      <title>Short Sale Lead Companies</title>
      <description>&lt;p&gt;Recently, I was contacted by a company callong themselves&amp;nbsp; &lt;strong&gt;Program 3648 &lt;/strong&gt;they are a lead generation company for Short Sales and they claim they handle all the non income producing things an agent would have to do in the short sale.l&lt;/p&gt;
&lt;p&gt;My question to the group is has anyone heard of them or are currently dealing with them?&lt;/p&gt;
&lt;p&gt;Are they any good? If you know of them or are dealing with tnem is this something worthy of a monthly fee?&lt;/p&gt;
&lt;p&gt;PLEASE PLEASE RESPOND!!&lt;/p&gt;</description>

      <title>Need A Prayer</title>
      <description>&lt;p&gt;Recently, I had a bad accident were hot water spilled on my foot and caused third degree burns and second degree burns to my toes. I am being treated with heavy antibiotic and tomorrow will see a surgeon.&lt;/p&gt;
&lt;p&gt;I am at risk of loosing my toes, parts of my foot and possibly my leg this of course is the worse&amp;nbsp;case scenario but its on the table for future concern. I&amp;nbsp;have been praying constantly to our Lord that I recover soon and I am making progress. Skin grafting is the least case senerio&amp;nbsp;in which I am hoping for.&lt;/p&gt;
&lt;p&gt;I ask that my fellow brothers and sisters in&amp;nbsp;Christ pray for me that all will be well with me tomorrow when I see the doctor.&amp;nbsp;&lt;/p&gt;</description>

&lt;p style="text-align: center;"&gt;How I &lt;strong&gt;generated&lt;/strong&gt; some decent &lt;strong&gt;referrals&lt;/strong&gt; in today's market without trying!&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Today, while ordering lunch for delivery to my office, I had the great fortune of getting one of my usual delivery guys who had another &lt;strong&gt;lead &lt;/strong&gt;for me. In conversation he had mentioned to me that he delivers a lot to Realtor homes and, at first I thought I was getting hammered for a larger tip.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;This guy tells me that I am the first to ever ask for &lt;strong&gt;&lt;em&gt;referrals &lt;/em&gt;&lt;/strong&gt;out of any of them. When speaking about the subject further I asked him if they asked would he give them the &lt;em&gt;referrals&lt;/em&gt; and he said he doubts it because none of them tip worth a damn!&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I couldn't help to think that for just a&amp;nbsp;mear $5.00-$10.00 tip we as Realtors would pass up on this great opportunity to have someone in the field everyday hunting down &lt;em&gt;referrals&lt;/em&gt; for us.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Look at it this way, we all can't be in all place's at all times. These people are everyday. If we mailed to 100 people at regular rates .42 x 100 = $42.00 we might get one solid lead, might! Then we have to secure that lead and listing or sale. We have to eat everyday anyway, if we all took that hour to hour and a half off each day to pick up the food and eat it how much is that time worth? It has to be more than $10.00 or your in the wrong business! So, if you order out 3 times a week times your tip of 5-10 dollars or 15-30 dollars and all who deliver know you are a generous Realtor who tips well, than you are still stimulating the economy for less money than it would cost you to do a mailing that is most likely going to end up in the circular&amp;nbsp;file anyway. Does any of this make sense to you?&lt;/p&gt;
&lt;p style="text-align: left;"&gt;For less time effort and money you can be getting the same amount of listing or selling leads or more, and you don't have to spend all the time doing it and one of the best parts about it is that you are not using your gas to do it.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;The Pizza guy tells me that most people couldn't drive their car to the pizzeria and back for the cost of what they tip the delivery guy now that is sad.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Oh! the lead that this guy gave me not only does a Realtor live in the same neighborhood, but this guy also delivers to that Realtors home.&lt;/p&gt;</description>

      <title>How I generate some decent referrals in today's market without trying!</title>
      <description>&lt;p&gt;Hoping that this will help many of you out there. For the past 4 months I have decided to do my best to help my fellow neighbors feel better about themselves and the &lt;strong&gt;local economy&lt;/strong&gt; and didn't expect it to get any referrals from it but, I did.&lt;/p&gt;
&lt;p&gt;What I did is simple, I just started tipping people. You know the people who don't expect to be tipped, like the guys at the gas station or cleaners and anyone who gave me some sort of service. Eventually, you get into a conversation with these people and before you know it they are handing you referrals. The guy at the gas station I go too noticed some Realtor stuff in the back seat of my car and before you know it I am renting one of his apartments and selling one of his customers homes.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;tips&lt;/strong&gt; usually run anywhere between .15-1.00 for place where&amp;nbsp;I pull up to. The pizza guy who comes to my house has already given me 6 referrals of people who are selling their house. When he comes to my house I always give anywhere between $5.00-$8.00 but never less than $5.00, the first time he came I handed him a $5 and my card and told him to remember this address and that was for a $3.00 order. On the 6 referrals 3 of them panned out and I tip where I know it makes them more than happy.&lt;/p&gt;
&lt;p&gt;This works so well, that I am thinking of spending a large portion of my marketing dollar on delivery services to my home.&lt;/p&gt;
&lt;p&gt;Give it a try, the worst thing that can happen is that you will make someone feel appreciated today!&lt;/p&gt;</description>

&lt;p&gt;Twenty two properties expired from the market with an average asking price of $346,637.00 and were on the market for an average of &lt;strong&gt;214 days.&lt;/strong&gt;&lt;/p&gt;

As I walked around the front I backed up to take a photo of the bunny's for a friend of mine who goes ape over bunny rabbits plus my daughters love them as well so why not take a photo.&lt;/p&gt;

&lt;p&gt;Once I commented on you have to know when to go back to work and when to play in the &lt;em&gt;Rain!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;On April 4 2008 I posted a blog entitled &lt;/em&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;To Breakin or not to Breakin what would you do? &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The posting was all about weather or not I should train &lt;strong&gt;new agents&lt;/strong&gt; or not, in response to that posting I had many positive comments some of which contacted me direct and made me realize how important it is to train &lt;strong&gt;newer agents&lt;/strong&gt;. Training &lt;strong&gt;new agents&lt;/strong&gt; not only sharpens your skills but helps others to realize their goals and dreams, doing this with people improves your future earnings potential. We all know that the shelve life of a newer agents is minimal and that most have a large fall out rate.&lt;/p&gt;
&lt;p&gt;Training newer agents is like farming for prospects in the future and brining them to sending you all that business for little or no referral fee.&lt;/p&gt;
&lt;p&gt;My first trainee or future referral getter is a retired State Trooper who thinks he wants to spend time in the business but in reality will end up Golfing as much as possible once the weather breaks. He was lucky enough to be on floor time when a man entered the room and said I want to sell my house. After interviewing the man I secured the listing and before the weekend was out received 3 cash offers and other offers that required written mortgage approval.&lt;/p&gt;
&lt;p&gt;The second trainee is a guy looking to get out of his present job situation and enter the Real Estate business on a full time basis. He is truly motivated and in as little as one week I showed him how to develop business whereby he was able to secure a contract on a house and has two referrals coming to him as a result of his efforts.&lt;/p&gt;
&lt;p&gt;The third guy, I am not sure of and haven't yet figured out his true motivation for this business he tends to skip out as much as possible and shows little effort. He too was lucky enough to be on floor time when someone called in and we went over there to list the property. That was this past weekend and the listing is still being processed.&lt;/p&gt;
&lt;p&gt;So, training &lt;em&gt;new agents is a great way to build your business! &lt;/em&gt;&lt;/p&gt;
&lt;p&gt;From the above situation I believe I will have one good agent and two agents that I can develop for future leads.&lt;/p&gt;
&lt;p&gt;The compensation package that I worked out is fair to everyone involved and no one is unhappy with the arrangements made. This was a major concern of mine in the posting of &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;To Breakin or not To Breakin what would you do?&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I posted here to the Cliff Hanger section and as a result will try to share in the delights and upsets of training a &lt;em&gt;new agent.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;S&lt;/em&gt;ince April 4, 2008 I have helped three &lt;em&gt;new agents &lt;/em&gt;get started with a farm area sent out letters of introduction and now have them working the listings and FSBO's in the area. I am hoping by the end of the year I have at least one agent making a good living from the business. Will keep you posted.&lt;/p&gt;
