides just an educational experience.  By the end of the day I almost felt like I … (8 comments)

I remember growing up in Orlando with Church Street Station as a local hotspot.  In the 1970's the skywriting planes would fly out every weekend and write "Rosies" in the sky (for Rosie O'Grady's club) to invite everyone down to the establishment. 
    
In the 1980's the Church Street Market opened up with lots of restaurants, stores, and attractions.  Horse carriage rides were common throughout downtown Orlando.  You could see the beacon lights shining up in the clouds from Church Street all over town.  I remember in high school going down to Church Street many times on weekends.
